Everthing has been increased except salary, spending 1 crore and above in this polluted city is waste better to save money and buy citizenship any european country or Australia if you have 4-5 crore. I did my calculation and found not to invest a single penny in this NCR. For example a 3 BHK home (non luxuirous) in Noida coming around 1.5 crore. How many salaried have such amount in their acoount. If I can assume they can arrange 50 Lacs but have to take loan of minimum 1 crore for 20 years, which turned out to be 2 crore at the end of the loan period. So it is absolute no and waste. Better to invest buffer amount in NIFTY 50 and enjoy tension free life.

If u r from UP, U should opt for Noida even when U can afford buying property in Gurgaon, Bangalore, Pune, Mumbai Hosur etc. Because these states have rampant, in ur face Racism against people from UP Bihar. Jaat and Punjabis have superiority complex and look down on people from UP, ditto for south indians and Marathi maanush. Buy where u can let ur future generation live in peace with dignity. Someone asked me 2.80 cr for a 1670 sqft flat in cleo County, when i asked who are buying these flats agent had no answer. He said sir aur bad jaenge rates. That means 3.3 - 3.5 cr in next one year. Real estate prices are absolute bullshit and scam by dealers. The bubble will burst as soon as these investors will start looking to exit but not able to find any buyer to give 5 cr for a 1670 sqft. Absolute scam and predatory tactics by builders and dealers. My advice to anyone going to buy property simply refuse when quoted with demand

He is promoting his business, I have seen this cycle , I bought a 3 bhk flat in Gurgaon in 2012 , it dropped by 25% in coming 3-4 years ,after 2021 again it picked pace and become 3 times. 50k per sqft ka rate tab ayega jab money circulation aur efficiently hoga. Aaj Jo flat khareed raha hai voh isliye khareed raha hai because uske haath me Paisa aya hai be it business or job. But ek time pehle uski condition nahi thee khareedne ki. In the same way jo aaj nahi khareed paa raha uske haath me money circulation nahi hoga aur voh kal nahi lega property toh jhaat ni 50k sqft hoga because kitna investor laoge Bhai ? At the end you need an end user for a product. Property hai stock thori ki khud khareed lo aur rate badha lo.

Noida real estate prices are funny. Some of projects were made to budget but they are now selling at premium. The construction quality of many of these projects are not premium. Why will anyone pay 1 cr for flat which started at price of 45 lacs. This is a major problem with Nodia. Yeh banda bhi badha cadha ke bol raha hai. Flat sales are down. Ab lambe time ke baad price badhega. Investment ke liye mat dalna.

Pappu tha ye. Resale properties are available at 5-6 k rate. New properties are opening at 10-15k. Saara paisa investers ka hai.. 1-1.5 crore ki property kaise bech loge in mass segment. Bubble busy hoga 1-2 years mein. Ye bhai acha hai screen ke andar hai varna 2-4 property yahan bhi bech ke he jata😂 dhang ke padhe likhe log bulaya karo yaar
Bhai itna kam rate kaha hai 5-6 k. Aur bhai 1 cr ki abhi koi value nhi hai agar apko property leni hai in noida.
@ bhai mai sector 40( Golf Course ) he rehta hun last 5 saal se. Gaur city mein 5-6k ka rate hai. Noida mein profile financing hoti hai. Rates inflate karne ko.. real buyers nahi hain ye. Nirala Estate mein 10k ka rate chal raha hai jo tower A abhi ready nahi hai usme. Wahin bagal ke tower mein jo last year deliver hua hai.. 7.5-8 ask hai owners ki resale me😅

Jab bhi kisi flat ki registry hoti hai noida authority mai 99 acres per information ati hai kitne mai registry hui flat ki aap jakar check kar sakte amount sab 1 cr above ho rahe and you can also track kitne flats har month sell ho rahe hai. Actual buyers acche builders sey hi lete hai jiski resale price bhi bahut hai aur appreciation bhi.
