    How long is the wait to get a new build site approved there? In Canarias it can be difficult, if not impossible. A friend has been waiting 4 years to build on a 90% vacant lot in a small town. There is a very small totally ruined house on the lot. They thought it could be demolished, but the town planing architect objected.
    It can be easier to renovate an old house, as permission is often more forthcoming, but it can still be difficult. Here, you never know.
    I agree that constant professional oversight is a must. Absolutely. If you go away without it, nothing will happen. Nobody here has more than one crew, if that. I've had them come do the bathroom floor, then go off to another job for a month without telling me, and that's after saying they will work straight through.

      Issues with labor are everywhere, The problem becomes bigger when you're in a smaller populated island. I have heard people get building permit approvals in 2 to 4 months. I have also heard in some cases that it took over 6 months. My advise is just to have some patience, we had to. Take care!

    Carlos my question is renting a property to get to know the area before deciding to buy

      I totally agree! The renters we have at our place now, are doing just that. They are living the life for 12 months, before deciding. I would recommend at least 3 months; especially if you are close to choosing the island. Feel free to email me if you want to explore this further. We will be doing more videos on this subject.     I really wanted to know what the new build costs would be as well. Some ruins are still very cheap. For an island that I assume has an aging demographic, I basically assumed that skilled labour would be hard to come by. Since you've mentioned prefabs, do the Azores have any weird regulations against prefabs or certain restrictions?

      There is no weird regulations from my understanding, same rules apply. There was a time that the Gov't was more against it, but it's different now. We will be doing more videos on this subject! Take care!

    Hello, are there long term rentals? 3 - 6, 7 months? I've tried to ask around on my last trip there and it seems there rare. Also, do they tiny homes? Hope all is well, say hi to Laura.

      Looking for info on this as well. We are looking for 2-3 month rentals so we can explore different islands ever year. I’m thinking you have to network and check with real estate agents.

      Hi Susie! Most local rental properties do not want to do long stay rentals, they prefer short stay(higher revenue). I have found and rented out a few for some people over the years. I can do the same for you, Send me an email and the dates! I know a few expats that found a place themselves, but after a couple of months they had to move. The key is to find a nice quality place, these are the only ones we would consider offering. Take care!
