Those subdivisions are amazing the Community pool at Tammaron looks like a water park lol and Elyson has it's on private restaurant, coffe shop etc.. in the neighborhood. The commute may take you anywhere from 30 to 45mins just depending on traffic
Elyson is a safe investment. It’s 3600 acres by Newland communities (developer of cinco ranch). Tamaron and Ventana lakes are developed by dr Horton which is a home builder

Speaking of restaurants, I love Katy Asian Town (such as Phat Eatery) and also black-owned That’s My Dog and Twisted Grilled Cheese. I have only lived in Katy for the past 14 months. I don’t intend to ever leave.

Which high school is the best public school in katy? Cinco ranch or Seven Lakes. What are the admission requirements for these schools. Are there any acceptance exams to the schools? Acceptance to the high quality collages has paramount importance for me Thanks.
Honestly both school districts have A+ rated schools so it would be your preference. No acceptance exam just zoning requirements. Both schools have students that have been accepted to high quality colleges as you would want for your children. So i would love to help in assisting seeing which you would prefer and whats a better dit for you and your family.
The biggest "con" we've seen in the first year of living in Katy is TRAFFIC. And I am not talking commute traffic. Just every day all the time trying to get to the store TRAFFIC. Every left hand turn is going to take a couple cycles of lights. 20 years in California did not prepare me for the traffic you have on your surface streets. It's really quite ridiculous. If you didn't have toll freeways everywhere maybe people would use them, but they don't. Or maybe the toll freeways don't go to where people need to go. If your highlighted highways (like 6) were actually highways and not inner city streets you might get somewhere. If Texans would MOVE when the light turns green, that would help. I judge my days by how many times I have to use my car horn. People are very nice here, always yes m'am, no m'am. I appreciate that. Groceries suck, most are old (HEB) or way over priced (KROGER) and both have limited quality and selection despite their size. I miss fresh produce and Farmers' Markets. Gas was cheap when we arrived but quickly went up over $1.50/gal. Still cheaper then CA. But not a Texas advantage anymore. Only thing TX still has going for it'self is housing. And that is quickly evaporating. Glad we came when we did, or else we would not have been able to afford much. Stay strong Texas, but there's a lot to work through.
Katy is really good except the northwest area plus Morton ranch. Those places are high criminality rate communities. If you leave your house unlocked in those places, there's a chance someone will sneak their way in. Katy is really good overall, but everywhere has it's cons
Hmm, I never thought of it before, but master planned communities kinda sound like candy coated segregation. The only difference from normal neighborhoods being the inability to grow with mixed income families. Ultimately ensuring a gap in quality of life at a public level, as well as a social level with children.
