  • In this video we'll introduce two ways that we recover existing metal roofs and permanently stop the leaks. The first way is by recovering the existing metal with another metal roof system called the 238 T. The 238 T is a type of standings seam metal roofing that has been specially designed to recover existing metal roofs like the kind typically found on pre-engineered steel buildings. It works by using a "high Clip " which holds the new metal roofing above the existing. The high clips are shot down through the existing metal and attach to the existing structural purlins of the building. Metal over metal recovers are great, long term solutions to fix leaky metal roofs.
    The second recover option is commonly referred to as a metal roof retrofit or flute fill system. A metal roof retro fit works on the principal of taking the same PVC or TPO roofing membrane that is used on flat roofing projects and recovering the existing metal roof with it. Rigid roof insulation is first used to fill in the ribs of the metal then another layer of rigid roof insulation is used to flatten out the surface. This leaves a flat, sturdy surface to install the PVC or TPO roofing membrane on.
    Both metal roof recover options have a place in the market place and both recover methods will keep a building dry long term. Other videos in this series will discuss where each type of recover may be a better fit for the building and also how much does each recover system cost.

    Hello, any metal over metal option for a 1950's galvanized type metal building that doesn't have valley's in the profile?

    This is a good video! Very professionally done! Have you had an engineer give you the screw to metal thickness, a pre-engineered confirming what's needed for uplift? I would love to see what you've got on that!

    Actually live in a 14 x 60 mobile home and it has a metal roof because the other roof was ripped off in a tornado so it's got a a pitch on each side with like 7 ft panels going up to the peak just like your original metal that's covered by your your new stuff and it's leaking from one end to the other, I've actually had to change the ceiling numerous times already and can't do it no more and I'm considering a metal nail over like you're showing

    I saw in another video where your membrane retrofit lasts 20 years. How long will the metal over metal last ? Most of our problems are rusty screws but a few are bullet holes. Thanks

      I hesitate a little to speak for the video guy. But, his metal over metal recovery example is a standing seam. That should “in theory” last 50+ yrs, - paint fade over time. Nothing stops bullets and I’ve even seen a few grinder blades stuck in roof panels. Realistically to get 50yrs, you shouldn’t have lots of penetrations and I would highly recommend not having any that span the flutes (ventilators, hvac, and exhaust fans). Put everything you can through the wall or set on the ground. If you do have larger/many penetrations I’d recommend the membrane. Metal roofs with exposed fasteners are only as good for the life of the screw. Exposed screw will last 10-15, I highly recommend maintaining/replacement every 10 yrs max. You could get away with replacing screws 3 times if your installers are good and they set clutches on the drills. I could keep going for days on this but I’m tired of typing on my phone
