I don't want off grid although not opposed to solar but I desperately need help in looking for some land in NE Tennessee I can afford with enough flat cleared land to put either a tiny home or a single wide. I'd need sewer and water for sure. I have no idea where to start. Would you be open to help or recommend someone and what will that cost me? Even if it has a cabin or house on it that hasn't caved in and could be restored at about the same cost of a tiny home, I'd be open. So help????!!!!!

One of the most helpful tools I find now is the satellite view in maps. It lets you zoom in on the property and the house and land around to see if the house next door looks like a junkyard.

I sold out my beautiful mt property for 3 reasons. The aqueduct was being depleted and well permits were NOT being issued. No water-becomes an expensive parking lot with a view. Two of my neighbors were becoming hoarders of junk vehicles. A newbie wanted an HOA in mt rural property=asinine.
Not necessarily. My dad's was a junk yard and you couldn't tell on satellite maps due to the trees.
One thing that goes unspoken is that most land sales are priced extremely high from the owners. If they are a serious seller, look for land that had a "price reduction".
This really is the best advice. Everywhere is like this, but be cautious specifically in the states of Washington, Montana and California.

@@pandorin2348 Overpriced land. There is land with no water or electric access, bad soil and harsh grades with asking prices for >500k. At that point it’s not an investment, the buyer got suckered.

I saw a price reduction of 1,000,000 to 180,000 on 25 acres on zillow. Old people are fucking delusional and it's an actual problem lmfao 😅
I don't know if I missed it, but slope facing can matter. South facing slopes have more sunlight in the Northern Hemisphere. Likewise, North facing slopes can have less sunlight in the year. Being in the shadow of a hill/mountain can be a deal breaker.

Water rights for well is a big one. I knew a guy who was going to a drill a well but couldn't because the local water district owned the water rights

I'm looking at various pieces of land in the area of Sacramento and knew about being cautious with what utility setups, but there are lots of things you mentioned about the land itself that I need to look into as well. Especially with the nearby nature reserves and intense water issues in the area. Thank you!!

The video made a good point to make sure whether the seller retained gas, oil or mineral rights. You could end up with someone else’s well or pump next to your patio.

Awesome vid. One thing I don't think was mentioned is (at least where I live) financing a land loan requires a much larger down payment. Vacant land requires 35% and Raw land requires at least 50% down
And if you are getting a mortgage to build, the interest rate is usually higher until you finish building, when you convert to a conventional mortgage
I turn 30 this year and I am looking to own land and build on that land within the next 5-10 years. This has been super helpful for me. I live in Maryland and would like to stay in Maryland

Great information and a great reality check. There are a rising number of companies that manufacture factory built tiny homes or modular homes that are advertised and sold in the $50K range. They give people the impression that they can become homeowners for a mere $50K. Reality is very different.
And not alot of areas allow tiny homes either. They are considered RV’s.
Definitely important is what services are available (utilities, phone, internet). Also emergency services like fire department and fire hydrant since that will affect your insurance.
They always ask the distance of one or both. Mainly the hydrant.

I have some useless information.. That was an R44 helicopter that flew over 🙂 Great video! My wife and I are saving money to buy land and build a house. I appreciate all of your points made throughout the video.
When we bought land we had to have 35% down plus closing. Some banks I talked with wouldn't give loans unless you worked or lived in the state and my personal bank won't do land loans because there to risky they said. The other thing was it is raw undeveloped off grid land and putting in a drive able road and a driveway with gravel isn't free I can assure you of that. With prices the way they are now it would probably be alot more expensive now then what we paid.
Find a contract for deeded property and you’re in if you and the landowner can agree to a contract I just did it
I got a 69 x 152 lot .24 acres for $1250 down $500 a month for five years

Several times, you said that we should find someone who can help us determine the answers to these kinds of questions. What kind of person would this be? The Realtor? The Title Company? An Attorney? Or are there people who do this kind of work, like a consultant, but whose job title I'm unfamiliar with?

Hello: You need to check Oregon Land Use Laws. If there is empty property that has never had a house, you might not be able to build a home. Do your research.

I am in Southern Oregon and found a dream lot on a dead end road with 0 neighbors 6 years ago. Well in the last 2 years I've been INVADED and have 0 peace now! And my lot is worthless now unless you like living with a cult and all their fallowers.😪

Jerry, Thanks for the info! I'd like to share something that my wife and I just experienced. We found land that met all of our needs! Unfortunately (and thankfully), after looking into what the annual property tax (cost of land + home) would potentially be, our dream quickly evaporated. Before making any offer or paying any fees for your dream home, it would serve you well to consider the potential property taxes! You might believe that you could afford the land and cost to build your dream home, but after it is all said and done, will the annual property taxes cause you unforeseen hardships after the fact? It's just something worth considering.

sounds helpful. Trying to sell my current house and want to build a Barndominium. the problem is finding the land that I would be alowed to build that style on. To many places have restrictions on what "Style" home you can build...

My wife and I are going to move in a few years away from California to prepare for (but not yet) retirement.
I've always wanted about 3+ acres to build a home and the rest for a garden/orchard and giant workshop/barn. My wife has a no-snow rule, so we likely will spend summers in Michigan and winters somewhere between North Carolina and Florida where we buy property.
This is very helpful. My family farmed in Michigan, so I'm very familiar with that. Less so, with the winter place. My daughter attended college in NC so we know that area from a lot of visits to here during college and liked the area.
There is a lot of good advice in the video.

Great information. Husband and I bought a lot in Colorado. So many people have bought before doing their homework and then re-sold the lot, often at a loss. We were the 4th couple to buy our lot. I’d suggest the order should be bank - builder - then lot. In the mountains, a cheap lot is often more expensive to build on due to terrain. We had an idea of budget, went to a bank and realized reality of budget, found a builder who said, it’s gonna be tight but I can do that. Our builder has been amazing to help find a lot that worked with our budget. But now begins the long task of waiting, then permits then more waiting then building then more waiting.
Congratulations…we just purchased 4.5 acres in the Aspen Park/Bailey Colorado about 35 miles from Denver….we will start the building process on a barndominium in a couple months…

1 Water rights:
A) Atmospheric rights (that is water derived via a machine that removes the humidity from the air and becomes water to use).
B) Surface water rights ponds, lakes, streams, rivers.
C) Subsurface (wells) domestic wells, livestock well and irrigation well) A domestic well can not be used for livestock or irrigation. Be Careful
Mud Districts are for potable water not for stock or gardens.
What about mineral rights
As someone who is about to buy a 2 acre lot, this eased my mind
you need to think about a few more things: development costs for the driveway, and site work. and many more.

Another important thing to consider coming from California I thought Florida was so great cuz everything's on a lake little did I know your backyard is totally unusable on the lake cuz you got to worry about alligators coming up on you can't even have your dog back there unless it's fenced-in

I want to do that to and looking through GIS mapping to find land. Do you know if their are restrictions for building homes in agricultural zone areas. Like what if you don’t use it for agriculture and just for you? I live in California bay area

GREAT suggestions btw!! Many I knew about but some I did not! That you very much!! I wanted to add, make sure there's not a huge quarry or open mine site across the road, next door etc. It can be horrific both with the punishing noise,, vibrations, toxic dust, huge dump trucks speeding by non stop and even structural damage to the home if the explosions are very close. And you can accidentally get hit in the head by flying debris!! I had to pass on several gorgeous acreages because of that.
And lastly, get the soil and water tested. You don't want find out the day you break ground that the property was a landfill and there's biogas oozing up from every crack. There is an entire neighbourhood in Montreal, near to downtown that is living an absolute hell due to the city not being honest and ignoring them but a test would show many things which can be toxic to your health and well being and your ability to get insurance, a mortgage and definitely resale in a huge way!! There properties are uninsurable and unsalable You never know what lurks below!!

Unshaded zone X is actually not in the floodplain, shaded zone X is the 500 year floodplain, and any Zone type A "Zone A" (undefined) or "Zone AE" (defined) is the 100 year floodplain, there are others for coastal areas or special zones but those are the basic ones.

I'm from the north east, and I never purchased land, and I'm moving to South Carolina, and I'm exhausted just from listening to all of this! What is the timeline once you find your dream location? Is it generally a smooth process? I heard that construction costs are soaring because of Covid. What's going on with that and building privately versus purchasing in a development?

This was really helpful. Im in the research stage of buying a house or land Im not sure yet but I’m leaning towards buying land. Im in California near Disneyland, I was looking at homes in newly developed areas that are cheaper but most of them are out of my budget especially because id like about 10 - 20 acres and I don’t want a huge house. It’s for my mom and me to each grow old on or just have plants growing there while we keeping living in the city and have like a weekend project/homestead to keep us busy. Just wanted to share my thoughts lol but all this information was really helpful. Thank you !!

City or some department permit is the key for building a house on your own lot. So far I haven't seen any places across the nation that will allow you to own a tiny home on your lot, not in those tiny home communities.

Good advice! Think about timber rights as well. I've heard that there can be complications with that too.
Not only timber rights, but please check the land around a property: I won't buy near big tree farms, because they aerial spray, and I don't want that for me or my bees. Google earth is your friend (including finding location of nearest cattle feed lot, pig farm, or chicken house, which can lead to noxious odors).

I am not sure if you covered this issue but many years ago we bought a lot that had been part of a 50+ acer tract divided in to 5 smaller lots. I seam to remember the taxes were very low. After we bought it I never got a clear understanding but the taxes were based on either the selling price OR it lost the Ag. Assessment and the taxes went very high. We did get it Ag. accessed because we had 10 or more acres and a farmer grows crops on it it and now the taxes are about $4 a month.
