As a condo unit owner the reality is not all the time the unit is tenanted and not all the time the rent rate is more than your bank mortgage, thus the cons is if someone has no emergency fund in case that the unit has no tenant, and owner becomes jobless, the unit becomes foreclosed and credit score brings bad reputation and this is the Big risk for a growing nation amidst crisis

For buyers, also include in your computations the monthly bills such as Association dues, shared services, insurances, property tax, your units electricity water and gas internet bills.
For high end condos and units, some of these bills might be very challenging. Hope this helps!

Hi po Sir Will! Possible po ba talaga ang 6% interest for 20 years na loan sa banko sa pilipinas? Nag scout po ako ng ibang banks pero 12% po ang interest nila then for 10 years lang ang max loan term for condo. Please advise po kung anong banko masuggest niyo that offers lower interest rates and longer term loan. Thank you po! More power!

That’s a very informative video! However, I feel like pre selling condos now are way more expensive. 5-7mill and Rentals won’t fetch that high of a value anymore due to COVID 19. Any tips Po sir?
There is another option. You pay extra payment applied to principal. It will shorten the loan period and decreases the interest. Just ask your bank first regarding their policy sa extra payment applied to principal.
Sabi sken ng isang agent hindi daw gnun sa bank. Sa pagibig lang daw yun. Sa bank kpag naghulog ka ng malaki, mababayaran lang daw yung succeding months. Hindi iikli yung payment terms. Hindi rin liliit ang principal. Gnun pa din.

Sana ma-eye opening sa mga naginvest - a 20yrs loan will turn to be a nightmare kasi may point lang na madulas ka financially you will lost your investment- foreclosed balik sa developer unit yeah you can sell but timing is needed.. So payoff your loan immediately. That takes great discipline and when you are debt free you can breathe.

No pre - termination fee.. better to pay off all after 5-8 years.

Those who are renting houses before are transferring to condominium units since rental prices went down. Current rental is P 25,000 with balcony and P 23,500 without balcony 😊

Yes, normally 30 days bago mag end ang contract ng renters dapat alam mo na kung mag renew cia or hindi.. so kapag hindi, pwde mo na agad i-advertise un condo.. pra pag alis ng renter, meron agad new coming in..

Pag naka sangla ang house and lot sa bank po kailangan yung may-ari sa kanya nakapangalan ang TCT at Tax Dec po. Yung mga other permits na tinanong niyo po hindi na nila kinukuhanan kasi appraisal yung tinitignan po nila 😊

The tax I mentioned is the Real Property Tax ( Amilyar ). Once maturnover un condo mo, you need to Real Property tax. Katulad din yan ng House and lot na meron babayaran na tax yearly. 🙂
