    What is the difference between a SAP Calculation and an EPC certificate?
    So, let's start with the EPC certificate, which stands for Energy, Performance, Certificate, and was created by the UK government. What it means is that if you are living in a property at the moment, or are thinking of buying a property, you can go onto that register yourself, and you can see what the energy performance of the building you live in or are potentially about to live in is. What will it tell you on the EPC certificate? So, the first and most important thing is that it will tell you what the heating and hot water requirements are, and this will directly affect how much money you spend over a year.
    There are also recommendations on the EPC certificate that will tell you, not only how to improve the efficiency of the building, but also how to save money on utility costs. And lastly, there's a little bit about detailing the quality of the wall, roof, and floor build-ups and the level of airtightness, and also details about the fuel systems used in that building as well.
    What does the SAP calculation have to do with this?
    So, the EPC is generated from the SAP calculation. The SAP calculation is the method of working out the performance of the walls, floors, roofs and the glazing, and then also details such as the efficiency of the heating systems. All this data combined creates your EPC certificate
