    Awesome keep on truckin .. looks great....in the event....water was to find its way behind .....due to unsealed metal along the roof walls...say,...would the coating pull away from the walls like skin ... leaving air pockets, wrinkles, and water underneath?....

      yes it is guaranteed by the manufacturer not to lose elasticity, thickness, or its waterproof capabilities for a lifetime.

    So there is no need to apply seam tape at any seams?

      That would be an upgrade to the system but not a requirement.

    Do you need to remove old, chippibg silicone sealant before applying new coat?
    Also how thick should the silicone layer be?

      The finished thickness should be a minimum of .22 mills. But some coatings can be applied with a thicker coat. Yes the existing roof should be properly prepped and repaired before installing silicone.

      primer is not required for metal, wood, or plastic materials. it's 100% silicone. Henry's makes a retail product called Tropicool 887. I've applied it to shipping containers, and most roof surfaces. You should always perform an adhesion test to make sure.

      It depends. Mostly an acrylic base is fine. Check the manufacture specifications. If you are installing over an asphalt roof, you will need a primer coat to keep it white.

      The coverage is about 170sqft/bucket and a bucket typically costs about $400us

    Can you explain the process you use to install them 8 one way vents please I would greatly appreciate it

      Cut a hole in the roof the size of the vent hole on the bottom all the way down to the decking then you screw the top side of the one way vents approximately 4 screws through the flange into the deck and then you flash it or seal it like they did

      Attaching the vents with screws is not preferred@@ReidJohnson35. Only use a mechanical attachment if necessary. Just be sure to flash according to the roofing system manufacturer specifications.

    What coating would you recommend for an EPDM roof membrane....

      Henry's tropicool 887 will go right over EPDM.

      EPDM is tricky because it forms a heavy residue than can be difficult to get full adhesion for silicone. Just be sure to prep the roof properly before installing.

      This system was roller applied as it was only 1200sqft

      Actually 50yrs. But maybe there's other factors he's taking into consideration like the age and prior wear of the roof so far.

      Depends on how thick the layer of silicone is for how many years it says it should last. There's millage measurement guide you can look at that'll explain it and also a millage tool that'll allow you to check the thickness of it while applying

      NDL warranties of 10-20 years are available from some manufacturers, most silicone products have limited lifetime warranties for the product. Expect to get 5-20 years of life expectancy depending on the application of the product

      Silicone is single coat, or should be if done right.

      This manufacturer requires 2 coats@@MisterJohnMorales However there are manufacturers that let you use 1 coat. In the end, it depends on the thickness of the final product. Even systems that only require one coat many times will need additional application in some areas if the desired thickness in not achieved.

    one way vents? must be allowing moisture out?.. shouldn't seal moisture, not good..

      Agreed, But anytime we install a coating or recover system over a concrete deck, we use one way vents for residual moisture. It is just good for the roof system.

      It depends on how large the job is. Small job I'd say in the range of 3 thousand

      It depends on how much prep and repair work is necessary, also what type of surface it is covering. Silicone roof coating costs about $2-$3/ft to buy the product, application usually costs about $.50-$1/ft. So roughly $2.50-$4/ft cost before any profit, overhead, or prep work. Total cost for the system from a reputable company should start at $5-$6/sqft and go up from there.

    What's the difference between silicone and acrylic? Or which one is more effective?

      Silicone can be solvent-borne or air-moisture-cured. Acrylic is water-based and can be good for adequately sloped or vertical surfaces. Acrylic is NOT okay with any ponding water. Silicone does very good with standing water. Silicone also doesn't break down in UV light like acrylic does. While there are situations where I will use acrylic, generally I favor silicone. Oh yeah, NOTHING sticks to silicone... except more silicone. Acrylic can be quite coat-able and paintable.

      @@Dubya84 well said. Never use acrylic or water based coatings on a flat roof. It can be used as a base coat to add tensile strenght to a silicone roof coating but cannot stand alone on flat roofing surfaces. Only use acrylic if the roof is properly sloped and drains very well.

      @@nesq4104 if the product is not used or installed properly, it will definitely have issues. We have had great success with silicone and continue to do so. Unfortunately, South Florida homeowners insurance will not allow for life expectancy of more than 20 years before they will require the property owner to replace the roof system.

      We use a "Butter Grade" silicone to patch any problem areas such as drain ends where there may be gaps in the metal flashing or holes. Then We apply the silicone in one coat. No primer. We spread it thick with rollers. If you do it that way, it's one coat application and will last 10 years guaranteed.

      It depends on the manufacturer, some require an acrylic primer base coat, some do not. It is preferred for aesthetics and tensile strength. Silicone has many good properties, tear resistance is not one of them. Also asphaltic bleed through can result in discoloration. A good acrylic base coat helps to keep the product white and gives it additional tensile strenght and tear resistance.

    If the roof sits under water you should have brought it up to code 1/4" per foot.( building code ) Roof expert i think not

      So you only have a solution if it meets your requirements? Not all homeowners can afford to slope their roof. Your knowledge of code is flawed. This product is designed for roofs that hold water and does not require proper slope. What about coal tar pitch or Permamop roofing systems? These systems also do not require positive slope and are acceptable for new construction. The 1/4"/ft rule only applies if it is required for the roofing system. This roof passed all local plan review and inspections in South Florida which is a very strict code enforcement and ordinance. It was installed in 2017 and has never had an issue. It is inspected every year and is still performing very well. We offer solutions for roofs that sit under water.

      It is Gaco Western S2000 High solids silicone

      When I use silicone, Gaco is the superior product. I live in Vancouver and our primer/bleed trap is red. Had no issues yet. Used Henry's silicone and that was nowhere near the quality of the Gaco. The biggest thing when it comes to this stuff like the majority of roofs is your substrate. It's gotta be really clean , really dry and the bleed trap is a must. Cheers
