    I would like to live on rent... instead of giving unrealistic and unreasonable price to flats in Noida.

      It has always been like that…. 5 years back was also expansive and we used to think same…. India has huge customer-base, dont underestimate the buying power of even .01% of NCR polulation that can buy entire noida

      11 months back i bought one flat in Coco county .... ! agent from builder who sold flat to me kept my moral up by saying that prices have shot up since i bought the flat.
      but i have been trying to sell that same flat from last two month ... Nobody is ready to buy my flat even with the same amount i spent.

When it was being sold at 3000 psft, it was expansive back then, then it came to the range of 6-7k psqft, then it was expansive as well, now at 10-11k psft…. In other terms, do you think there can’t even be 0.01% in UP population that can’t afford 3Cr plus…. .01% population is nothing

      @@001alok1 thats not because of the demand, but because the fresh supply is being constantly fed by builders…. Resellers are suffering because people would choose the fresh inventory…. I know i did. Declined to buy resale, but got a new one in 150 sec.

    Nice video..But Noida Gurgaon and metro cities are mainly driven by IT industry..And a recession is on the doors. These cities might become ghost towns like china.People tend to buy foreign citizenships rather than paying 5-6 crores to stay in UP

      Absolutely right, and the main problem is- brokers and sellers (rental home owners in some cases) do not understand this. For them, IT industry is still on the rise as it bubbles during the covid days.

    Everthing has been increased except salary, spending 1 crore and above in this polluted city is waste better to save money and buy citizenship any european country or Australia if you have 4-5 crore. I did my calculation and found not to invest a single penny in this NCR. For example a 3 BHK home (non luxuirous) in Noida coming around 1.5 crore. How many salaried have such amount in their acoount. If I can assume they can arrange 50 Lacs but have to take loan of minimum 1 crore for 20 years, which turned out to be 2 crore at the end of the loan period. So it is absolute no and waste. Better to invest buffer amount in NIFTY 50 and enjoy tension free life.

    If u r from UP, U should opt for Noida even when U can afford buying property in Gurgaon, Bangalore, Pune, Mumbai Hosur etc. Because these states have rampant, in ur face Racism against people from UP Bihar. Jaat and Punjabis have superiority complex and look down on people from UP, ditto for south indians and Marathi maanush. Buy where u can let ur future generation live in peace with dignity. Avoid all other states, Noida and Lucknow are the easily the best options. For Job Noida and for business Lucknow should be ur base.

      @@SandeepKumar-hx7qt Lucknow has population base and buying power has increased a lot. This gives a base to business. Also lucknow is attracting rich people from across UP who dont want to live in other states due to instances of Racism. So Lucknow has real population who live there, not non resident or investor class which is just looking to buy and flip property and never live there.

      Mumbai folks are way more gentle and refined than Punjabis, Haryanvis and Jats. Mumbai is anyways a mixed culture city, to some extent thats correct in Pune's villagish extensions. And no Punjabi or Haryanvi abuses you until you fight them.

    Someone asked me 2.80 cr for a 1670 sqft flat in cleo County, when i asked who are buying these flats agent had no answer. He said sir aur bad jaenge rates. That means 3.3 - 3.5 cr in next one year. Real estate prices are absolute bullshit and scam by dealers. The bubble will burst as soon as these investors will start looking to exit but not able to find any buyer to give 5 cr for a 1670 sqft. Absolute scam and predatory tactics by builders and dealers. My advice to anyone going to buy property simply refuse when quoted with demand

The luxury and branded properties you're referring to mainly attract investors or wealthy buyers, but their numbers alone aren't enough to support the industry. These buyers are focused on short-term profits. While builders and brokers may benefit from the current market upswing, it won't last. In the next six months, the market is likely to stagnate. Right now, every developer is trying to match the prices set by top builders for ultra-luxury projects, but this strategy will eventually backfire. You might be able to sell 1,000 or 2,000 flats, but the real estate market is much larger than just a few high-end sales.

      Well Said Siddharth and i totally agree with you that the market is not just about luxury properties and yes middle class buyers are priced out but agar main noida ko dekhun toh abhi demand luxury ki jyada toh builder bana bhi vahi raha hai bcz unka bhi fayda usme jyada hai as a whole, Rahi baat affordable ki toh land prices aaj jahan hai usko dekhke toh nahi lagta noida main ab affordable kuch aa payega, options obviously aayenge but in new noida may be aane vale salon main.

    most of the projects mentioned like ( The G from Gulshan, CRC casablnca, Gulshan Majesty, CRC jaypee greens, Gaurs jaypee greens) are on jaypee lands.....and now "jaypee associates" has gone into insolvency process..... how this will impact these projects in terms of recieving RERA approvals and project commencements...??

    He is promoting his business, I have seen this cycle , I bought a 3 bhk flat in Gurgaon in 2012 , it dropped by 25% in coming 3-4 years ,after 2021 again it picked pace and become 3 times.
    In this cycle , if you are a buyer right opportunity will come in next 1 year. I am telling from experience , he cannot say as slow market means low sale and lower commissions for middlemen like him.

    Gurgaon mein 50 percent inventories khali padi hai recent launched projects ki. Noida builders and people like him unnecessarily racing with Gurgaon. Nahi ho paayga. Noida ka major buyer humesha affordable market raha hai people went to Noida NCR only if they can buy decent budget flats ye unnecessary inflated prices will screw the people who are buying at fomo rates.

    Noida150 sector to gurgaion se bhi jyada rate bana rakha,...na registry, na koi public infrastructures, why someone buy there instead of Gurgaon if almost same price. In gurgaon last yera on SPR ROAD project launched and still not sold n now giving huge discount, investors not able to exit. Same will hapoen in sector 150. Too overhyped n inflated price

      @@ashk007 I bought 1185 Sq ft at 48 lakhs few month back but now it’s not less than 63 lakhs. Still not a bad deal to buy.. it’s ready to move project. Can’t trust under construction project anymore.

    50k per sqft ka rate tab ayega jab money circulation aur efficiently hoga. Aaj Jo flat khareed raha hai voh isliye khareed raha hai because uske haath me Paisa aya hai be it business or job. But ek time pehle uski condition nahi thee khareedne ki. In the same way jo aaj nahi khareed paa raha uske haath me money circulation nahi hoga aur voh kal nahi lega property toh jhaat ni 50k sqft hoga because kitna investor laoge Bhai ? At the end you need an end user for a product. Property hai stock thori ki khud khareed lo aur rate badha lo.
    Inn podcast valo ko simple paisa kaise ghumta hai samajte nahi bass dallo vali baate karte hain. 😅

    Noida real estate prices are funny. Some of projects were made to budget but they are now selling at premium. The construction quality of many of these projects are not premium. Why will anyone pay 1 cr for flat which started at price of 45 lacs. This is a major problem with Nodia. Yeh banda bhi badha cadha ke bol raha hai. Flat sales are down. Ab lambe time ke baad price badhega. Investment ke liye mat dalna.

    Bhai yaha Property dealers vale chutiyape mat failao ..! you pleople create FOMO and trap buyers ..!
    11 months back i bought one flat in Coco county .... ! agent from builder who sold flat to me kept my moral up by saying that prices have shot up since i bought the flat.
    but i have been trying to sell that same flat from last two month ... Nobody is ready to buy my flat even with the same amount i spent.

    Pappu tha ye. Resale properties are available at 5-6 k rate. New properties are opening at 10-15k. Saara paisa investers ka hai.. 1-1.5 crore ki property kaise bech loge in mass segment. Bubble busy hoga 1-2 years mein. Ye bhai acha hai screen ke andar hai varna 2-4 property yahan bhi bech ke he jata😂 dhang ke padhe likhe log bulaya karo yaar

      Bhai itna kam rate kaha hai 5-6 k. Aur bhai 1 cr ki abhi koi value nhi hai agar apko property leni hai in noida.

      @ bhai mai sector 40( Golf Course ) he rehta hun last 5 saal se. Gaur city mein 5-6k ka rate hai. Noida mein profile financing hoti hai. Rates inflate karne ko.. real buyers nahi hain ye. Nirala Estate mein 10k ka rate chal raha hai jo tower A abhi ready nahi hai usme. Wahin bagal ke tower mein jo last year deliver hua hai.. 7.5-8 ask hai owners ki resale me😅

Jab bhi kisi flat ki registry hoti hai noida authority mai 99 acres per information ati hai kitne mai registry hui flat ki aap jakar check kar sakte amount sab 1 cr above ho rahe and you can also track kitne flats har month sell ho rahe hai. Actual buyers acche builders sey hi lete hai jiski resale price bhi bahut hai aur appreciation bhi.
