    I also see all the videos of Mr Kamal with keen interest. Mr Avinash Singh has got a very valid point that needs due clarification from Property Dunia..! This type of activity (like soliciting details on Google Form) raises doubts. Here, Mr. Kamal Chandel should clarify in detail (for all those who trust his opinion).     I subscribed your channel by looking your initial content on GN edition but last 3-4 videos are focussed more on commercial sector. In present scenario everybody is opting online shopping and footfall for commercial has started declining specially post Covid. Do you still think commercial is a viable option when companies are opting for hybrid model which saves costs.

      If your interest is towards a property, then you will like that property and the other is wrong. This is the mistake of a common man that he only runs towards that property which is currently being going up, but I suggest that property to the customer which will benefit you in future and It is your thinking that customer has stopped shopping towards the commercial property.

    RERA is a toothless law. Rera registered projects and builders are defaulting and RERA can’t do anything. Please only go for delivered projects even if you have to pay higher, atleast you will get possession of your property plus you will get to see what facilities are developed by builder

    I have a couple of questions and seek your guidance.
    I have a budget of around 55-60 lakhs and am looking for a 2bhk or 2bhk plus study for self use... size should be minimum 1000 sqft... I have narrowed down Nimbus Park View 2 in Chi V but the Builder has very few inventories which have seepage issues, or bad locations etc...
    So my questions are as follows:
    1. Should I even consider Nimbus Park View 2? How is the Build Quality? Location seems to be good since they have a premium project Purvanchal Royal Park right next to it.
    2. Since I did not like the flats offered directly by the builder, therefore, I wanted to go for resale so I can get my preferred choice of flat but the issue is that Builder says that they will not provide NoC to the seller and hence there will be issues that I have to face later while getting the registry transferred.
    I don't know if the Builder is just saying this so they can sell their left over inventory or if there will be genuine issues for me later on. Dealers say that they will handle this but I don't want to get stuck in this situation.
    Can you pls suggest on these points? Thanks in advance!

      I think before applying RERA, builder have to buy the land from authority and now all the land alloted by the noida authority is fully paid-up land. So, if the land is fully paid-up and the builder is engaged with one project at a time then its fair to invest such projects. I already invested in EON in same situation and now I am enjoying the appreciation.

      Don't buy any Office Space Option in Noida or Greater Noida Region for Investment but if you want to buy for self use then go for Ready to Move option in trusted builder. NX One is not the trusted one.

      You people, don't even know the meaning of the Sponsored Video, Sponsored Video is for which you take money from the builder and in return give benefits to the builder and or tell people about any such project which is not beneficial for the customer. Last year also in some videos people like you accused me of being sponsored, but those people who invested in the projects mentioned by me were in profit and those who are sitting only for criticism, All I want to say is that 100% people are not happy even with God, I am still a common man.

      The location is Good, but Greater Noida is not good for commercial investment because of less population. Just front of this this project you will get Vardhman Plaza which is a flop project.

      @@propertyduniya I am waiting for your new video on sector 2 and 3 of greater noida plz be unbiased bcz these two sectors are most promising places to live bcz of these are lying most ploted sectors near by gaur chauraha or किसान chowk and ek murti chauraha where as other sectors are quite far away from here ..... the best thing is about this place is that this place is almost equally near of noida, delhi, Ghaziabad in terms of all ways, so plz make a video on these two sectors once again ..
      Although you are mostly unbiased but it seems to be that you are tilting in favour of noida in comparison of these two sectors otherwise you have made so many videos on other parts of Greno, are so well n informative and useful for buyers and sellers...

      Rakesh ji, commision to sabhi builder dete hain aur Bhutani jaise to kuch jyada hi dete hain, magar mujhe lagta hai ki aapne Cyberthum mein invest karke badi galti kardi tabhi yahan par aisa bol rahe hain. Agar aapne video dekha hoga to aapko pata hoga ki Office space maine EON mein bhi recommend nahin kiye.
