Really interesting to hear what you have had to do to get to this stage. I only have one question (understand if you don't want to put it out there though) what do you reckon you are in for everything considered? And do you think you will ever see a decent income out of it? Cheers 👍
A lot. To date I’d say it’s around 35-40k. The out come is up for debate. It’s all about how well the fish grow, the market and how well people receive the place as a venue

@@gavindevoy7140 it wasn’t as much risk as you’d think. I built it on land that a own outright, and used my own money to build the lake and all that goes with it. I didn’t borrow one penny from the bank to do it. So I figured at worse I’ll have my own lake to fish if nothing else 🤣
It’s sad they make it a pain in the ass for people who just want land & peace ✌🏽. I’m glad u grit your teeth and did it ! Thanks for the tips I learned a lot and I’ll be doing my own research so I can get a water source on my land as well .

Like I get the sample digging on the land to establish what substrate you have in your land, but surely you wouldn't know that until you have purchased it. And presumably if it was farmland, the owner that you are purchasing from wouldn't know either? Could you suggest a good way to search for land i.e. would you go through the internet or is there specific estate agents for this purpose. Thanks again for your help, it really is an eye opener watching your videos.
As a construction site manager I totally appreciate all the planning and paperwork you need just to put a bucket in he ground. I found your take on this subject very good and Leon this was a very good true realistic and practical advice video, worst of all a lot of it is total BS and money making bollocks. WARNING just wait.... the next time you want to build on your land it will cost you £500 for a bat survey as you now live near water lol 🤣........... although sorry i disagree a base ball bat and a dark ally will work very well at the right time .........(im kidding ) ass holes are ass holes mate i deal with them every day, your right keep your cool and use your head and I don't mean head butt😕 Great advice and very well done.
Cheers mate. I thought I’d put this out there as I get asked a lot of questions about how I did things. The planning stage was the worst part for me. No so much Norman the objector, but as you say the money and and survey reports needed. They all racked up the cost of things. The topography one I mentioned cost 700 quid and it took an hour! 😠 as you say though it’s all a bit game and what makes it worse is they are all in each others pockets with it all. Like a legal scam! I’m glad you enjoyed it though. Interesting for you to see in your line of work the different views and experience
Well done mate, can't imagine I would have hair left after the ordeal and years it takes before you sink your first bucket into the ground. The only problem with the video is you never done a walk around, I and I'm sure other are itching to see the progress with regards to the growth and maturing of your lake. I have enjoyed your video's but most of all i have found them very interesting and have learnt a lit feom watching them. Video FIVE I think your delivery was brilliant. You manage to turn complex procedures into layman's (laywoman here😂) terms. I have my eye on a property on a 10 acre plot of land. With a disused lake of about just over 1 and a bit acres. I started to watch the American video's cleaning out lakes or starting from a lake from scratch. At first i though I could get a digger and do it my self but by the second video I though no chance. One question I would like to ask is......I dont k ow if I am saying the wright thing here is. Did you consider an air filtration for your lake and what was your thoughts and decisions about this ? I do hope you keep doing the video's on how your getting on. I would love to watch them.
Thanks for your kind words. I’m glad you enjoy the videos. To answer your question on aeration the answer is yes I have considered it however I have not needed it. My lake currently is quite open and sees a lot of wave and water turn over through wind. Even though we are now in summer I still get enough surface movement not to require it and good oxygen readings. However as the lake matures and if things change which is quite possible with a pond it’s something I would add. I hope that answers your question
