  • The roof was redone about 2011. Much was learned during that process. A flat roof does not use shingles and therefore is not subject to the 'no more than 2 layers' policy. Nevertheless, the roof surface membrane was replaced to improve the pitch, add a 'cricket' water channel, increase back pitch to the front roof near the party wall and several other minor issues. The black roof membrane material was 'silver coated' for longevity, durability and to keep roof temperatures low.
    Since that time I have added Karnak 19 roof flashing cement to important areas of the roof as preventative maintenance in an effort to preserve the integrity. I also intended to silver coat the roof every 5 or so years.
    The discovery of the Henry tropicool 887 100% silicone white roof coating came at an opportune time. For many reasons it is a superior product to the standard silver coating. The silicone fills micro cracks, is 100% waterproof, reflects solar heat much more effectively and comes with a lifetime warranty! It was substantially more expensive, but the pros outweigh the cons and was a no brainer.
    I could probably write 20 pages about this roof, detailing the history, maintenance over the years, products and techniques used, and the many lessons learned! If you have specific questions please leave them in the comments.
    Also featured at the end of this video are pictures showing the before, during and after of the stucco rejuvenation on the original 1926 block chimney. If you have never worked with stucco it is a physical messy process and takes a skilled hand! It was a very satisfying project once complete!

    Thank you for the video. Good work! I have been looking into repairing or replacing my Garage roof. It is about 20 years old. If I can extend that then, great. Of all the brands I have looked at and price points the Henry's 887 is one of three brands at the 350.00. I too am going to document my experience. Watching your video cuts down the learning curve.     Looks very nice! For cracks on top of the parapet wall, between roofing material and the metal flashing, what did you use to close the cracks?

      Hi mikey mike thanks for your question. The red metal flashing seen on front wall is my neighbor's roof which caps the transition from roof membrane to shingles. My roof still has the original 1926 concrete tiles. At the top of the parapet wall, where tile meets membrane, a healthy coating of tar has been applied over the years. This treatment has remained weather tight with only slight shrinking and small surface cracking. The silicone was applied here to prevent further degradation and for peace of mind. Eventually, I would like to remove said tiles and replace with metal roofing. At that time, metal capping would be added to all parapet walls.
      Metal edge flashing exists on the back and side of the roof and is covered by the roof membrane and tar. Surface cracking of silver coating and weathering of tar can be seen around the 6 minute mark. Although it looks questionable, the roof membrane itself is in good condition. Silicone was all that was used to fill and smooth these imperfections. No other patching was done at said locations.

    In your best estimation do you think when applying it did it add to the increase surface areas? Like 1/8 or so? Or did it feel/look like the usual aluminium coating coverage?
    What size roller nap did you use?

      Yes, I would say the coating was very thin; say 1/8 or less. Multiple coats would obviously add to the overall thickness. In the video, when I am peeling the silicone off the paddle mixer you can see an approximate thickness. I do recall in the product info somewhere seeing a coverage in sq. ft. at a certain mil thickness. I am not that exact, but hope that helps.
      I have uploaded the 1 year review video; the silicone is still in excellent shape, no rips or damage that I can see. It bonded to my roof very well. When my roof was replaced a silver coating was added by the roofing company. They said they reapply every 3-5 years on their own roof. As to the differences, the silicone is smooth and feels 'softer;' it is definitely more flexible than the silver coating material.
      I used a plain old paint roller I had. Probably from Home Depot, 6 pack in blue is my best guess. Not sure the roller material and or thickness matters too much, so long as it does not come off in the finish coat.

    Thanks for the video.
    My roof has a parapet wall with granite stone on top. I havent been able to confirm, but im worried water is getting into the joint where the brick wall meets the stone. Based on your experience with it, would the henry tropicool be a good option to seal this joint up?

    Saw this stuff at HD, glad you made a video about it. How many square feet did you cover per bucket?

      Hi and thanks for your question! My roof is approximately 550-600 sq. ft. and I only used one 4.75 gallon bucket. The Henry website states coverage is 100 sq. ft. per 1.5 gallons. If we go by this metric 4.75 pail should only cover 316 sq. ft. {(4.75/1.5)*100}. I wanted the best possible outcome and had intended on doing 2 overlapping coats (North to South and East to West), but the first pass covered well enough that the second coat seemed unnecessary. Considering I covered almost double the area based on the recommendations, I can only assume my measurements are not correct or my coating is thinner than specified. However, after seeing the results and being thoroughly impressed, my neighbor decided to apply this product to his roof. I believe he used the same 4.75 gallon pail. Good question!       @@redwhiteandschmoo Thanks for the deets. I'm planning to even out some low spots on my flat MB roof using something like Green Slope (rubber and styrofoam mixed with urethane), which needs to be sealed afterwards. But I'm considering coating the whole roof to maybe extend its life.

      Idk how well this would bond to ‘green slope’ but certainly would extend the life of your roof. That was my goal as well; for $500 or so I have peace of mind. Every torrential down pour and wicked snow storm I sleep like a baby.

    Does it make the roof very slippery? Any concerns in that respect?

      Although it is more slick than the basic roof material, it is not so as to be a hazard. An old (wet) metal roof on a pitch is way more slippery. My roof has a very slight pitch, but is mostly 'flat.' I have never felt the sensation of losing my footing, or even had the thought. I hope that helps!

    I have a serious question. Could you please answer me asap. I am removing all my 25 years old flat roof on my patio. I am still installing new plywood on it now but I am still thinking what to do. After seeing your video, I have questions for you please: Can I only apply the white Henry 5 gallons directly on my new plywood? and that’s it. It’s finally. No black base, nothing else like roofing nails, no top sand papers. My flat roof 12 X 21 feet.
    I really appreciate for your answer asap.

      @quyenth02 if you see in the comments this question has already been asked by @shyrage1. Other users have also chimed in with their opinion.
      Nevertheless, I have some thoughts on your project.
      First, I am not a roofer; if you want a professional's advice please consult with a knowledgeable experienced roofing professional. I would hate to see you spend time and money for your roof to fail.
      Second, plywood is not a roof. It will not last as long as products designed and intended to be a roof. Even if you apply this silicone material on said plywood I do not think it will hold up to the weather as long as the aforementioned roofing materials. So you cant try applying the silicone to bare plywood but I am not sure how long it will last. The silicone is not a cure all bulletproof solution. It mostly helps to reflect sunlight keeping the roof and structure cooler. The silicone itself is also waterproof; thus helping the roof to shed water.
      In sum, do what you think is best for your situation. I would take that extra step and apply some sort of roof material and then use the silicone as the final top coat.

    You look like you are in a cooler climate than me but Im trying to decide if I should do this. I have a 16x51 flat roof on the south side of my house. Im in south florida so heat gain is really my only care. At over 400 bucks a bucket its a tough pill to swallow. Long story short did you notice a substantial difference in cooling. As of right now mine is not coated with anything and is a light gray roll roofing. It still gets so hot you cant even touch it on a hot day. Its 2x8 roof that has been fully insulated to the max. However, I am limited on insulation thickness of the 2x8. Right now its 83° outside and my drywall on the ceiling is 85°

      Hi LGBFJB SUPPORTER and thanks for your question! Yes definitely in a colder climate (Northeastern US).
      As mentioned the roof was overhauled over 10 years ago. Around the same time a full 'gut job' renovation was done. New (everything) electric, plumbing, windows, insulation, and drywall. I wish I had a camera back then; it would have made for many good RUclips videos!
      As it pertains to your inquiry, during that time, both open and closed cell spray foam insulation was installed. It is fantastic stuff! For my application, it was probably the best thing I could have added to the house. My roof is 'flat' but is pitched towards the front of the house. 8 inches of foam was sprayed in the front and over 16 inches give or take in the back. Exact depths besides these two estimations are not known but is it assumed values between 8 inches and 16 inches throughout.
      The summer sun absolutely bakes the roof. Before using the white silicone, on a 90-95 degree day I would estimate the silver coated roof surface temperature was easily 140 plus! Without air conditioning and windows open the second floor was hot but livable. Before the spray foam and with the original black roof the house was even hotter. You could not touch the black roof membrane for more than 3-5 seconds. Being in those conditions for more than 10 minutes was not a good idea.
      Fast forward, with the white coating and the spray foam on a similarly hot day, the house is very comfortable. You still know it is summer but not as warm before. I estimate the surface temperature of the white roof does not exceed 100 degrees. It is easily touched by hand. This is my best estimation, I have not measured exact temperatures with an infrared thermometer.
      A few things come to mind when considering your situation. The first being I am not sure a flat roof with fully insulated 2x8's will deflect or keep out extreme heat. What is or is not thick enough is for someone else like a roofer or builder to comment on. But the thicker the roof/insulation the more energy it can deflect and therefore keep the interior temperature more reasonable. It probably is not an option, but a pitched roof allowing an attic space would be a temperature game changer. If you are price sensitive at $400 per bucket of silicone you are probably not interested at $4000 or more for a new roof!
      In sum, the white silicone will reflect the solar gain making your roof cooler. Will this translate to a lower ceiling and living space temperature? Yes, based on my experience it would. How much temperature difference will it make? I cannot give you a definitive answer but think it would be an obvious improvement on the present situation. I would like to do a follow up video addressing these regarding temperature and other questions regarding durability one or more years after application.
      On a related note, after much research and discussion my neighbor was impressed with the results of my application and used the treatment on his roof primarily to address longevity and temperature concerns. He is happy he did. Their house is noticeably cooler during warmer months.
      At this point, considering how hot your house is, what do you have to lose? Please let us know how it works out.

    $379.00 per 5 gal bucket at Home Depot, if you use Henry 4.75 Gal. Acrylic Reflective Elastomeric Roof Coating, $98.00/5gal and it will look good but its cheap.

      @Natanael Montanez Vega - I was at HD yesterday and 5 gallon is $445! Comparatively expensive but IMO worth every penny. The 100% silicone coating and Elastomeric coating product are completely different; it is an apples to oranges comparison.
      For anyone who wants to do this job once, apply an excellent roof coating and sleep soundly at night (through a torrential downpour) I recommend the 100% silicone.

      @D J - roof is not made of concrete but a flexible rubber membrane laid over wood. This is a typical roofing material that bakes in the sun and can develop 'micro cracks' over time. One of the main reasons I added this silicone layer was to fill any potential small cracks that were developing. There were no obvious cracks at the time of installation and my rubber membrane was in pretty good shape. But the silicone was a preventative maintainable step to fill any small voids with the hopes of avoiding any leaking issues. No leaks before application of the silicone; none thus far. Check out my new video - it is a one year review of the product and condition of the roof - I also take a look at adjoining roofs and briefly compare them.

      Well I did 2 coat is lasted 6 year for me. I live near bay area alot rain&storm ❄ importantly if you have leak near edge must check your Dripping strip normal if roofer build dripping wrong it will leak but 887 handle 👍 must doing correctly get best performance. First layer go side way 2 layer go up down and make sure before u put the material on roof need pre washer clean. Wait until prices drop now too expensive they should drop$ 168 that what I hear from vendor .

Are you a roofer? Have you installed silicone roof products before? Have you ever used Henry products? I wonder what the similarities and differences are. Does your company make any videos showing the silicone installation process? I am sure someone watching this video and reading the comments would be interested in that and to know more.       I work for a clinic the guys are doing new construction on a building so I just asked which is good roof sealant paint. I’m DIY person the pricing is relatively close here the GACO is $499 compared to the Henry cool at $450 so not that bad. My roof is 100% cement no leaks just wanted to make it shine.

      I am not sure but it is worth a shot. I have read and seen videos of people using this on the roof of their RV. Not sure if that is painted fiberglass but it sticks. My best guess is that it would stick to plywood. What kind of project are you considering?

      @@redwhiteandschmoo I have a patio roof that's roughly 100 sqft. The previous owners applied a touch down roof membrane that looks to have lasted 10 years. It looks like before they sold the home, they reapplied a touch down membrane on top of the previous work. My plan Is to scrape the roof clean, re seal and apply new drip edge. Lastly, add this by rolling it on. If it's silicone, I see it working but wanted to make sure.

      @@ShyRage1 Your project is very similar to mine, as you can power wash existing roof (The new membrane), fill any large or obvious cracking and roll silicone on. No need to go down to bare wood.

      Well, it is too late now haha! I had done a lot of research about this process and had not read that tidbit of information. I did not see many 'do not do' instructions regarding application. The silicone seems to have bonded very well to the substrate. Can you elaborate on your comment and share the why.
      Considering your username I assume you are a roofer; do you have comments about silicone (application/longevity/etc)? Silicone vs Silvercoat? Flat roofs? Have you used this product before?
