    Hi Ms. Romina.we reserved a RFO calista end in tanza, that time (oct 2021) it was 60%. We paid DP in october, november and december. According to our agent pwede daw sa pag ibig kahit 60% pa lang. He sent us pics malapit na matapos. Sabi nya nasa Phirst Pag ibig team na application namin, they will just call us. Sabi naman nya ok naman sahod ni mister 80k monthly pero may car loan kami. May credit card din pero laging full payment wala naman namimiss na payment.good credit history. Waiting na lang kami for pag ibig approval..thanks

      @@drako9579 Hi Goodday, wala na pong discount yun. Yung discount lang po ni Phirst is para sa mga mag lulumpsum or mag spot payment on the 1st month ๐Ÿ˜Š
      Also for approval pa din yung additional payment natin especially if naapply na kayo for bank financing ๐Ÿ˜Š
      Kung magkano po kasi yung nakalagay na remaining balance sa official computation sheet niyo, yun po yung iaapply nila kay Bank ๐Ÿ˜Š
      Ang possible po mangyari kapag hindi na i-less sa approved loanable amount yung additional payment natin is irererefund na lang. Which, by the way, makukuha niyo lang yung check 2 to 3 weeks after loan takeout.

    1. already paid and updated po for downpayment ended January 30, 2022.
    2. Mode of monthly downpayment, 10% spot and 10% for 6months
    3. Way of payment for 6months as part of downpayment, PDC, nag pasa na po ng 6pcs PDC divided on the balance of 10% downpayment with date every PDC
    4. Already deduct every month as PDC with respect on the monthly payment
    Question po
    1. Ask lng po matagal po ba un aapplication for bank loan even i follow and give requirement on agent for application process.
    2. May penalty or interest po ba on the time from the last downpayment, na time na dumadaan, since I do follow up naman din lagi for update, but walang concrete update si agent for the application.

      As for your second question, as long as wala ka namang past due or late payment during your DP stage, hindi ka dapat magkaroon ng penalty ๐Ÿ˜Š
      Basta after ng DP, stop payment muna tayo until may bank na mag approve ng loan natin. If let say, natapos ka mag DP on January then sa April ka pa nakapag loan takeout, yung February to April mo is wala dapat penalty or interest ๐Ÿ˜Š
      Kumbaga pahinga ka lang muna sa monthly payments until maapprove ka kay bank. ๐Ÿ˜Š Standby lang tayo sa email or text ni bank loan team ๐Ÿ˜Š

      Kapag po naka fixing period kayo (example promo fixing interest rate : 7% for 5 yrs) d po kayo pwede mag lumpsum payment (direct less to principal) .. pwede lng po is on or before ng ika 5th yr prior irecompute po.. if mas preferred nyo po every yr mag lumpsum, much better na kunin nyo pong fixing yr is 1 yr with standard interest rate pwede po kayo mag lumpsum after a yr prior recomputation.

Say representative mo is si Father at aged 68 na sya, hindi daw sya pwede pumirma on behalf of me to process documents not really sure why.
    The 90% remaining balance ay babayaran naman in CASH at inispecify namin yun sa una pa lang hindi loan financing sa bank so bakit kelangan involve ang requirements ng father lalo na ang age limit nya?

      Hello! This is actually a very good question. I've already made a vlog on this last 2020 pero naka private siya and I only send those videos directly to my clients ๐Ÿ˜Š
      To answer your question, yes meron pong age limit ang AIF (attorney-in-fact) regardless of the payment term ๐Ÿ˜Š
      Ideally around 21 to 50 years old only. If more than 50yo, subject for approval pa siya ni Management ๐Ÿ˜Š
      The reasoning behind this policy is because the AIF's role is very important in any Real Estate transaction. They will sign and communicate with the Company and/or Financing Institutions on behalf of the international buyers. The AIF must be able to coordinate and respond quickly as they are the ones representing the buyers abroad. Kailangan po maliksi pa si AIF, marunong mag reply on email and other social media platforms like Viber or Messenger, and if along the process kinailangan pumunta ni AIF to different places like the Head Office and kay bank mismo, he or she can do so. Senior citizens are the ones usually affected by Lockdowns dahil sila po yung pinaka vulnerable and hindi pwedeng lumabas ng house.
      If you feel po na capable pa naman si father niyo despite his age, you can ask your agent to make a request ๐Ÿ˜Š Try using your payment term to justify your request ๐Ÿ˜Š But again, all requests are still subject for approval.

      Hello! This is only my take on your case so feel free to ask for second-opinions.
      1. Lately hindi na inaallow ni banks ang mag BF/GF as co-buyers, especially if ang reason is for combined income purposes. Dito pa lang, may doubts na ko if ma-aaprove kayo.
      2. Regardless if ikaw yung primary buyer or co-buyer lang, as long as may existing loan na kayo, you already have a lower chance na maapprove for a housing loan with Phirst. But again, depende pa din siya sa taas ng salary niyo, sa remaining balance niyo with your other loan, sa payment behavior niyo with your previous loans, so on and so forth. Madami kasing factors na kino-consider si bank when evaluating applicants
      3. From what I see, you have 2 best solutions to remedy the situation.
      #1. Add a family member/ 1st degree relative (Parent, anak, kapatid) na qualified and may stable job as your co-buyer.
      #2. Pwede kayo magdagdag ng malaking downpayment para lumiit lalo yung loanable amount niyo and maybe secure a higher chance of bank approval

      Si GF lng po yung nag apply ng Housing Loan. Di po kasama si BF. and 60K po ang Net salary. Does that change po the situation.

      โ€‹@@werdnawiilab18 Yes, as long as any of the buyers have an existing loan, that may or may not affect your loan application with Phirst. Especially if lagi siyang delayed mag bayad ng monthly payments with her other loan
      You mention earlier that both of them have an existing car loan?

Im OFW and im thinking na tapusin nalang existing contract ko until September and syempre kapag nakahanap na ng ibang work... Am i still qualified for the loan even bago palang ako sa work ko?     Hi miss Romina..declined po daw kasi ako ni bank..so, sa in house po ako napunta, eh hindi ko naman po kaya yung in house kasi malaki po ng percent ng tubo..wala rin naman pk ako pang spot cash..ano po dapat kong gawin? yung agent ko naman po, bihira lang magparamdam..ask ko lang din po na kung mag in house po ako, pwede ba sya ipa move ng 2-3 months after?salamat and more power.

      Heto po siguro yung nakakatakot, if nakafull DP na tska pa maaasikaso yung loan sa bank, or even machcheck if pasado kay bank. the sad thing is, non-refundable si DP kay phirst park. Lumalabas na the only way to go is in-house financing na sobrang taas nmn ng interest rate. :(
      Is there a way for agents na maassure if ang buyer is malaki ang possibility maapprove sa bank para naman hindi kawawa si buyer.

      @@paulr.6642 Hi Paul! ๐Ÿ˜Š Actually lahat naman ng developers is non-refundable din ang DP, hindi lang kay Phirst ๐Ÿ˜Š
      I understand po yung fear natin ๐Ÿ˜Š Normal lang mag worry when investing since lahat naman ng investment, merong risk ๐Ÿ˜Š Syempre when investing, the less we know the higher the risk. Vice versa, the more informed we are, the lower the risk.
      Kaya important talaga na as a buyer, we do our own research din and hindi lang tayo nag rerely sa sinasabi ng agent. Madami na ngayong articles online and vlogs about requirements and qualifications for housing loan. Even tayo meron na ding vlog about this. ("Paano pumasa kay bank" -- upload 2yrs ago) ๐Ÿ˜Š

      To answer your question, yes dapat naman talaga marunong din yung agents mag pre-qualify ng clients nila.
      Actually yung ginagamit kong pang check if qualified ba talaga si buyer for housing loan is yung mismong parameters ng partnered banks natin ๐Ÿ˜Š Ako na mismo yung nagsasabi kay client if hindi siya qualified for Bank Financing ๐Ÿ˜Š
      Unfortunately hindi kasi lahat ng agents marunong mag qualify and honest sa mga clients nila. May ibang agents na sasabihin lahat ng gusto mong marinig para mag reserve ka even though hindi ka naman pala qualifed.
      Kaya lagi ko din sinasabi na research is key. ๐Ÿ˜Š Sobrang importante ng research before investing kasi it protects us from scenarios like this ๐Ÿ˜Š

      Opo Ms Romina ivlog mo din po un kasi lalo na sa mga tulad nmin wla ng agent nmin and abroad pakami super hirap makipag coordinate mga tanung na pde nmn po masagot agad or any idea lng pero waley reply. Even my AIF po mas gusto nmin nakami na nagttanung ng mga importante kasi at the end of the day kami din po mismo magbabayad.
