"California Gold" isn't necessarily pretty or comfortable under the feet, but IS wonderful for creating a fire-defensible space (an issue now that will only become more pressing in the future). We just found this channel, and are enjoying seeing these lovely homes.

Who knows ,you tell me 😂😂😂. #1 I Love these kind of houses where you can walk in and immediately see through the house to some fantastic views. What a beautiful kitchen 😮❗️I’ve never seen a kitchen with dual islands, that’s awesome for anyone who likes to bake and create. The master bedroom??? I don’t know what to say, it’s perfect 👍. Over the top guest rooms! The pool cabana is a small mansion as well. I’m kind of surprised that for the money it didn’t have awesome landscaping as I’ve seen in some of your other tours. But I’ve got to say that whoever designed this house had a great vision of making it Not sterile like some of the other mansions and made it feel like a home 🏡. #2 I’m almost done watching this home but after watching the first home I just don’t get that “WOW factor” it’s a very beautiful home but felt kind of generic to me. The private lane leading up to the house is absolutely a paradise feeling. That pool looked AWESOME 👏👏👏 The ADU is definitely a positive for cash flow. #3 Now this house Definitely feels like a home 🏡. Yes it feels like simple living like you said but classy, beautiful and very nice 👍. It just felt very comfortable. And great location 😊. Thank you Joe and Bromi for doing another great tour of homes. And how many times do you think that you’ve driven right past that STOP 🛑 sign ?😂😂😂 I’m just curious 🧐… Do both of you own your own homes in Santa Barbara?? Hello Carlos! Epic comment, even for you, wow! Thank you for the feedback on each home, as always.yes we own, so fortunate to have bought just after starting my real estate career in 2002. As for refi you could be right. If you have purchased in the last year and are sitting on an 8% rate, it may make sense to explore a refi. Sometimes the lender can do it at no cost and it you are early in the life of the loan you won’t feel the loan balance reset as much. You’re right for the majority of folks out there. ✌️
Hey Carlos, thanks for reaching out. Wanted to reply to your comment on refinancing. If a borrower is currently sitting at 7% or higher and they can refinance with little to no fees today then it definitely makes sense to do it now and not wait. Your theory is intriguing with regards to rates dropping significantly after hitting double digits and one I would agree with if they some day do that. I think the part that is missing is it will take years for rates to get to double digits from where we are now and during those years you could have been saving money from a refinance done today. Of course this will depend on each person's individual situation which I am happy to explore further, just reach out. thanks for the comment.
@@bromikrock Thank YOU for the reply. A good friend of mine has a RUclips channel called The Economic Ninja And I’ve been watching his channel for years now. He a very well knowledge person. He talks about many things from Real Estate to all things financial. It seems like everything he shares comes true. He’s been warning us for years about what will be happening in the next year or so. He’s a great person and does a ton of research before sharing it with us. You should check out his channel. But I still believe that we will get to double digits before anything gets better. Santa Barbara is a very strange market compared to the rest of the country but I know that when TSHF everyone will be affected. Nashville is another place that I thought would stay strong during these times but their real estate market is finally being affected by all the layoffs, Inflation and all the other things happening in our country. Venetian plaster? this weeks video was a h e double hockey sticks of a good example why your area is a dream come true for those able to swing it. thanks for taking me along.
No dedicated home theatre either. Yeah, there was a big room with open walls and a sectional, but I like a proper dedicated large home theatre, in this price range. Didn't see a dedicated fitness room either, and that glass floor to the wine room seems dumb. Who's going to sit in a refrigerated wine room and why would you want to be in a fish bowl? Makes no sense. The yard and landscaping and parking/garages were great though.
Loved House #2 - felt so inviting - not pretentious - perfection achieved - in my opinion
