That 3-5% you always mention may work in the US but now everyone lives in the land of opportunity. In most countries you have to at least put down 15-20% specially for the first time home buyers. Would be great if you give information that works in most countries because those programs you mentioned does not exist outside the US.

Most lenders will ask for you to have funds for closing cost as well as reserves so $75k for a $300k investment property is more realistic.
