    Love the program - very worried if you have a water leak in the kitchen that you would have to replace the entire wood floor.. breaks between rooms is not a bad thing... Can't wait to see the finished home!

    You did good getting the house conditioned and hopefully the floor wood too, but as thick as your flooring is n being nailed you’re probably gonna be ok on gapping, only thing to manage now is protecting the wood from water areas like kitchen n 1/2 bath n utility room I would certainly put the washing machine on a pan that drains outside and screen the drain to prevent critters coming in? But absolutely beautiful and well worth the time n money 💰

    Is there an alternative to using felt paper for the floor underlayment?
    Another thing I noticed is his concrete block footings only has one vent hole. If a water leak happens and the ground under the house gets saturated then it will have to vented and dried pretty quickly to prevent warping of the wood floors.

    • @ArkansasHomesteader
      @ArkansasHomesteader  3 года назад

      Yes there are many synthetic underlayments available now days. But the felt is readily available, cost effective, and has an incrediblely long track record. I found no real downside to the felt when I looked into it. As for venting, there's a lot more than is easily see looking at the house from the yard. I have 8' wide porches covered in 5/4 planks which are roughly 6 inches wide. There is a 1/4" gap between each board. Combined they would make a gap 4" wide all the way around the house. The porch are a total of 112 feet long. Which means there is 28 sq ft of venting through the porch, plus the two access doors. I know you mentioned broken pipes but others have mentioned dampness in general, I can tell you it stays bone dry under the house year round. Since the house is perched on a hill the is no ground runoff that ever comes close to the house. If we get a heavy driving rain sometimes the ground under the porch will get damp from rain blowing onto the porch, but it dries off very quickly and never makes it to under the main structure. I have been keeping an eye on it to see how it deals with waterand so far there have been no concerns.
