Buon anno, Rino! We like these update videos and appreciate your transparency. I can sometimes feel that you are rushed when filming (totally understandable as to why) and think fewer, but longer videos would be a decent idea to try. If someone is watching for entertainment only (and not actually house-hunting) then I think a more relaxed vibe might help. We do like the videos that stroll through a town to give you an idea of surroundings, since location can be really important. Plus, it offers an escape of sorts for those that aren't even looking for property but want to "tour" a town. Maybe this could help widen your audience? Plus, town tours could be done once per town, then any other property in that town you could refer back to the other video and maybe get more views? Especially since you are excellent at putting the chapters on the videos - it would be easy for someone to find the town tour part. I might be alone in liking the property/town info-cards! 😂 I'm usually wanting to pause those on other channels so I can take it all in. If these "chat-style" videos are less time consuming for you then if you needed extra content, you could throw in a Q&A now and then? We, of course, would love to see you be able to transition to more services. Congrats on *almost* getting to 10k subscribers and wishing you continued success and more channel growth in 2025!

For those who need different things or information they can follow other channels. As you said there are lots of others on you tube and elsewhere doing it, but please don’t be discouraged by that as there’s never too many. Every creator has their own unique way of presenting and you have yours. I look forward to seeing you grow and continue this channel without the need to explain your motivations or finances to anyone.

Thank you for your video. Very informative. It is easy to find the villages and towns on RUclips etc so we can look on there. You give enough information in general and sometimes all we would need is the usual local amenities and distance to the coast or ski slopes. So overall I would commend you and your channel for the service you provide. Project management would be something that most buyers would be interested in I'm sure and what agreement you have with a buyer would be your business 😉😉. Tours take a lot of organisation I would imagine but would certainly be fun. What some channels are offering now is a complete remote buying service but again that would involve a lot of input from a lot of people. Overall we value your honesty and you tell us the truth whether good or bad. That is why I will continue to subscribe and I wish you and your family a prosperous New Year. You have your main job, a wife and your kids. So of course it can‘t be an every day thing for you to work for your channel. I hope you will continue your good work. Keep up the good work. Many are here to see the property and not the town. You’ll see complaints on other channels about them spending too much time in the town, so people will complain regardless. Property management is a good idea ; especially for those who plan to buy a holiday home and would pay to have someone check on their house monthly. Maybe they can send you "donation" monthly thru WhatsApp??
Indeed! Bureaucracy for taxes is difficult here, anyways donations are made through paypal, buymeacoffee or patreon so I can download the reports at the end of the year and pay taxes on those earnings :)
My husband and I are planning a trip to Chieti arriving March 5th thru the 8th, and then going to Sulmona March 9th thru the 11th, to house hunt. My question is, how can I get an agent to show us houses? It seems they don't take me seriously, and do not answer my messages. Should we wait to get there and just call one then, or pre arrange before we fly over from the US. We also need to get our Codice Fiscale while there. I wish you were able to show us houses!!! Also, can agents show any house, or only ones that their agency has offered? In the US, our agents can show any house for sale, regardless of who lists it.
Some agents will collaborate (so they can function as a buyer agent, basically), but it's not like in the US where they can automatically show you anything on the MLS. It will depend on if the listing agent is willing/responsive.
Keep in mind the "all fees and taxes included" price you see on another channel is probably hiding something. Better to know the breakdown of where the money is going. If you're really interested in a property, an agent can get the list of fees/taxes for you.
The issue is that they vary a bit based on the cadastral value of the house, the notary and many little tiny things that make it difficult to calculate in advance.
A couple things I'd like to see (or not see). Don't bother with the super low end houses that need a ton of work. Maybe stick to those over 30k? I have to think most viewers that have the money to consider moving to Italy are older and don't have the time or energy to do a large renovation. As far as providing details of each town I would at least want to know the population since it determines the 7% rate. I'd also want to know how far it is from the city center. Thanks for all your effort in providing us these videos!
