    I recently read that the city of Vista is a place unlike anywhere else in San Diego because of it’s unique mix of people and the unifying forces of family, work and fun! The people here are unpretentious and kind and there’s a great deal of cooperation between the city and its residents.
    I also heard from a resident who said,
    “Many of the residents are skaters, surfers, snowboarders and extreme athletes and as you might imagine the pursuit of higher levels of performance brings an underlying level of healthy intensity to the people.”
    Let’s learn more about Vista California!
    The City of Vista was incorporated in 1963. Located just seven miles inland from the Pacific Ocean in northern San Diego County, the City of Vista has a perfect mild Mediterranean climate. Residents enjoy a wide range of year-round outdoor activities in a setting of gentle rolling hills and pleasant rural surroundings. Vista is approximately 19 square miles with a population of approximately 100,000 people.
    Downtown:
    The quant old downtown area near the AVO Theatre is home to unique shops, restaurants and microbrewery’s. Grab some breakfast at curbside Café or lunch at the Belching Beaver. If you go just a block west in the newer parts of downtown you have big name options like Starbucks, Chilis, Panera Bread and many more. Plus, there is a Cinepolis theatre right in the center of it all. In the summertime, stop off at the Wave waterpark which is in the heart of downtown and boasts a standing wave and a handful of fun waterslides for the whole family. If you enjoy hiking trails, Vista has 5 designated trails throughout the city including the Buena Vista Trail and the La Mirada Canyon Trail. All of these trails can be found on the cities website along with maps to their locations.
    Neigborhoods: Vista has three zip codes and here’s the breakdown.
    92081: Shadowridge area which is a Masterplan community. Built in the 80’s and the homes were built around a golf course. Great school in this area including the high school I went to which is Rancho Buena Vista. This a very suburban area with many family’s and the homes are all very similar because they are built in tracks. If you are looking for unique custom homes with land then this is not you best choice in Vista.
    92084: This is more rural area with custom homes that are all different and they typical sit on larger pieces of land. This is the area that I grew up in and we lived on an acre where we had a goat, a donkey, chickens and a rooster that woke us up every morning. This is also home to Brengle Terrace Park and Alta Vista, Warmlands. This area is home to rolling hills, lush landscapes and mountains in the background. This is great zip code if you are looking to have more of a country feel even though you are still only 15 minutes away from the beach. Houses here tend to be a little more expensive anywhere from $800k to multimillions.
    92083: This area surrounds the downtown area and the homes here are this is the least expensive area to buy. This area is going through a huge gentrification program and they are trying to revitalize this area. This area is the most diverse area and is great for first time homebuyers moving to vista. Vista High school is in the zip code.
    The housing market in Vista is more affordable than many other places in San Diego county; however, that is not saying much if you’re coming from out of state. The current median home price in Vista is approximately $850,000. However, if you are willing to sacrifice some space, you can still find homes for under $600,000. You will find new and old homes in Vista with the majority of Vista homes being built from the 1980’s to now. As a Realtor, one of my favorite places to show homes in Vista would have to be the Foothill area in 92084. This is an area of rolling hills that back up to mountain ranges and it’s best known for homes with large plots of land. A very well known street in the backcountry of Vista is Buena Creek Rd which boasts small custom homes on land; as well as large mansions with views all the way to the ocean. This is a fun road to explore and runs all the way from the 5 freeway to the 15 freeway after a couple twists and turns.

    Love my hometown 😍 BEST PIZZA 🍕 and BEAR 🐻 ROOTS BREWERY are one of my favorite spot to go in downtown vista. Love how green 🌳🌳vista is 😍⛰⛰🏔🏔

    Great job! The only thing you didn't mention was Vista's world renowned 'BANANA BELT" year around Mediterranean climate. This is one of the main reasons I moved my family here in 1980 and never left. BTW, go RBV. All my kids went to RBV. You may even know some of them depending on when you graduated

    i just moved to 92083 from the bay area, so i'm going to have to say that's my favorite right now! 😁 but my favorite part of this area is just exploring and getting to know all about it.

      @@crimson49er Glad you love the area! I’ve lived all over the country while serving in the Marine Corps and San Diego is by far my favorite. I used to live near SF in Santa Rosa. That might be my second favorite.

    I still prefer East Vista (East Vista Way) because that's the Old Part of Vista that I grew up knowing.
    Professional Skaters like Tony Hawk and Danny Way used to skate around Old Town.

      Yeah that’s a great area of Vista too. A lot has changed in Vista over the last 20 years. I remember seeing Tony Hawk

    Great video. Vista is appealing for sure, but some of the school ratings are not that good.

      When my kids went to VHS, they had good
      Counselors. Most teachers were firm but fair.
      No peptobismal here.
