The application of Sikagard 703 towards the bathroom tiles, is directly towards the grouting lines. I believe the best practice is to scrap off the existing grouting lines, apply sikagard 703 and finally redo the cement grouting lines for a long last solutions.
Before applying 703 I need to address the hollowing tiles on the bathroom floor. Is there any suitable grout to first fill those voids through the tile joints without having to remove the tiles?

Overtime, I am sure that the cleaning solutions will scrub away the protective/ hydrophobic treatment on the tiles surface. However, this will not affect the "repaired" water seepage issue, since it has deep penetrate into the substrates (crack lines).

And, most often, it is a lot easier to apply on the entire surface so that we won't miss any spots. However, foot traffic/ detergent might scrub away the hydrophobic film. But usually, grouting lines/ crack lines are the one causing water seepage. You may refer to my replies above on this product.

Yes, you may apply this outdoor/exterior for example on exposed bricks or veneer stones. And usually, as based layer for moisture barrier from inside the wall.

In of physical, #703 is liquid based ready to use, #233 is high viscosity and need dilution before applying. Both share the similar usage. However, I can't confirm the chemical content.
For the balcony, are you referring to the floor tiles? Sikagard 703 focus on grout sealing by emphasizing on deep penetration into hair line cracks. While, 821 is a water based acrylic protective coating. There seems to be similarities in finishing, but the functionality may be different. Personally, I believe that you suggestion might work!

after a month or so water will sip anyway. i 've done this with pye product before. which the same if not better product. at the end mandi kat bawah juga. its hard to find permanent solution if we bought our house from idiot. this problem will not solve until someone bring this issue to parliament for law action to developer or contractor (specifically for bathroom leakage for 2 storey or apartment). which will not going to happen until cows come home.

There is another "prerequisite" that I do advise everyone to do prior using this type of waterproofing/hydrophobic solutions, which is to scrap off the existing cement grouting lines and regrout it again. This apply too to the floor trap/ drainage outlet. You need to remove it, fill up the gaps between the pipe and cement, and reinstall the trap back. All corners/ edges must be well taken care off, including 2-3feet height of wall tiles. One of my client did this, and so far it has been 1 year plus without any complaint.
For toilet/ bathrooms, contractors must be required to carry out water ponding test to ensure that the waterproofing job was done according to specs and procedures. Yes, totally agreed with some shoddy works and irresponsible contractors. The cost of fixing/ repairing is much much higher than do it right at the beginning.
@@kengseong Hi, t007 is cement modifier/ primer. Where as Sikagard 703 is hydrophobic treatment. For toilet, referring to Pentens, you may use T007 and T100 before finish with cement render. While for sika, you may use Sika Top Seal 107 Slurry waterproofing coating before cement render,.

the floor wasn't dry enough, you trapped moisture under the coat.
