I love this technique and can certainly see it's application in many types of shots, but for real estate where the images are likely going to be viewed on a computer screen or phone and only for a short duration of time (resale) this is a whole lot of overkill. 3 bracketed shots in RAW and Lightroom radial filters will get you 95% of the look of this image and will only take 5 mins in post.
It really depends on the cost of the home. This image was shot for both the architect and a realtor. When a house is listed for 4 million dollars, the owner/agent is happy to spend big money to get people in the door to view it. This house was on the market for like 2 years and then sold 2 months after we updated the images. People simply weren't touring it because the images didn't stick out from other listings. But you are right, for homes less than $800,000 this is overkill but Mike teaches very simple real estate techniques in the tutorial. This section was more for high end commercial clients like architects and commercial properties (hotels, restaurants, tour attractions).
Fstoppers Fans Lets say for a 1 or 2 shots over the course of 2 days i understand. But realistically if it is going in the mls or zillow etc it will need more shots. Most agents want a minimum 20 photos usually for a 1,500 sq ft house.
This home looks like it could easily be 6,000+ sq ft or whatever really i mean realistically even a 3,000 sq ft home will need 30 photos to showcase it properly and do it justice.
So if this shoot took 1 hour and then post editing took 1 hour to get one final image that is excellent sure i get it. But 99.9999% of agents will want more. And also keep in mind, mls, zillow, homes.com etc they all reduce the quality of the photo as well.
I can achieve the 95% of the same results with just 3 bracketed shots and some quick and careful highlighting/editing AND deliver 30+ shots in 1 day that online will essentially be so close that only someone really keen to photography will notice.
Great job though, but if you are in it for the $$$ this is not feasible. Take care.
Ezekiel Daniel I am a Realtor and photographer and I endorse this message. When you upload your high resolution images to MLS they lose a lot detail, dynamic range, and clarity. I have accomplished some pretty nice dusk/night images by simply bracketing in my 5D Mark III and editing in Lightroom.
Oh, and as someone with over 10 years of experience in real estate sales in the Charleston area, I can tell you if a home is priced right it will sell regardless of how nice your images are.
Yup. Most of it can be done post processing, get pretty close to this or even better. Show plenty of catchy photos, instead of one perfect photo. They sell just as well if not better. This method is good for artistic pursuit eg. if you want to win award.
Oh by far it's overkill. But you won't get the same quality, no matter what they do. And this guy gets paid to do the very best, overkill work possible.

9 minutes and 30 seconds of my life to find out I've learned nothing and just watched a sales pitch. Selling stuff if fine, but could have done it in less time.

surprised he didn't talk about the flash gel. Thats a pretty crucial part, maybe the most crucial for getting the correct lighting. With a take strobe, this wouldn't turn out the same

Yeah we hope you can take something away from free content like this. Obviously Mike shows you how to be fastest and more efficient throughout a shoot as well as tackle other issues that are common with this sort of thing. But yeah, this is probably 40% of the overall technique he does.
If you're good with photoshop you could probably do the same thing with a handful of images, from day to night shots during the golden hour. I make 3D renderings for Architects and do it with those.

Good result but it does seem a little over kill. The green hedge on the far left is too bright. White light on the palm tree makes no sense for a dusk shot. Also for a dark sky and the front of the house to be so brightly lit doesn't make sense when there are no visible lights outside.
Funny... I was thinking the same thing. Makes it seem like there are spot lights when in reality they don't exist, making this house sell what it doesn't have.
well its selling a feeling and is using a bit of artistic freedom. That being said, unless this is for a magazine cover or some other special case, way over kill for real estate photography

I was curious if you guys have looked at things like the "Live Composite" function available on Olympus cameras. It seems like this would be a cool way to do a lot of your painting with light in the camera itself and see the results live as well.
Hotels, restaurants, and maybe new home builds to help sell the neighbourhood make total sense. I'm not convinced about resale though (I do this work for a living). However, if a home owner can afford a 4M home it shouldn't be difficult to sell them on the cost of this service, but the reality is practically zero buyers would be able to tell (or even notice) the difference.
Yeah the tutorial tries to cover all things architecture so if you want to shoot homes for Zillow or the new Vegas Hotel you can learn a bunch of techniques. I'm not sure buyers don't notice though. They may not understand that a bunch of work went into the photo, but when you are looking at listings and all the images are shot with a fish eye and HDR'd in photoshop vs another listing where one image is amazingly composed and lit with "studio" lighting, the potential client is definitely going to click on that image. Real Estate Photography is all about just getting someone to look at the house and setup an appointment to visit it. In many cases the nicer homes need to show off a beautiful ocean view or golf course view and if the photographer doesn't do a good job to show off that view while positioning the camera inside (living room looking out), then you can never tell from a thumbnail that the house has an amazing view from inside and that listing will often go overlooked. I've now shot 4 homes here in Charleston for houses that weren't selling or even having showings (all homes were above $600,000) and all 4 of them sold within 1 month of the updated photos. What's crazy is we were only hired for one single photograph, a hero shot that was the main listing image and were paid $1500 per house/image. So I think it's safe to say this style of photography does sell homes and is worth the time/money for luxury homes. Imagine how much money is lost every month these homes sit vacant or if the seller has to stay in them?

Don't get me wrong, all of what you said I agree and I understand/know that this works, I've done it many times myself! All I'm implying is that you don't have to go to this extent to stand out from the poorly light, poorly composed, HDR, cringe worthy FE shots, and cell phone pics that agents use. If the home owner wants an amazing twilight shot as a parting gift, or if the image is going to be used in builder contests, or long lasting promotional material then by all means! For a simple resale this is far more than you need, even for an estate shot (which I also regularly shoot). It's still a killer technique though!
Clinton Spindley Pretty much want to echo this. Yes, there are a lot of cringeworthy attempts at tasteful hdr that look anything but tasteful. However, give me this raw file, just ONE shot at regular exposure. And i PROMISE you i will return an image that is 95% as good. And do it in less than 15minutes.
You would notice of course, because THIS is what you do. But 99% of the public wouldn't. Please don't take this as me saying anything bad. I want to congratulate you on your skills and all the success you have but what i say is still true.
Do you compose your image out of RAW's or jpg's? Because my PSD file is probably gonna get really hefty with uncompressed 14bit RAW out of my d810, which will as well slow the computer a great deal.. And if you use jpgs, what colour profile do you use?
Tough to answer this for you. You need to be aware of what your market will enable you to do/charge for your work and build your workflow around that cost so that you can work efficiently and cost effectively on your own end. I rarely see the need to shoot more than a single medium quality jpg, however will use a single RAW file when shooting for a builder or contractor so that I have more latitude in post. Their images tend to be used for much longer periods of time and are subject to higher scrutiny than a real estate agents images are. All my post work is done in LR using a workflow that I have built myself. The only time I use PS is when I need to remove items from the image because LR cloning is horrid.

His work is fantastic. Many real estate agents do their clients such a disservice with the photos they post! It's shocking! The people who hire them never think to check out their online listings. If the homeowners looked at it from this perspective, they would be horrified.

I don't understand, wouldn't he be in every shot if the camera is on the dock shooting from a distance & he's triggering the flash around the property? Do I really need to flash on everything?
No, but it does help. If you don't want to use flash you can bracket your shots to bring out more dynamic range in post which basically was his main goal in this video shoot. The key here is knowing how to use Photoshop really well. It's certainly not difficult just takes some practice.
Why do you need a monopod for the flash? Is it possible to just hold it?

this can be done with simple bracketing of 3 to 5 images. the dusk/sunset image can just be grabbed on google so you dont have to wait for hours for a dark sky.
well grabbing random images from google is illegal and the lighting will still be off.

Honestly, going to have to down vote this one guys. Not your best work, any way you stretch it. Usually I can walk away with a few pieces of usable knowledge -- but like others have mentioned -- this was nothing but a fancied up teaser sales pitch. The only useful part was under-rated gear, which is admittedly, probably helpful to anyone just starting their photography journey. Waste of 9 minutes, and contrary to the videos goal, made me less interested in buying the tutorial (when I was actually considering it...)

he means the same photo taken on a tripod but with different exposure values to blend later in photoshop.

I think he missed the $300 camranger in the total cost. If he used a Nikon he could have used the $40 wifi dongle that tethers to your smartphone. Though it does't allow for remote control of your cameras settings.

YOU HAVE GREAT AKILLS AND PHOTOGRAPHY KNOWLEDGE, IM loving your work big time, I'm just a hobby shooter and I'm learning all the time, youtube is great isn't it ha, I'm a big beleaver in it's not the gear it's the shooter, to a point of course, you have proved that u don't need to spend a crazy amount on full frame and L lenses to get pro results, I use a canon 60d and I don't see a reason to upgrade, I own one l lens which is 70-200 f4 IS, and my other lenses are lower priced, I am getting the 24-105l soon, but used of course lol, your results are the reason I don't buy massive amounts costing massive amounts, u don't need to, I own a Panasonic gx 80 also, great camera but like canon more ha

You learn the process in nine minutes and 30 seconds to get the details you need to purchase the tutorial which is an hour long. Nothing wrong with this video. It does teach you the process. You need to pay for the details.

Interesting behind the scenes info. This house was on the market for 2 years with an asking price of $4-5 million when we used it for this tutorial. After the realtor changed the MLS photo to Mike's image of the kitchen looking out to the water, the house sold within 45 days. The realtor, not us, claimed that the reason the house sold was 100% because of the eye catching lead image on the MLS listings and I believe the buyer was not local. The photo literally allowed a buyer to see the listing, fly down to view the property, and it sold a month after we photographed it. The moral of the story is that fake or not, these photos are for advertising and grabbing the initial attention of a potential buyer. The house wound up being the most expensive house to ever sell on James Island in Charleston and the buyer, seller, and real estate agents were all happy in the end. -P

It's not because of the gear I use and you don't need a computer. (proceeds to use camera that 90% of the population deems too expensive and $800 worth of name brands tripod and extras, then photoshops on a high-end Mac for an hour.)

are you fucking stupid? People buy 1k phones, how is 800 dollar camera expensive? So many people already have them too used for taking stupid family photos. 2nd, the average joe isn't buying this. Its photographers who want to get into the field, so for them its the cost of entry into the business. Considering how you can get equipment that in the 10k plus range, it is budget relative to it. Youre not suppose to be doing this as a hobby, its suppose to make you money if done right. You can literally afford this with a min wag part time job! Take your broke ass some where else.
