  • Thats right, this customer was NOT HAPPY about the change order, but it had to be done. While excavating the patio area, we noticed that the soil was extremely wet and tat we needed to dig more than what was originally planned for. Luckily, the homeowner was understanding and we were able to move forward with no issues. Shoutout to the Applewood team for always doing amazing work!

You say that it was a mystery as to why the soil was mucked. It was obviously the downspout drainage not being directed away from the area. This was a drainage issue NOT a grading issue. But nice job on soil removal up-sale on both. 😆

  • @siliconvalleylife2.048

A good contractor would have installed a French Drain to allow the soil to dry out.
Totally unnecessary change order to remove the soil, but offer no solution for excess moisture.

You said 1k for each dump truck out l, and 1k for each dump truck in… then you said it took 5 in and 5 out…. That is 10k… yet you did a 20k change order. Charging for drainage? Folks this is why I do this shit myself. I pay like 1/5 the cost of this guy charges. No stress, because you are raping your customers.

What a scam. The water was coming from the roof. The drainage would of solved the problem. All you had to do was excavate to subgrade… install drainage and let it sit for a few days to dry. Then proceed as normal

20k for 5 tons of type 2? Wow. This is the biggest rip off I've ever heard of. I have French drains installed in my landscaping every time and Flip houses. I never ever ever ever ever heard of 20k for some tyoe 2 fill. Wow. last patio cover I had installed was 6k. landscaping was 17k but it had 9 full grown palm trees and tons of plants. Buyer Beware. Get three bids.

It probably had a decent clay content. Adding 5% lime to the soil probably would have addressed the issue - along with a drain. Minimum soil removal.

HE said Arizona, your not going to find ground water near the surface
    Often, its a dry clement.
What he has done is made a low water usage landscape.
Thats what you should do in most western states in dry areas. Lower the water usage. No grass.
Or very small lawns. And yes add drainage.
Looks great. I think the covered patio is a cook out area away from the house. That could be an outdoor kitchen area. With a bbq.

You can maximize the amount of profits by only running a single jobsite at a time but if you’re not able to delegate responsibilities to multiple subordinate leaders then you won’t be able to scale from $5-10 million into the $25-75 million range. What you’re doing is very important to build your reputation but once you are scaling up your allowable tolerances to absorb the cost of mistakes will get to a point where you aren’t incurring any new stresses and not damaging your reputation
