Please don't get fooled, builders in Mahalunge are selling dreams which are far far away from reality and they have hiked the prices which is not worth the hype. IT hub is still in proposed state, dont know if it will ever be approved as Hinjewadi already has all the companies. Only 20% to 30% of land parcel in mahalunge is covered as of now, they will build in phases as huge land parcel is still available. When you have more supply and less demand, the appreciation will be minimum to zero. Think of the crowd, pollution, water shortage, traffic this area would have in coming time period as all projecrs are high rise, means more flats and more families. VTP doesn't deliver any project ontime, so you will end up paying more pre-emi. Also there is a plan to develop Hinjewadi upto phase 13. Try selling your flat and you will know the ground reality, it would be super hard to sell your flat in resale as buyer will have tons of options

I dont know if buyers still know that in the backside of Aethereus, they are building 39 floors of Earth one, so you wont have any view and construction for next 3 to 4 years. Posession in the agreement was June 2024 and now VTP has informed the delay of 6 months. VTP as per my recent communcation has denied compensation for the delay which as per Maharera and court is wrong. I don't think it will be ready even in next 6 months. I didnt pay them 70% of the payment to hear that project is getting delayed. They have launched tons of projects across Pune, so they are focused on churning money frlm buyers and least worried about expediting the construction. Builders invest only 10% in any project, rest of the funds come from buyers. They get the loan at 15%, so they give us a feeling that they are doing us a favor by selling us the flat. On the contrary, we do them a favor.

Also the main areas in West Pune namely namely Baner, Aundh, Balewadi, Bawdhan, Kothrud are getting saturated with very high cost for new properties. I feel the other side of Highway ( Baner Annex) is the place to develop with reasonable cost and migration will take place in Mahalunge. Advantage you get to be just 10mins from Baner with a much lower property cost. If life is good there it should develop. However, as correctly stated it may take 6/7 years to develop and invested amount may see 3%/4% growth. But with population explosion growth is by default.
I have booked flat in godrej and happy with their crm team . I am working with many builders around pune and trust me I am aware about problems faces by people. Non of the builders will fulfill their marketing commitments, but amongst all builders Godrej is better. Booked flat after extensive research on part of future development connectivity, ease of life n lifestyle. If your budget supports you you should definitely wait n watch for area to develop or buy flat in more developed area.

Thats a good question. Lets put it this way, whoever has posted positives and negatives about Mahalunge, I fully respect their opinion and that must have come from their past experience. The way I see it is this township is being developed by the top 2 builders in Pune. Godrej and VTP. And few years earlier this places was an empty land with no infrastructure, so development here will take time. Also, from the feedback I have received from people currently staying in Mahalunge is this places has developed a lot since last year. 3 years from now everything will be functional here. This year Godrej and VTP has already launched their new projects and the cost has appreciated by a huge margin. And these prices are based on the development and demand of the location. A builder can never blindly set any price for their apartment. Lastly, we can take reference from developed areas like Pimple Saudagar, Baner, Balewadi. When development first started in these areas, the land here was nothing but just plain agricultural land and look at them today. So thats the whole game, Mahalunge is being developed and soon enough it will be bigger, busier and one of the in demand location in Pune. 🤞🤞

Hey Congratulations! By the way since the township is still not fully developed so you may see issues with water supply. There are some residents complaining about water issues in one of the delivered projects by VTP in that location. But again once the township is delivered then these issues should go away.

This are wont develop properly for another 10 years looking at the pace of development. Just some random tower’s doesn’t mean development. There is no piped water connections, no proper road connectivity to city and very less schools nearby. This is basically totally disconnected from city. Mhalunge town planning hasn’t been approved by state’s govt yet so people are living in some sort of delusion and false hopes.
Similar to poor road condition, VTP's construction quality is also poor. No resolution on issues (Specially they say it's not an issue). Before buying, ask residents of VTP Leonara, they will share customer buying and possession experience from VTP builder. Every corner of the building is full of water dampness and seepage including parking. Poor parking allotment.

Correct. Flat size is very less as per price. Don't get in this trap of EMI for 70 to 80 lakhs

Was there any flooding recently? The last white tower near the bridge which is a MHADA building was literally submerged in river water
The flooding was limited to the Mhada tower. Did not impact Earth1.
