Im an architect and building contractors from Nigeria and i must give you kudos for being detailed in your explanation on the need for architect and other professionals in building projects. Prices of materials is a major issue for us too in nigeria . Finishings are usually more expenses than the carcass of a building
Hmm talk about sacrifices. I was forced to cut my air and go natural after starting my project and that is just one of the sacrifices I have to make. Building is not a child’s play.

I bought my roofing sheet from China . I paid 2000 dollars . I’m paying 9,000gh for shipping fee . All together it’s much better than buying in Ghana . I’m now saving to get the woods for the roofing . Hopefully by September or October I should be done with the roofing . Already bought my tiles again from China for 6800usd . Paid 2500usd for shipping . Bouught all my toilet seat , water heater and shower from China again. All costed me close to 1750usd . Paid about 800gh for shipping . Bought all my wires in China again for 2100usd. Paid 900usd for shipping . Now I’m saving to buy my Air conditioning and doors which is around 7500usd . Charley shout out to my husband MR VAUGHN TAYLOR for making all these possible . I’m in Ghana and he is in the USA. I have building a 2 bedroom 3 storey . On a 70 by 100 land . When I’m done with my house you need to come and do a tour ooo . Love all your content
We always talked about what we are spending, but we don't talk about how much we are also charging people or our income now. Expenses are going up so as our income.
I just finished my roofing for a five apartment house and it cost us 80,000cedis just about two months ago, we have bought all wiring and tiles already which cost us 140,000cedis,we used indian and Ghana tiles.
You can always cut cost when it comes to finishing.... 60 by 60 tiles are more expensive... you can do 40 by 40... Personally I'm doing 40 by 40 for the whole house except for the living room which I'm using 50 by 50... Personally I think I'd advise people to do louvers instead of sliding windows... is cheaper and ventilation is better with louvers...
The problem about drawings in ghana is, The so architect does not want to make a drawing. They say they are, but they get most drawings from the internet. Most black Americans can find the drawing and when we do, they are embarrassed.when we see them. They start by saying they will create it for us, then they start selling us another plan that they say they created. Then we find it on the internet. You know how it can be.

Good, you did, it will pay off, trust me
Keeping finishing simple is also very important because about 20% of initial cost of that will go into annual recurring maintenance cost.
Excellent point as always! ❤️

Lol u are going for louvre because is cheaper 😂 60by60 or 120by 60 is for bigger spaces
I like the different perspectives!
2024 Louvres ? Oh please 😅
Makes sense. Also regular painting is cheaper than grafiato.
Ventilation is definitely better with Louvre windows. I will be opting for them when I’m ready to build.
The price hikes no be easy for Ghana. I can give some good deals on good quality Ghana made tiles
Oh really?

Oh really? Not the ones we work with at Africa Building Hub
Hmmm is very expensive to complete your building after roofing.
Yes.
This is minus the wood used
Hmmm
Can you recommend a good roofing company am building in Takoradi
Yes. Please contact MetFab Roofing Systems. Tell them you are coming from Africa Building Hub. +233 537111569
Also, can we get a house tour of your house pleaseeeeee, it’ll help put it into perspective 😭😭
Heheheh. I will see what I can do
The prices are crazy. I have my land and want to build in Ghana but at these rates. Things are crazy.
Many people are coming to us now to sell their lands and leave the country.

There are guts who are able to do very clean and smooth concrete floors. No need for tiles. Unfortunately such skills are hard to find
