Are you looking to move to Dallas, Texas, but you’re not looking to move into the city? Are you a suburb person? Well in this video, we’re going to show you the 5 most popular Dallas suburbs and tell you the good and the less-ideal parts about all 5. The suburbs we will be going over today are Forney, McKinney, Prosper, Plano, and Frisco, and prepare to fall in love! All of these suburbs offer a TON, both within the communities and in the surrounding areas.
One thing you’ll love about all of these Dallas suburbs is the proximity to many of the best amenities in the area. Another thing to note about several of these suburbs (which I discuss more in the video) is that you can get a lot of the same benefits of some of the more expensive, popular suburbs in some of the more affordable communities, so although it’s tempting to move somewhere like Frisco, where the population is bursting at the seams and hiking up prices left and right, some of the more affordable, less-well-known areas like McKinney are an amazing option that will offer you many of the same benefits at a better price.
And, of course, if you have any questions about any of these suburbs, feel free to reach out to me and my amazing team! We are here to make your move to Dallas as smooth as simple as possible, and we can help answer any lingering questions you have. Just use the info in the description below to get in touch with me!

Can you please show nice tall condominiums in a good location downtown (?)
We chose Allen over Plano and McKinney. Felt a little more like a community, also has plenty of shops and restaurants, great schools, and not too far from downtown and the airport. You're also minutes away from Plano, McKinney, and Frisco.
Great feedback!
Thank you for this fantastic video
You're welcome!
It didn’t make the list but we’re moving to Rockwall in a week. Levi, your Rockwall video was so helpful and we fell in love with that area of Dallas. Thank you!!
Happy to help! Check the description of our video if you need any help with your utility connections! And be sure to call us next time! 🤠
@@LIVINGINDALLAS we’re just renting for now. Giving ourselves some space to decide on where and what to buy. We will definitely give you a ring soon.
Home of traffic. Weekday or Weekend it doesn't matter. Forget about going to Costco easily.
I love all the brick homes. That's what I remember about Texas from childhood vacations!
Good times! Where do you live now?
Very helpful. Thank you
Glad it was helpful! where do you live now?
Great info brother 💪
Thanks!
I love this very informative video. It's provided a brief summation of what Dallas has to offer in terms of suburban living. We're hoping to transition to Texas in 2022. A lot of people from my world have moved to Prosper. I totally see the appeal!
It is a great area! Where is your world? 🌎
I agree 🤗
@@LIVINGINDALLAS How desirable is Irving? Asking because after watching your other videos on Irving area I thought it had some great neighborhoods but you did not include it in top 5.
@@serenity6206 dont bother, go to carrollton, nice area.
I love your videos! Very informative and very detailed. You are making me think about moving to Texas.
Thanks for tuning in! where do you live now?
We moved to Lewisville from Pensacola, FL. After my wife passed away, I couldn't stay in that house anymore. We've been here 5 years now, and love it
Thank you for sharing!
Great video
Thanks
Found you and your team and love your videos. Very informative and would like to chat sometime soon about our family possibly relocating.
Great! Give us a call 214-225-6557 and we’d be happy to help!
Find regular people talking about their towns not sales or real estate people. The info given about Prosper is not accurate.
Now this is a video I can appreciate you actually show the neighborhood's and give great details.
It’s not accurate. Find threads of regular people talking about their towns like city data. If it still exists. This information is very inaccurate especially the info he gives on Prosper. I’ve lived here since 2008. I have nothing to gain from telling you this
Lovely, video. I own a home in Plano
Great! How long have you been there?
Argyle/Northlake/Flowermound is the best with the most growth potential. All the others listed won’t build as much equity as fast
Great analysis!
great video i feel like theres only one city missing thats Richardson. Richardson is great place its really quite crime rate is low and good schools I live in richardson and I go to Richardson ISD myself u will have a great time in Richardson
Thanks for sharing!
Lived in Addison, TX (North of Dallas along DNT and Beltline) for 3 years. Absolutely loved it. Close and convenient to everything, a lot to eat and do yet safe and quiet. Definitely a younger renters community but Addison tends to keep the rif raf down. A lot of people walking their dogs, sitting outside, and its literally a 20-30min drive on DNT anywhere in DFW
Thank you for tuning in!
good video... Forney is a nice place but I'm not sure how it made the cut over Rockwall?
Forney is one of my favorites, but Rockwall is definitely up there! Where do you live now?
@@LIVINGINDALLAS I live in Heath at Buffalo Creek. Very nice. My only complaint about Rockwall is the damn traffic but hey that's DFW for ya
Wow. Every single one of the homes in the neighborhood clips were mansions! Coming from SoCal, those homes would be easily over $3 million. Thanks for the helpful info!
Are you liberal or conservative?
This is why taxes, rents, and prices keep going up because Cali & Yankees from the Northeast over pay.
Just dumb.
Thank you for tuning in!
Can you make video about Celina?
We have a few of them in this channel!
thanks for letting us see neighborhoods, not to many do that. i also wld like to know diversity, and race.
and what is good health insurance out there. i am from calif and we have Kaiser, the best live stream health care i know of. what does texas have that is in unison with other cities.
You can check our description on our videos for the websites that talk about diversity and race.
LOL, diversity & race?
We have a couple (more now) that moved into the neighborhood from Cali, that my family has lived since 1959, they said immediately on the NEXTDOOR app they loved the diversity and Charm of the neighborhood. Soon after they started complaining about many of the longtime resident's and even calling the City and Police on us.
I see someone bring up "diversity & race" that's a red flag 🚩 many of us have had to push back and some have moved away after being in the neighborhood for Generations to get away from the Drama and rise in Crime.
I just found out that McKinney, Frisco, and Prosper pretty far from Downtown Dallas. Are there many jobs in Frisco as in Plano?
A lot of people commute from those areas. But yes, several corporations are located in Frisco and Plano. Where do you live now?
Which is better city to retire in your opinion, Forney, Little Elm, or Princeton? Rank them from 1, 2, 3. Thanks.
You should give us a call to discuss in more detail! 214-225-6557
What’s up with Carrollton? It never gets a shout out lol! I really expected it to be on this list.
You have a video review on Carrollton?
Also, you never show condos in your videos. Many single folks would not be buying a large home.
Thanks.
What do you like about Carrollton?
@@LIVINGINDALLAS Ha! I don’t really know other than I love Asian food and I thought Carrollton might be less expensive to live than Plano or Frisco.
I’d really like to know more about it other than that it’s known for Asian cuisine.
I’d also like to see a comparison video on the Dallas suburbs you’ve reviewed and downtown Dallas. Or is that called DFW?
@@onedirection3510 Carrollton is nice, upper Carrollton and the Hebron area is gorgeous with the rolling hills and susnsets.
@@slimpickens01 recommended walking trails?
Just subscribe I plan on moving to Texas just not sure I’m what area lived all my life in city of Illinois but moved to the suburbs and I love the quietness lol plan on moving to Texas just want a suburb area where i don’t drive miles to get groceries or food where do you recommend in Texas
Awesome! Let us know when we can help! 214-225-6557
Are you liberal or conservative?
Moving From NC with a family of 4. What/Who are the best places to find home rental homes? I’ve heard to stay away from progress and I prefer not to use apps.
Thanks for tuning in! Are you still on the lookout?
McKinney has a 'Day labor' location if you need people to work for you. .
Thank you for tuning in!
What are your thoughts on Rockwall, TX?
Rockwall is a nice area! If you haven't already, please check out our video on Rockwall:ruclips.net/video/0Sy5LMfa-Ws/видео.html
Next year I will move to Dallas I’ll give you a call
Hey late reply here! Were you able to move?

Informative . Having a hard time deciding between Forney & Little Elm area. The proximity to Dalllas from Forney is great, but the MUDD/PID tax worries me. Unlike, Little Elm which has none. Thoughts?
Not every community has a mud or pid tax
Little Elm if you want good resale
I grew up in Duncanville. Where’d you grow up?
Stephenville! Do you know where that is? I think we beat you in High School football several times! :)
ARLINGTON REPRESENT
Love Arlington! Are you currently in Arlington Texas?
I think your videos and relocation guides are excellent, but I strongly disagree with putting Forney as the 5th best suburb in Dallas. Forney clearly wants to be the next Frisco, but without the knowledge or planning to actually accomplish it. The streets/parks/shopping are not equipped to handle its growth. Also, the new construction in Forney is very suspect. The construction is dominated by Lennar and D.R. Horton, who are notorious for building tract housing that falls apart quickly. The city has a lot of homes built in 2018-2021 that are already back on the market, which isn't a good sign. Dallas has a lot of great suburbs, so I think there should be a Top 10 list that excludes Forney but includes better suburbs like Rockwall, Rowlett, The Colony, Flower Mound, Grapevine, and maybe even Waxahachie. Honestly, I'd probably only put Forney above Balch Springs and Lancaster when ranking Dallas' suburbs.
Agree. And the one lane roads in forney are causing alot of traffic
Thanks for sharing your insight! what would be your top 5?
@@LIVINGINDALLAS I think your Top 4 of Frisco, Plano, McKinney, and Prosper are accurate. I would replace Forney with either Grapevine, Flower Mound, or Rockwall.
My job has a branch in Mesquite TX. What suburb would you recommend?
Rockwall or Heath. Words for the wise, Mesquite is not a great area.
Both Rockwall and Heath area amazing areas! You should give us a call, and we can chat about it! 📱 Call or Text: 214-225-6557
📨 Email: info@LivingInDallasTX.com
Mesquite!! In DFW it is wise to live close to where you work. Mesquite is a nice community. If you are socially active you won't get bored and will quickly meet people of all walks. If you prefer large lots and a big home check out Sunnyvale. If you want a big house on a budget check out Falcons Lair or the Bloomfield Homes community in Mesquite.
Looking at moving down to Texas to take a job in Grand Prarie, TX. What suburbs would you recommend? Most of these suburbs you've listed are showing a 40-1hr30min commute when typed into Google to grand prairie
It depends on a lot! Give us a call! 214-225-6557
What part of Grand Prairie? There are a lot of options in South Grand Prairie and North Grand Prairie. If you're in the south you could do Grand Prairie, Arlington, Duncanville. If you're up North you have North Arlington, Grand Prairie, and Irving.
@@mekon1971 north Grand Prarie. I've heard Dallas Fort Worth area has lots of crime so I'm looking for the safe suburbs closer to this area. Are the areas you mentioned safe?
Move to areas like Plano, Frisco, Allen etc. (North Dallas).
I would start with Grand Prairie and look at options no more than a 30 minute commute. There are new homes built in some parts of Grand Prairie, Farmers Branch, Desoto, Lancaster, Glenn Heights, Cedar Hill, and Mansfield
Where do the average people who can’t afford private golf club memberships play? Is there a certain suburb that has more public golf courses?
where do you live now?
How about Fort Worth?
How old are these area like McKinney it looks brand new?
Builders are constantly building in the Mckinney and Frisco area. If you can afford it go for it. Like all things check your commute.
If I had $6M-$7M -- 10+ acre ranch -- either renovated or new modern farmhouse min 6,500 sq ft -- about 30 minutes to Dallas. 10 min to civilization, restaurants, whole foods, yoga, people not rural... Does it exist?
Maybe try Lucas or Fairview?
Outer Denton
Out of top 5, what about jobs for healthcare? Dallas, HealthCare jobs?
Thanks for tuning in! where do you live now?
PLANO should be #1 because Plano is the ONLY ONE that has mass transit.
Got a point! Thank you for tuning in
Love USA
Awesome! Where do you live now?
❤
Thanks for watching! :)
I can remember when home prices in the Dallas area stayed kind of flat for a number of years. they didn't go up and they didn't go down. They remained relatively unchanged until the urban expansion developments started in the late 1990's. I remember that there was a realtor neighbor in Lake Dallas who was asking an unheard of $80,000 for her home back in 1990. Today, that's a drop in the bucket.
Thanks for sharing!
I’m thinking of moving to Texas I have some money some what decent credit 670+ as of now but not sure where I wanna buy I haven’t sold my home yet so that more money coming just not sure I’m in Chicagoland areas now I wanna stay close to city but have a peaceful neighborhood many activities because I have kids and many adult activities entertainment because I have a wife.. I need help looking to move soon are end of this year.. HELP lol right now I live right by a mall so I like that all the shopping lights bells an all that stuff and just wanna relax.. Oh not to mention I’m goin to transfer for my job which is PepsiCo not sure where it’s at out there but I think 30 min ride won’t be bad for commute to work help plz and thanks
We understand! Give us a call 214-225-6557 and we should talk about it
Don't depend entirely on video reports. It is not essential to live in a suburb as some videos imply! Come to Dallas and live in an apartment or rented house till you get your employment under way. Spend your spare time scouting for housing that suits your and other aspects of your life.
😅😄😅,,35 minùtes commute,,, You don't know what real commutting is,, There are people in Cal. & New york or the DC, area where some people drive two hours to work ,one way,,😁👍.
This should be a walk in the park then!
Im looking for a city living town with modern custom homes. I’m NOT a small town country living guy
Mesquite, Cedar Hill, Plano, Garland
Thank you for tuning in! where do you live now?
Nothing about Southlake?
That's in Fort Worth!
What about Fort Worth?
Hi There! Thanks for watching... Whats your top 5?
@LIVINGINDALLAS I want to relocate to Forth Worth from Cali. Is it a good place? Do you have any vids like this one about forth worth?
@@Sr.BarbaNegra of course! Give us call to discuss 214-441-6684
Show stuff for milennials currently in the home market buying age (27+). Y’all always show stuff that the average person can’t afford. All those 600k-1M homes. Yeah, people late 35+ with equity from first house, upper level execs can but not the average worker making 40-60k. They’ll never get approved for a loan on those types of housed. Obviously it benefits you guys and make bigger commissions on a 600k home compared to 280-300k
We have plenty of videos in the 200-400k range. I recommend searching our channel a little more 🕵
Before Covid these 300k homes were under 200k. The proof is on Zillow when you look at the price history. It's amazing how a home thar was 156k 3bd 2 bt 2100sqf is now 330k.
@@slimpickens01 I KNOW. It’s SAD. If you’re alone it’s hard to even qualify. No matter how much you try to cut credit card debt, car loan, etc
It all comes back to income. Gotta make 75k+ alone and even then a house 300-400k. The mortgage will be 3K with Escrow. Turning into East and West coast. A lot of people moving here. Supply and demand. Tough.
East of Dallas:
I have lived in Rowlett for 21 years, moved here to raise my family safe small town. The reality is: Rowlett, Texas Home of AUTISM - Ableism/BIAS/DISCRIMINATION
Do not move here if you are an adult with Autism or have a child with Autism, especially with the social enviroment in the school and the town! Job opportunities HA!
I can not speak speak in regard to people with other conditions.
The wealthier you are the more welcomed you will be here!
Thank you for sharing your perspective... and thanks for tuning in!
I thought the lands in Texas would be bigger compared to California.I am disappointed how all the homes are build very close to each other with no backyard and pools. 😩
There plenty of homes with backyards and pools. I don't even know of any communities that have home without backyards..
Very true. Everything in the entire metroplex is on top of each other. no private backyards at all.
Yes, shocking to see the not only the smaller backyards but also smaller space in between homes. Disappointing.
Completely false
That's mostly in dense areas. However if you can get an older home in Garland and rebuild you will have a lot of land to work with.
What if I'm moving there in 9 years?
Just kidding braw!
Tehn give us a call, shoot us a text, send us an email, or schedule a zoom!
OMG, Prosper is far from everything, low population, lower income, and the median home value is $459,000? That's quite high
Prosper is growing, get a home their now if you want to see equity later
Where are people from Texas moving too when they sell a house?
I think mostly move to new home!
Either into the suburbs or into the city.
At this point, half of the Metroplex are people from other states.
I wouldn't say were we are moving too, cause we don't need y'all to keep pushing us out.
@el_deplorablede_tejas1394 Well, I'm not a Democrat if you're assuming that,
Thank you for tuning in!
Either one blows Forney away
We appreciate your opinion!
Well, it’s a baby on the list….just starting to grow…so, imho, a nice place to get some jump in value as it grows into an established city.
You know what....y’all never mention Farmers Branch or Carrollton
What do you like so much about them?
I live in Carrollton. Green belts through out the city with bike/running trails, well maintained tennis courts, nice sport court basketball courts, and play grounds. 20
15 to 20 mins to Love Field or DFW, tons of restaurants 5mins away north Dallas and Addison area, Plano Stonebriar or Shops at Legacy
Nice Rec Center and community pool, nice golf course. Oh and 10 mins from Lake Lewisville. The traffic is not bad and fully surrounded by major highways to go any direction
And I have a big ass private backyard:) ...with a pool no neighbors can see in
You chose Forney, then just far North Dallas. IMHO there are way better areas to buy.
The houses are to close together
In a way, yes! Where do you live now?
Those track homes look boring. I prefer a little character and community.
Great feedback. Where do you live now?
All new people coming in from out of state should be required to buy property in the Dallas zoo and state fair park area!! 😂
Thank you for tuning in!
I live in dallas all of these places suck to live in
Thank you for tuning in!
Are guys out there open-minded and progressive as far as dating goes? I'm eccentric, humourous and have a big personality. It seems like dudes in most cities pick about the same types of females that don't really live outside the box....kind of cookie- cutter if you know what I mean....
If you want to meet authentic people go where the vibe is. Not where the bourgeois are. Go where the Vibe and Culture is. Otherwise you go outside of that and it's plain and stale.
Thank you for tuning in!
First 30 secs of what you said was lots of democrats moving to TX, hope they don't change you all.
Thanks for tuning in!
