New Caney, god dang that is far. For 400k I thought it would be a lot closer.
@@SmoothLounge7 yes if you’re trying to commute into downtown Houston it’s far, but many people aren’t commuting to downtown for work and live and work in the area.

Very valuable information. Other than outdoor covered or garages. How do you guys count the living square footage? does it included the brick ledge as living spaces? please advise. Thanks man.

@@tarrD_0tempran0- this neighborhood doesn’t flood. There are certain areas all around Houston that flood but this isn’t one of them. Please don’t spread misinformation.
These developers are not building homes in the flood plain. They require permitting and build at elevations above the flood plain to ensure that homes are insurable and don’t flood.
It’s older areas that have previously flooded that you need to avoid. Not the new master planned communities.
what's worse is that the developers didn't even build (empty) moats at the entrance of the community to give it at least a buffer zone. I do see a very slight grading difference so that the houses are sitting on slightly higher ground compared to the driveway.
@@ericyuan9718 once again, these communities are designed by civil engineering firms to avoid flooding and have proper drainage.
These developers have too much on the line to let these new communities flood. Anything developed after hurricane harvey will be built up higher and should be high and dry.
This video is misleading bc if you don't pay close attention to the highlighted 63,000 you may fail to see the - in front of it therefore thinking a $ 63,000 home!! Which is why I stopped to listen & view the video. That price was back in the 90's when I bought my second home! The -63,000 will get lots of attention😊
