It’s interesting to see where the costs are being cut these days. Construction in PV has changed a lot in the last 10 years. Slab front cabinetry with simple pulls, no crown molding and very simple baseboards.. primary was beautiful but again simple. Construction cost have just gotten too high and there’s too few homebuilders. It’s also a weird comment that they needed special permission for the ficus trees because as far as I know, PV has no restrictions on vegetation at all.

Why would the city have a problem with a drought tolerant, heat resistant tree being planted in Arizona? Wouldn't live anywhere that required special permission to plant trees or do any kind landscaping for that matter. That's just stupid. Especially, when it's plants/trees that are suited for that environment.
If I was to buy the house I would only pay 1,850,000USD and I would want to build another three bedrooms in the same style and with the same features as the current ones.
Hard to find a view that also is 100% private. It's doable. But Some people want privacy and a view never even crosses their minds. You'd be shocked how simple and basic some rich people are.

Ficus in general have a tendency of invasive roots. That's probably the reason why you need a permit
