- Many of us have Dream of owing a Bungalow or Row House. An Independent House on my own Plot or Land. There are many Plotting Schemes who are selling Rzone Plots at less Prices and claim that you can own a Bungalow or Row House at the Price of 2 BHK Flat. But there are some Risks involved, which I will tell you in this Video. If you want to make a Residential Property on a Plot,
If you are a Farmer, you can own a Agriculture Plot and also make a small House on it. but if you are not, you can make only on 2 types of Plot A) NA Plot or B) Rzone Plot.
So what is the Difference between Rzone Plot and NA Plot? What are the 9 Risks involved in making a Residential Bungalow on a Rzone Plot? And how to check if Plot is NA Plot? See my Video for this Information
So I will tell you Point wise what are the Pros and Cons of Rzone Plot and NA Plot
The only Reason Developers don't make NA Plots instead of Rzone Plotting is that doing NA of any Land is very Complicated and Requires all Proper Papers and also cost Lots of Money which increases the Cost of Plot as compared to Rzone Plot. So Rzone Plots are cheaper than NA Plots. And that's the only Reason People buys Rzone Plots. But there are many Risks involved.
How to know if Plot is NATP Sanctioned?
1) Check the NA Certificate and Sanctioned Plan of the Project
2) Check if any Nationalised Bank is giving Loan on this Plot?
3) Check if you are getting a Proper individual 7/12 of your Plot
So what is Rzone Plot?
It means Residential Plot. That means this Area have all the Resources for Living like Light, Water and Proper Drainage. But still it's Risky. for eg, if Govt wants to make an Emergency Covid Hospital, or any other Amenities like School Hospital is Declared on your Plot, or maybe a New Road Construction is decided, then you have to surrender your Plot to the Govt compulsary. And you only get the Reckoner value of that Plot which is normally 30-35% of that Property. That's the Reason Rzone Developers take more than 50% Money in Cash.
You can get proper Individual 7/12 and Mojni means proper Demarcation only if you buy 11 Guntha Plot. FSI is less compared to NA Plot.
You can also check the Roads are small like 6 or 9 feet Roads and no Open space or Amenity Space in Rzone Plots. In proper Na Plots, Roads will be 18 Feet or more and will have a Proper Open Space in the Project.
Rzone Plotting have Private Layout, not proper Sanctioned Plan. So there are chances of Encroachment on your Plot as you don't have individual 7/12 of your Plot and a common 7/12 is made between 3-5 People or more on a single 7/12. But it is not defined Properly which is your Plot and size of your Plot in that 7/12 so if anyone Encroaches your Plot, you cannot do anything. Developers use a Loophole in this, they make Private Layout and do Demarcation themselves and sell the Plots and then make a Society and give Share Certificate to Buyers of the Plot.
Rzone Plots you get less sq feet for high Price. For Eg, 1 Guntha is approx 1000 sq feet, but Developer will give you 800 or 850 sq feet Plot only stating rest is gone in Road. So I'd you buy for Eg 10 Lacs per Guntha, so your Psf price is 1250 not 1000. So always do Reverse Calculation, means ask how much Carpet you will get and divide the Sq feet with Total Price to get exact Psf price.
Developers also charge Development charges Extra, so they get Money both side, by cutting Plot and also by Development charges
Rzone Plot don't need Rera but Complaint can be done under Maharera by paying a nominal Fee of Rs 5000. Anything related to Real Estate can be challenged in Rera.
Still why do people buy Rzone Plot or Developer make Rzone Plot?
A) Lack of Knowledge and difference between NA and Rzone Plot
B) Less Price
C) Brokers get more Commission on Rzone Plots as compared to NA Plots
D) Developers make Community Project so People gets emotional and don't check much of Legality of the Project
E) Less Complications of Papers compared to NA Plots
So in Conclusion
RISKS OF BUYING RZONE PLOT
1) You get less Sq feet per Guntha
2) Small Road
3) Less or No Open or Amenity Space
4) No Nationalised Bank Loan
5) Can be challenged in Rera
6) No Individual 7/12, Common 7/12 so Encroachment chances and also Problem while Selling your Plot
7) Litigation chances in Future
8) Govt may acquire Plot and give Less Price for your Plot
9) Govt can put Reservations

NA plots mein bhi developer internal roads ka amount add karke hi bolte hai. Yani agar aapko 1 guntha jagah Leni hai to wo 1.25 gunthe ka price lagate hai. Aur NA plots already R zone se double ya 1.5 times price hota hai.
Lekin agar plots Lena hai to NA hi Lena chahiye ya to gavthan ke limits mein ka jiska har ek plot ka individual 7/12 ho wahi lena chahiye. Bechne mein aasani hoti hai.
