We closed early August with naca. We did a new construction and avoided a lot. Because of covid we was able To get the 2.6% interest with no buy down. I'm shocked they capped the buy down because without covid, we wanted to buy down to 2.5% anyway. Our MC was horrible. I had to get her supervisors involved but we closed so it was worth it. You are doing awesome and you will find a great home. Congratulations queen!! And yes Tim Trumble is greaaaattt
Hi, I am having so many issues with my MC... how were you able to escalate this? I have not even been submitted to Qualification... Every follow up appt my MC says, you are missing this and it's always new stuff that wasn't requested before... this has been going on for M O N T H S! Unfortunately, I'm in an area where there are only 2 MCs and I don't see the value in changing.. I started the NACA program in 2018.... now I was done meeting my MRF, no payment shock needed, landlord verifications returned, all statements etc.. done.. my last appt she didn't even call... and I have no follow up... I'm beyond stressed at this point lol
@@ImJusNikki87 I'm sorry I'm late. I think that's a tactic they use to keep their numbers up for funding purposes. I went through that same thing. The only advice I have for that is to just hang in there. Took us over a year to get qualified because our MC wouldnt tell us everything we needed. What area are you in? I'm in the Atlanta area and I could give you contacts for certain people once you're qualified
Congratulations on the closing I know I’m 2yrs late but I just started the process with NACA in February 2023! My approval amount was low and I thought about the newly construction that you mentioned. Was there a reason you didn’t purchase a lot?

Thanks for sharing. In the new workshop their now saying that we can buy down our interest rate to 0.125 and there is no longer any cap. My purchase workshop was June 11th and they made this clear, which is great now

I am 5 months in and closing in about two weeks. I stayed on top of my paperwork stayed in communication with my counselor. I hear horror stories but Naca has been fantastic

How do you stay in communication with counselor do you call them email them?
@@TheEdibleChocolate I’m no longer going through them but the receptionists are supposed to schedule your appointments. I went through a long period of no communication because counselors don’t answer the phone or respond to emails. I called the main number and the receptionist took my info and they look at the counselors schedule and puts it in the system

Very happy for u... i just started but because i live with my mom i need 6 rent checks passed OMG i have to wait 6 months... simple things can make it sooo long, oh and to pay off some things which been had th money to pay but just dont because of how things are.... but when i remember the "ZERO DOWN ZERO CLOSING COSTs" i tell my self, can i wait??? love momma but i NEED TO MOVE OUT 🙄

You definitely got luck of the draw. Im pretty much fazed out cause my counselor is HORRIBLE with communication. All our meetings went bad no matter how prepared i felt i was. And i walways felt like they were disinterested and not trying to really help
I think I'm gonna request a new counselor and try one last time

Look to see how much the seller can buy down for you and how much they may match with you. You are spot on for trying to use the buy-down it worked wonders for me!

Thanks also for explaining buy down in laymen's terms. I too am not a math whiz. I hate it. I am gathering docs now and saving my payment shock so I plan to call for an appt within a few weeks. I was wondering how people could "be in the program" as reported at your purchasing workshop for 6 months or a year? Does this mean they are waiting to make offers or have offers accepted on homes? If they are attending the purchase workshop with you, they have been qualified, no? So what would make them still be "in the program" and holding on and being patient as your workshop facilitator told them, except if they haven't found the right fit in a home. Please explain if you have time. T hanks again and congrats. I would not be surprised however if offers are being rejected as I know we are in a competitive market and a seller's market, especially in North Jersey where I live and am looking to purchase. Perhaps around the country in the suburbs this is the case. Anyone who can help me with this answer, please jump in.

Im from NY and just got qualified from naca and not to happy with the monthly maximum amount I can have in my mortgage. I was hoping to buy down my interest rate to almost nothing but with the new rules of 1.25% (5points) max buy down. Thats if you make more than 80% of the average median income in your area. I can't even afford a condo with HOA fees and taxes eating up my monthly limit.

Can you please tell me how long the NACA pre-approve last, like after I get the pre-approve from NACA, how long the pre-approve rate locked and how long I have time to look for a house. Thank you
After you are approved for the loan, is there a timeline set for you to need to look for a home? In another word, does the bank give you a limited of time to look for a house before the loan no longer available? I’m curious because in case it might take me longer than 6 months to look for the right home.
Yes it expires and you will have to get requalified

Thanks! I just had my intake virtually and I was entered into payment shock. I thought everyone did it. I wonder if I can skip it too if I say I’ll accept a lower mortgage amount qualification?
If youre going to be living with other adults, do they need to go through the steps and the workshop ?
My next appointment to be qualified was for March 2020, I haven't heard from anyone at NACA since and it's 1/2021. We credit is high and we live off half our income so we were a great case, but no one will answer. We live in DC

I've never heard of NACA, when I purchased my home my interest rate was pretty low, wonder if there is a chance I can switch to this to get an even lower one. Thanks for sharing
They do have a modification department, they dont have a refi dept. If u r still working u should call and ask if u qualify. Just go to nacas website and call tht number. My mom didn't qualify because she waa laid off and not working still... best wishes

Naca doesn’t require a down payment, but use “down payment saved” to buy down your interest. More purchase power.. Also you can use “sellers assistance “to buy down also

I totally forgot about the participation I should have done that when I first went to the seminar but now I'm scheduled for August I cannot believe I have an intake in August because of Coronavirus outbreak here. So now I need to reach out to them to see how can I volunteer....am I going to be able to volunteer via phone I don't know because it will that still be part of the process

Hey there, I’ve heard if moving states you need to live there 6 months before they will approve you. I could be wrong and I am in Charlotte. Their google reviews recommended Erna Wilson a lot for a CLT MC. I’m attending my webinar step 1 on 11/6/21💌

@@NaheedaFlamer I'll tell you once I get my closing date. I don't want him to be vindictive. Also, if you're here in Philly you can apply for the Philly First grant and use it to buy down your interest. You can 6% of your principal balance, up to $10,000.

I'm new here! Congrats! I just completed the initial 5 hour seminar, explaining the program. Our facilitator said that the next step is to call and make an appointment with a counselor. I'm confused about whether or not this should be done if I'm still gathering-up the information they're requesting (tax transcripts, etc). Also, I called and the wait time was over an hour long. I'm assuming that you had everything they're asking for, ready to go when you met with the counselor, right?
It'll probably be several months b4 u get sn appointment, so u should definitely call to get sn appointment asap after getting your NACA ID! I live in the Washington DC area, it's Nov.20th & my local ofc is booking ppl for March 2021 appointments

The school is ITTech. Could my credit issue a problem? Also, is there salary limited, so if you made over 150000, can you still qualified?

I did A LOT of research , read Naca forums, watched about every RUclips video from real people and applied all the tips suggested. Also I was debt free, with next to no big requirements... I will say even being probably one of the most prepared people and NACA my process was extremely difficult and stressful so you can never really be fully prepared just do what you can with all the time that you have

What if you're renting a room and paying $750/ month in rent but don't have a lease agreement or receipts? I'm renting a room in a woman's house and have been here for 2.5 years and pay her in cash. I doubt that she'll sign a letter confirming anything.
I would suggest paying her via cash app or bank transfer... that will allow documentation of rent payment. I used zelle @suzie keeley
