      Nice to see this here. A lot of folks downplay the role of advisors until they’re burned by their own emotions-no offense.     Even for adjusted AFFO, it's barely double in almost 10 years. Anyone who thinks this will outperform the s&p 500 long term doesn't understand investing. Forget the dividends your buying an underlying business

    Top tier reits already regained much.
    And will profit good coming year.
    But O is very big and growth potential lower, will still do good.
    Better alternatives out there, essential property realty trust as a pier

    Any growth in AFFO/share means the company is creating value? If they issue $3B worth of shares and with that add only 1$ to AFFO/share is that still value creation for shareholders? It's not just about growing operational revenue but the cap rates, meaning the internal return on the capital they deploy. Just like every company. If the cap rate on all their properties was 1% they would still grow AFFO with every expansion but it would NOT be a good investment or good ROIC. I never get how people ignore this with REITs. What am I missing?

      I agree, people are struck with dividend delusion and they overlook the underlying reality of the business. A very lousy long term investment imo

    Very solid video, I agree with your analysis. I am kicking myself that I did not buy O at a 6% yield… On another note, have you ever looked at NICE stock? To me it looks like a dominant company in a growing market with a narrow moat. What are your thoughts?
