The one on my old Condo was a real “leaker” too. Could you use some of the white sealer paint on the bottom foot of the chimney and the tops of the outer perimeter walls to help seal up ? It's so true and even so useful. I'm sicilian me too, living in Sicily where we've a guest house and, you know, each time there's some foreign guest incoming, my wife who doesn't speak english, uses to communicate just by gestures. She said through that way she gets to comunicate better than me. 😄😄

Maybe. For now the rubber paint/membrane has completely solved the problem !

Not sure exactly what it is - kind of a rubber paint but it works great. Zero leaks since September
