Best advice I got when building my homestead was to put a slight dog leg in my driveway. I can see 90% of it and have plenty of notice, but no one can look down my driveway and see my house from the road.
I was going to say the exact same thing. A slightly more circuitous route is also much more interesting for your guests as they get to experience different views of the property as they make their way to your house. Doesn’t need to be a big detour. But even a few gentle curves makes a huge difference.
We have decided to do the same. Driveway was started today. New update soon.

I would put a curve in the driveway near the road. That way the house and shop can't be seen from the road.
One of my Uncles had 300+ acres of wooded land, and they way he harvested his trees for sale was to harvest 20% every five years. This allowed him to have a steady source of income. In his cycle, the second and fourth 20% harvest, he would keep to mill himself, and sell. He had a small area on the side of the road where he would put all the off-cuts and sawdust from milling, along with a sign that read free firewood and sawdust/mulch, and it would disappear very quickly. Wishing you and your family a lifelong of happiness and prosperity on your new homestead. I am curious about the little notch on the northern border of the property. Before you build your new shop and/or home, remember to bring in several truckloads of hard-pack soil to raise the buildings as high as permits will allow, to protect your investments from any potential flooding. Drones are fun on big pieces of property. You can scout/patrol very quickly and easily over a large area.

I'm sure your considering this; build your shop or a detached garage before any other building. It doesn't need to be finished, just a rough building with a lockable garage door. I and few friends have done it this way, you and contractors will love it.

As a fellow acreage owner be prepared to put up LOTS of fences and locking gates to keep people off of your property. No trespassing signs are totally ignored. Its incredible the amount of people who think that " private property " is just a vague concept !

When you do what you love for a living you'll never work a day in your life. It put's that smile on your face! I was a music man all my life and my second love was wood. I got to do both all my life. I count my life as one of the lucky one's. Played in little bands to begin with, eventually went solo and built my own recording/video studio. Finally "retired" to the mts of NC with a smaller version of my studio by my house where I still create music vids for my youtube channel. I also now have time to play with my model trains lol! Had an ebay store, PaPaTrains for a while and it is now a free standing internet site. I built my own studios, largely by myself and enjoyed every drop of sweat lol! I said all that to say this, I'm so happy for you because I know the joy. At my age now (79), most of my mountains have been climbed so I live vicariously thru youtubers like you. I'm going to enjoy this climb with you!! Your property looks great. ❤❤

We will monitor the established deer and turkey population and plan on (long term) having some cattle. Maybe goats or pigs when we get going to help with cleanup.
Garden location will be important, as well as an orchard, and vineyard. Maybe some honey bees and a small honey house for extraction and bottling. I did the same thing, changed a few things too, but it’s been an awesome 20 year journey.

Jay, pumped for your new venture. You've probably come across his channel already, but, in case not, John at Farmcraft101 is going to be a great resource for you.
Better make sure you have a good boundary between your property and the timber holding.
Mikey likes it. Always good to have a path along the border of your property to survey it as needed. And in high fire areas a firebreak road is also very nice to have. FYI if you end up building building next to that pond... If it's big enough you can use it for cooling and heating VIA a ground source heat pump. Very affordable to run and just drop coils in the water if it's big enough.
We also have lumber ready to be cut on our property in MS but with lumber prices where they are it's not great timing but for me it is good timing as if I wait the next cutting won't likely be in my lifetime. It's in the middle of nowhere 2hrs or so north of Jackson. I wish it was south of Jackson but it's been in the family for a very long time.
Yeah, I'm told the timber market is down quite a bit right now. We're not selling anything up front. I'll likely get a mill and offer some for sale here and there.
@@JayBates I don't see lumber going up dramatically any time soon but OSB and ply have gone up quite a bit in the last few weeks. OSB has gone up over $10/sheet.
Our property had allot of pulp wood in the past. Not a clue what is there now. I haven't been there in decades... I am trying to get out there with my mother before it gets hot as she knows more about it than I do. We are further south than you but if we make a trip out I'll see if I can shoot you a message and let you know.

This sounds like a lot of fun. Work, yes, but you essentially have a giant blank slate to play with. I don't know how the elevation is in Mississippi but I'd be cutting some wooded single-track for mounting biking!
As a farmer, my preference is perimeter fencing on the property line and temporary moveable fencing on the interior, so that if plans change the fence doesn't have to.
Looks great Jay. Only suggestion I would have is if the eastern land adjacent to yours is not a conservation/no development property or if it's not owned by another family member, I would highly recommend moving your house/ shop/barn further west on your property and away from your eastern boundry. All neighbors unfortunately are not desirable/or great people and with the layout you have now it could leave a possibility of a rude/entitled nieghbor causing major headaches. Not being negative here just speaking from past experiences.
We have since decided to go west with the shop and house pad.

Awesome to hear about these plans. Are you also planning protection for when flooding happens? So flooding will have less effect on the business side of things. I have to say that after hearing what happened with Demolition Ranch, Matt, I hope your viewers will be more respectful of your personal privacy and not show up, without being invited.
Flooding won't happen on this property. From speaking with locals, if the creek is at its highest, it will get close to the main land elevation. Anything higher will eclipse local bridges, which hasn't happened. This creek flows into a larger lake about 40 miles away.
You should consider having Cremona come down and doing a Sawmill build!
More to it than simply considering someone else to travel cross country and work for me ;)

The best fertilizer is the Farmers Foot! We have 73 acres, our house was at the very front of the property and very seldom saw any more of the farm. We decided in 2006 to move our house to the center so everyday we see most of the property now. Also put in a RV sewer dump and at least one 50amp RV plug for relatives/friends to be able to bring their RV to park and visit. Enjoy the ride, we have been on our farm for 29 years and the plan is to die here.

Any chance of taking that area by the creek and making it dual use? Set it up as a small 4-5 site rental sites for short term RV sites on the N end, and using the mid/south end for family only? Make a bit of income off of it? Not sure if the juice is worth the squeeze there, but it's a thought.
It's in the cards. A lot of questions need to be answered first. In time.

So is it a dry creek? I fortunately own land much smaller but similar on a “river” though it’s name center creek. It never goes dry or dams up anywhere. Floatable all but couple months without getting out. But it is much wider than yours when it’s not flooded. Just curious. Maybe I will wait for your walk through. So happy for you and your family. So much fun to live out in the nature.
The creek has flooded all the way to the main land elevation and has been dry enough to walk without getting wet. It flows 40 miles into a large lake. I haven't confirmed, but I was told the water flow is regulated far down stream to prevent flooding. So the water level depends on how much rain we get as well as how much water they let through far downstream.
