I live in Valencia for about one more week. After one year, im going back to Florida USA . I find the land and house prices way over value for the services you get. I can find cheaper in Marion County Florida then what they have here.
@FatboySE103 9% well I have live in Florida marion county the taxes are less than 3% and that is without your homestead exemption my last house i own for many years because of how homestead works i paid less than 1/2 of 1% in taxes every year. That was in Lakeland Polk county. With the infrastructure they have i am more than happy to pay less than 3% a year on property taxes that also includes my garbage pickup once a week.

We do not really sell by Pesos per square meter but it is about P3000 to P4000. According to Google Maps, it is about 8km or about 14 minutes from Dumaguete to this land. BTW, from Valencia Plaza to this land, it is 2.4km or about 5 minutes.

We have started cleaning for the road and the rocks have been moved. I am working on a follow up video now. Next is the culvert and then the road base. So it could be as soon as two weeks. If you are retiring consider all factors. The hospitals and healthcare sucks. The electricity and internet are over priced with substandard quality. People maybe smiling and gentle but always remember the corruption and poverty around. Also the noise, karaoke, rooster, dogs. The abundance of flies and mosquitoes.There is less sense of privacy.

Not true. There are a few ways that land can be owned - much like in the USA. There are land trusts, corporations, and administrators that hold title. All perfectly legal. The method we use was created by lawyers in the Philippines.

A Norwegian friend of mine was scammed by a Philippine law firm, while buying land and lives on boat now, still paying off his loan on that scam. Those lawyers are all befriended with local politics and judges and are virtually untouchable. So what are you going to do next, call in help of the CIA ? Just rent or buy in your wife name after you're together for long time. As said stay away giving money ..... today I found out the sister of my gf build a house with money I gave her to keep her out of jail, because she gambled with company money and lost it all. I stay away from these people go back to my home country.

DONT buy land in a foreign country... there are about 87 different land deeds and I promise you... you aren't dealing with the REAL land owner... You're going to get ripped off.
@cmscms123456 I can assure you I am the REAL land owner and everything is done through licensed brokers. Yes, if you do not go through a licensed broker then you could get ripped off.

Services ? That’s from taxes collected. Property tax in Fl is about .9% of assessed value of the property plus special assessment .
