I even went to the county courthouse website and found properties with tax leans... but what do I do from there?? Who do I contact now and how. Please help me find the properties and know how to buy them. I only have 10,000 saved so I can't buy at an auction, looking for sellers willing to finance, but where do I look? I can't seem to find rent to own options for a discounted rate like you've proposed...

This is an equation that everyone should burn into their brain. I use it on every single deal. If you are wholesaling the equation looks a little different: ARV x .70 - repairs - wholesale fee to me = Offer Price.

20% is low a little, I would say it is more around 40%.
