    Line striping is as big as sealing. Heard the part at the end that you’d rather have your guys on a sealer job than a big striping job. I have a line lazer 3400 and I do sealing, crack seal and striping. Also fix big or small holes in lot commercial work. Striping is where the money is at! It’s fun and easy once you have a 3400.

    I really appreciated how you expressed differentiating yourself from your competitors.
    I personally implemented video consulting in addition to my estimates. It’s unique, and no one else I know that’s doing it.
    We landed a gnarly parking garage. And went back and he wants us to wash it as well.

    Great info man! As someone who is starting out, can you give me a few tips on the best way to reach out to small commercial jobs. I've tried emailing real estate agents who have properties listed for sale or for lease but I haven't had any luck. I'm just starting out with seal coating and line striping in CA and any tips would be appreciated greatly. thanks !

      I seal and what works for me is putting out cards/estimates on driveways and parking lots. I've gotten a good amount of call backs from the people and businesses that I left cards at. Also increase your online presence...i.e Facebook, Instagram etc etc etc. Not everyone will yes and not everyone will say no.

    I charge between $0.30-$0.40 a sq ft in Canada where I live. I use an oil base sealer. Cleaning and crack sealing are separate charges.

    Wow! I know this is a year old but here on the island of Oahu, Hawaii, this guy came out and was going to charge me $0.85 a square ft for one coat or $4,750 (I have a large driveway/parking area of roughly 5,600 sq ft). He stated $0.75 on the phone with 2 coats. Obviously, I didn't accept his ridiculous proposal especially since I wanted a rejuvenator - not a 1-2 year sealcoat.

      Rejuvenators are best. Most asphalt contractors haven’t caught on and still use the water base trash

      @redditor7548 - Unfortunately, I couldn't find one contractor who would lay down a rejuvenator agent. Then, the company here that manufactures various asphalt products, SealMaster, was going to apply their product, Optipave. But at the last minute they told me that their product was not "drying" and staying sticky after an overnight application on their property to "test" it. Pity. Everything I read about asphalt rejuvenation vs. Sealcoating is a no-brainer. Asphalt Rejuvenator is the best financially and best way to extend the life of the asphalt.

    love your videos! In northern new jersey we are at 3.85 a gallon. I always try and get at least .35 cents a sqft

    Man my minimum is .21 sqft and that's for a clean driveway, I do quality work and I'm bussier then ever this year because my customers see what I provide.

      That’s what I like to hear. That should be the goal of everybody who does what we do. If we all could, we would all live better lives I think. I don’t want to bud under .25 at all if I can help it. We all deserve more that do high quality work and deliver great customer service.

      @@blacktopbanter man your not lying I follow you on all social media I'm Jonathan with sams sealcoat and striping llc I've been doing this for almost 20 years and folks are amazed that I'm young and own my own business. It's not crazy if you love your work Nevada you make it what it is by your quality and love for this business.

      @turk762 very true, finding that perfect balance is key. Some guys don’t realize how much they improve on selling by just doing it for awhile…then they will have more jobs than they can do…time to bump up prices or hire more help to do the extra work.

    you said you where paying $2.65 a gallon for sealer? im just getting started and have been buying NYRA sealer from nac suply for $1600 for 250 gallions!!!! wich is $6.40 a gallon. Please tell me where you order your sealer from or how i can source some myself that is more affordable??

      I pay $3.18 a gallon for Nyra AE, I like Tarconite better but can't get it. Nobody pays $6.40 a gallon...I am outside of Philadelphia, sealmaster last I saw was almost $4, I too have raised my prices to .20 cents...depends if you do yourself or hire sealers on your profit # obviously. In this area u can't charge that much for commercial and get any big jobs.

      Yeah dude they really getting you if you are still paying that. You need to find a Neyra, Gem Seal or SealMaster near you and travel to get loaded up because ain't no way I'd ever pay $6.40 a gallon.

      Good evening my seal coating brother. I have a very important question for you.. I have a 5300 sf Parking lot I have the opportunity to do for my doctor. Was thinking about using Seal master.sealcoating on it.. Parking lot has not been done in a while. Was wondering how many gallons are we need for that particular project. Want to do a very good job for my doctor. What would be a fair price? And how many gallons will I need if I am?
      Brewing and squeezing it... Thank you in advance.

    Are you saying 20 cent per SF for just sealing or sealing , cracks and stripes on lots? I’m trying to compare what I see in my area to yours. Thanks

      Hey Anderson. I really try to shoot for .20 ,minimum, on just sealcoating pavement with zero, or very few cracks. As, I think everybody in the industry should, if we want to raise what the trade gets paid for the value it brings.

      @@blacktopbanter Are you using coal tar or Asphalt Emulsion? The Emulsion in my area is now $4.15 a sq ft. It has drove prices up a good bit.

      @@brandyburgess4127 great question. We always offer a second coat to commercial clients and heavy use driveways (farm lanes here in wi) , and it is always at an increased rate. Usually it matches our , brush application rate of sealer on a pavement service.

      you sure thats not just for crack filling per linear foot? seems very high for sealcoating.
