- Realty Income (O Stock), also known as "The Monthly Dividend Company", is one of the most popular REITs in the world, but I think these other real estate investment trusts are better investment opportunities. They are similar high-quality, blue-chip dividend growth stocks that are undervalued and offer a high dividend yield, but they are smaller, have better growth, and offer higher total returns. They have outperformed in the past and I expect them to crush O Stock's returns in the future as well. One interesting REIT that you didn’t mean here is Big Yellow Group. The self storage based in UK. Interested in investing into it from the US though.
Oddly enough, actually bought in a position in McDonald’s as well. Although not listed as a REIT, it’s business model resembles one more closely than a burger chain

My concern with VICI is double concentration, one city and one industry. This is a huge risk.
what is the one city and one industry?
I am skimming through their website and I see MGM, hard rock, pure casion, caesars, the venetian. I am assuming the city would be las vegas.
If it is vegas, i don't see the risk to your concern/argument.
@@tradeswithjohnnie Vegas and gambling. You may not think one city or industry are risky, but can't argue its as narrow a concentration as you can get. To me, that's risky but to each their own. I think there's better diversified REITs paying a higher dividend with good growth prospects that are much less of a risk. But VICI price is down, way down, so to some there's a buying opportunity.

I’d like to add maybe some other UK REITs to my portfolio and I’d love your analysis of them. British Land, The Unite Group, Tritax Big Box, Lexington Realty. You’ve been very insightful on Big Yellow, which is my only UK piece in my portfolio.
Which one is your favorite of these names?
Wonder if British land may be on dip, I’ve been trying to get through their investor meeting on RUclips from 7 months ago. They have a high dividend yield but I don’t know who is cruddy management over there like you do.
I like the idea of unit group. Seems good regular tenants as college housing. But I don’t know if it’s similar to us college market.
Tritrax may be in dip too. High dividend yield. I think online part of its portfolio may be causing it to be undervalued.
I like that LXP have offloaded their office portion of their portfolio they really leaned into that heavily in 2018 ahead of Covid and that their debt maturity is low. But with all of these I don’t have the tea like you do on management

I don’t agree about Data Centers becoming obsolete. Cloud based storage and services will be necessary for many years to come.
I share the worries about the depreciation cost of such REIT’s… and I absolutely agree about EQIX and DLR being too expensive currently (because of the AI craze).

Thanks, Jussi, for an interesting presentation on these three REITs as alternatives to Realty Income. Good stuff! I am already long VICI and ADC. While EPRT is also interesting, it's dividend yield is too low for me and the valuation is a bit rich these days. Your video presentations are always thought provoking and interesting.
Agree Realty Corp REIT ADC only pays 0.25 cents and the reit trades at $ 71.05 that is way too much money for such a small dividend. I would pass on this reit.

ADC and VICI are excellent. Haven't heard of EPRT, will take a look. I also like AMT, PLD and PSA due to their high market caps and stability. That being said, O still looks like a very solid value here in the low 50s. I am adding shares instead of looking for alternatives at this time.

What I don't understand is if the casinos are making so much money why don't they buy the buildings they rent or build their own? Where do their profits go? Say the casinos get a loan to buy and after 10/20 years it is paid off then the rent they are paying now will be just profit which they could distribute to their shareholders. Why don't their shareholders ask why aren't the casinos buying their own buildings? Is there no other land in Las Vegas to build on? Having all your buildings in one city is the exact opposite of diversification. How do people arrive in Las Vegas and what percentage by air? What happens if those worried by climate change (including me) start campaigning to stop air travel (not me), after all jet engines do not have catalytic converters or any pollution controls at all as far as I know.
I would like to have all these questions answered before I invest in VICI.
It is not capital efficient. They can sell the building and use this capital to grow the casino business, which will generate them higher returns on their invested capital

VICI and O are in my top 5 holding. Up 25% ish on both. Super happy with the passive income (reinvested) on both of them.

I own ADC and O, I would like to diversify and think some of the Canadian REITS are quite compelling. Maybe you can cover some of these in the future? for example Choice Properties seems to be interesting.
Have you checked the european ones ? The dividend yields are quite high.
@@snoomtreb yep, as i am german i had a look at some of them but they cut dividends quite often and often just pay annually
@@timsosa9605 I'm from Belgium and there are 2 nice ones I own (Cofinimmo: old folks homes mostly (10%) - Ascencio store on highways (9-10%). Don't know how the taxes work in Germany though, cause if we buy foreign REITS we have to pay double dividend tax... So that would beat the purpose.
@@snoomtreb thanks for these suggestions, i will analyze them. The foreign tax of belgium, france and germany are unbearable at 25-30% for foreign investors :D . as jussi said Big Yellow is quite nice and i think some of the ones in Singapur (Keppel etc) too...0% foreing tax and good track records
@@timsosa9605 yeah i have a US reit (EPR) and US tax + Belgian tax eats 50% of the dividend. Which is annoying. Almost have to sell it right before dividend as its a 4% hit.
