haha im a brian b too. i popped over to fruitloop to look for a pdf on rent increase an didnt find it easily. video girl gets it though. was a nice overall info vid. id suggest vids on going through the process upto date. nyc, and suburbs all have different processesesesss. 5 day notice, 14 day notice, etc. etc. all the way to the end where the courts force you to settle.. lol
I had such a bad luck with tenants, they have left the apartment filthy, even with cat feces in the pantry and left me a ton of bags with garbage. and unpaid rent. is hard to screen people. they show themself as very respectable, clean and responsible, but as soon they move in everything change. is very scary. I had 1 tenant that even took the toilet paper holder. I left a toilet paper when they move in because you forget to bring the necessary things sometimes and they were so ungrateful
Good overview but be careful in your descriptions of rent "control" which is different from rent stabilization. Also please verify whether Albany is under rent regulation.
Yikes!! I was considering DoorLoop for property management. You may want to consider looking into Maximum late fees for rent in NY (5% of rent or $50 which ever is lower). Also research minimum grace periods (5 days). All these laws changes in the last 5 years or so. If I were you, I would take this video down.
Obviously I'm watching this video because I have a tenant that just moved into my in-law appt. He's going on his 2nd month now and has been late or short 3 times already. I talked to my realtor that listed my appt and he told me the same thing you state here. 👍

I'm waiting almost 3 years ny tenants have not paid rent, I've spent thousands of dollars on lawyers to evict, its 2024 still waiting...
