    I didn't read all the comments or watch the more recent videos (yet) but that trim looks like picture rail. It allows you to hang art without putting holes in the walls.

    Did you have a structural engineer look at it before you bought it? Need to check the roof and foundation first thing. Also your side yard looks like it has concrete for a driveway to park your cars in the back. I would put a closet in the bathroom to hide the install of a washer and dryer in there. Possibly where they took down that wood organizer. Congratulations on your fist home. Very exciting to see what you do to it.

      and i love that the modern era is starting to include the pocket doors more. Most of the newer homes I have shown to clients include the pocket or sliding doors if not pocketed.

    OMG. I'm so excited for you! If it were me, and it was in the budget, I'd switch the places of the first bedroom/office and the bathroom. Cut that room in half and make a walk in closet for the main bedroom, (hallway side could be the bathroom). BIG DREAMS! Good luck y'all! I'm excited for you both!

    Beautiful old home congratulations. I have a suggestion and this is coming from a place of knowledge been there done that .Hire a contractor to do a walk through with you to discuss your dreams and plans .Some things are not doable or suggestible bc of structure and logistics.Example I heard you saying you wanted a pocket door in bathroom however you have a switch plate with 3 lights on the wall unless you plan on rerouting the electricity $$$ a pocket door can't maybe pass the wiring that could be back there .A contractor can tell you what's costly what's ok and what is going to create other huge issues .I restored an 1852 home and I have regrets that's one .

      Thank you!! Also, great eye! We’re currently working on the bathroom and that’s the first thing we realized. Things always turn out different than you expect with old homes, but I’m realizing it’s a good challenge. I’m always open to advice (esp from other ppl who’ve renovated old homes!)

    Congrats, I absolutely love it! ❤. I'd turn the current second bedroom into the kitchen, and the current kitchen into an ensuite main bedroom. I'd also add a guest bathroom and laundry closet for your washer along the hallway, and the current bedroom 1 will become bedroom 2 . The current living room will remain where it is. I'd also add an outside door in the new kitchen area to access the backyard.😊

    This house has so much potential. So curious as to what the original floor plan was like.

    • @realtorforlouisiana
      @realtorforlouisiana Год назад

      It very likely is still in its original floorplan. Most of the 1890s era homes were built before the levies and so they were raised above the flood risk. Many modern era folks turned those into additional living space. If you would like to learn more, just let me know.

    Don't tile everything. Homes didn't have closets in those times. Don't put in closets
    Wardrobes we're used. Black floors were done to protect the wood because it's heavy paint.

    Hello young homeowners, entrepreneurs, creators,stars💛, I’m Rena aka a New Orleans local (that makes content but that’s not why im here🤣). It’s nice to Emeet you Soysocks and Tyler 👋🏽. Recently I’ve been intrigued in the City’s history as it comes up in my daily life. Example: how the ancestors valued family and connectivity enough to access outside from the bathroom, in a spiritual essence that’s deep.
