I don't understand why the person showing the property has to be opening cupboards and exaggerating about the space as if we can't see for ourselves. Another point is that the area space is small, yet the person shows stating there is a lot of space.

Like Deezer said, realtors will lie outright to you, they will tell you it’s a good house while it’s falling apart. In every aspect of life, they lie. They soon fix the road, they soon fix the water supply, they soon fix the ATM machines. Jamaica is beautiful, but it’s a very dysfunctional society with little to no accountability. Thank you both for sharing this information. A petition was launched demanding change in Jamaica because the homes are not being built properly. A lot of residents at Pyramid Point are still going through the process as the developers Manukah is still not taking accountability, leaving the residents with mold, sewage, roof, electrical , water issues to name a few. I pray investors do their due diligence and look into buying from developers who take accountability and address the issues if issues arise.
This can’t be allowed so many people from the diaspora group or people who are descendants of Jamaica parents are buying property in Jamaica and are being left with a hard pill to swallow. Paying a large amount for a property that requires substantial work to make it liveable.
Thank you for this information. The government is at fault because in China they CANNOT build and sell anything like this. I bought a gore home about 3/4 years ago and there were mis-matched tiles and The finish on the house is very poor I. Many aspects. Unfortunately I live in the U.K. and didn't see the house before the six month period to complain ended. But on the plus side, I got my key and a house. The drainage is very bad too. Water is settling around the house when it rains. This will cost me to fix, which I cannot afford now. Jamaica needs to be more accountable and there is too much pay under the table for favours and passing things.

I paid down 5 million jmd on a house from Out of the Blues development and when my lawyer did the research someone else had paid down on it too. @@DatMiSehTV you have to do a vlog on living in Manchester. Homes there are over run by mold due to the climate. It's Jamaican's dirty secrets. That's old and new homes. A family member of mine lives there and mold grows like wild weed on the property she rented. She says it's not just where she lives but most homes there has molds people just live with it. Mold gets into suitcases in plastic bag and the stuff in them.
A proper concrete mix requires a ratio of sand, aggregate and portland cement. Properly mixed mortar will continue to get stronger over time, for instance my Father's 50 year old house is so strong that nails made for use on concrete walls bend instead of going in. At Pyramid Point, they added Marl (typically used as backfill or for sub-surface on roads) to the mortar to save on the cost of using a proper mix. This not only results in an inferior product, but over time, instead of getting stronger, it gets weaker. The mold is caused from the Marl soaking up water in the walls. It might be considered underhanded of them to use Marl in the walls, but it is downright criminal of them (to the point of attempted murder), to use Marl for the roof decks. These decks WILL begin to fall apart and collapse in the years to come and will most certainly hurt or kill someone in the building.
I should have provided a (sort of) solution for anyone with one of these homes. I'm not kidding here, although these fixes are expensive. First, you have to build a roof on top of the existing structure, an entire new metal or asphalt roof, to cover everything and keep rain off the provided roof deck the house currently has. Please do not waste your time & money thinking there is a fix for the current roof, NOTHING will stop it from leaking, no special paint or tar, no hacking and recoat with cement, NOTHING. Secondly, keep water away from the walls, landscape the ground and use high quality oil paints on the exterior walls. Third and most important, keep the house closed, sealed as tight as you can and run dehumidifiers day and night in addition to AC. If someone is attempting this fix, I would highly recommend they get a solar powered split AC - This is a self-contained unit that has its own solar panels, properly installed with a few additional items it will run the AC and humidifiers for the house, so basically after the initial expense it runs for free. These steps will actually make the house liveable. For the solar AC, I'll make a suggestion (since I have my eye on buying one myself), search for "EG4 hybrid solar mini-split", their 24K BTU runs for US$3,000+.

Bought a new luxury apartment in Kingston last year, I was the 1st to move in and after having my 1st shower, the entire apartment below me was completely flooded and that was the beginning of many issues to date. Some apartments the owners are not able to live in them and still paying mortgage, insaneeee.The entire development is still not insured to date which is mandatory. It’s a nightmare. Spend millions to get it to where it is now but Wish I’d seen videos like this before, instead of all the hype that encouraged me to buy in Jamaica, I would’ve done more research before buying. We bought a 3 bedroom home from Kemtek Development in the gated community of Stonebrook Manor in Falmouth Trelawny 4 yrs ago and so far we haven’t gotten any issues.
That’s great! Kemtek also built Draxhall Country Club and Draxhall Manor in St Ann, and as far I know they have no issues either. There seems to be less issues with older developments. It’s also important to highlight developments were residents are happy with their purchases. Thank you

How to manipulate the algorithms to appear you've watched the video, the automatic ads should come up, let it play, click the button on the ad; a new tab should open up. This shows interaction with the ad. Close the tab then go back to DMS video. Let the first ad play cuz it's short so you can get paid, the 2nd ad usually is longer. You can do the same thing. If the ad has played and it says skip, you can skip it cuz they mostly want to show the ad from the beginning and show some form of interaction so they can log that the business did get a digital interaction from RUclips. Sounds like a win win all round for RUclips, the advert and the RUclipsr. Try it. See if it works.

Don't deviate from building block and steel houses in Jamaica. Build your own house. The government must take these crooked developers to task. They need to put laws in place which included prison time for crooked developers.
These problems are not solely a Jamaican one, these problems happen in the UK and the globe. Carrying out Due diligence as stated is the key, hiring independent professional building consultants would be my advice. Independent from the developers team.

Well Richmond is a much older development and phase one is about 15 years old. No issue with Richmond other than some homes having issues with termites but I know it’s not all homes. At least you can treat for termites. But on the whole no issues with Richmond.
I have left Jamaica many years ago so I have no clue whats going on there. Can you tell me who are all these people buying such expensive homes? From the prices of the properties I doubt the typical hard working Jamaican can afford these homes.

Have you ever thought about you offering these home owners (that approach you) the opportunity to check the homes that they have bought, checking with the builders and sending pictures of material being used (being their eyes) for them? whilst they are not in JA. Just a thought and maybe charging them for your eyes on what you see on their property, just like if you were a building manager on a site, i suppose this will have you getting in volved in the contractors / development saying I am working on the behalf of such a such person, "You know what I mean". This is a great idea you have put together for your viewers, Just a through because i know if i was to buy a property in JA, i would want someone to be my eyes and ears on the ground for when i am not there and i would employ yourself. So sorry to hear this. Out of the Blue has been plagued with various issues concerning the developer. Please get in contact with the GLC. The General Legal Council in Jamaica and also St Ann’s Municipal Parish and let them Know of your situation
Parish council inspection are mainly focused on steelwork details and basic order of layout. No checks are done on concrete quality, plumbing, electrical and drainage. If u ask to see the inspection checklist it would be clear to all. What you are stating is minor to the extent of the problems being faced

I searched Whitehouse Beach Club (Westmoreland) housing development in Jamaica and there was only 12 posted reviews, all positive. Ironically under 1 year post. Maybe they removed the negative reviews??
It's true. I know someone with a home in Pyramid Pointe. Their house is towards the back and the land is receding. So the backyard is falling down into the gully. They had to get structural engineer to build up the ground. It's a mess and a lot of $$$$.

I'd suggest possibly speaking to the current residents to find out if they have experienced any problems if you can, but like I said we've not heard anything negative with regards to Genesis Manor. Multiple buyers have come out to talk about their unfortunate experiences with their new homes. In the same way that I name the developments when I showcase or highlight them, is the same way I’ll name them when highlighting the issues. Whilst I understand your concern and am appreciative of it, the fact is that none, not one of these developers of the developments named have denied that there are problems with the homes they have built. On the contrary they have acknowledged that there are issues, but that’s all acknowledged there are issues without doing much or anything to resolve the issues.
The Municipal stopped checking to confirm the build quality of most of these new developments. Seems like they get some money from these developers to sweep any and everything under the rug. Smh
You guys have INTEGRITY! Unfortunately, it takes more than just a few good people to keep things on the right path. All this new development yet nothing in place as far as enforcing building codes. The building in Miami that collapsed is an example of corruption that ended up in 100 people killed. The engineer plans were approved, but what was actually built wasn't the same plan as far as the structural columns. There was also a question of the kind of sand used for the concrete. Even with processes in place for codes, corruption will derail everything, and to know Jamaica doesn't even have some of this in place to begin with is very scary. People's hard earned money and literally their lives depend on everyone doing the right thing. How can anyone even do their due diligence if nobody is willing to talk? I never saw your videos as promoting any properties, just showing what's out there. If I'm not going to build, id rather buy an older home that's stood the test of time. Unfortunately due diligence wont always highlight defects - not until youve spent millions & moved in b4 some problems surface.

How to manipulate the algorithms to appear you've watched the video, the automatic ads should come up, let it play, click the button on the ad; a new tab should open up. This shows interaction with the ad. Close the tab then go back to DMS video. Let the first ad play cuz it's short so you can get paid, the 2nd ad usually is longer. You can do the same thing. If the ad has played and it says skip, you can skip it cuz they mostly want to show the ad from the beginning and show some form of interaction so they can log that the business did get a digital interaction from RUclips. Sounds like a win win all round for RUclips, the advert and the RUclipsr. Try it. See if it works.

These problems are not solely a Jamaican one, these problems happen in the UK and the globe. Carrying out Due diligence as stated is the key, hiring independent professional building consultants would be my advice. Independent from the developers team.

Hi. I'm an American living in Texas and visited Jamaica 2 months ago and I would love to move to Jamaica once I retire. If a house is dilapidated, can't the homeowner just play at their own risk and just pay for the minor repairs out of their own pockets and find some other entity besides the government to fix things like sewage, plumbing, elecctricity, etc. Love your channel 😊

Well Richmond is a much older development and phase one is about 15 years old. No issue with Richmond other than some homes having issues with termites but I know it’s not all homes. At least you can treat for termites. But on the whole no issues with Richmond.

Have you ever thought about you offering these home owners (that approach you) the opportunity to check the homes that they have bought, checking with the builders and sending pictures of material being used (being their eyes) for them? whilst they are not in JA. Just a thought and maybe charging them for your eyes on what you see on their property, just like if you were a building manager on a site, i suppose this will have you getting in volved in the contractors / development saying I am working on the behalf of such a such person, "You know what I mean". This is a great idea you have put together for your viewers, Just a through because i know if i was to buy a property in JA, i would want someone to be my eyes and ears on the ground for when i am not there and i would employ yourself. Parish council inspection are mainly focused on steelwork details and basic order of layout. No checks are done on concrete quality, plumbing, electrical and drainage. If u ask to see the inspection checklist it would be clear to all.

I searched Whitehouse Beach Club (Westmoreland) housing development in Jamaica and there was only 12 posted reviews, all positive. Ironically under 1 year post. Maybe they removed the negative reviews??
Reviews can be posted by the developers using different names. All positive seem suspect.

It's true. I know someone with a home in Pyramid Pointe. Their house is towards the back and the land is receding. So the backyard is falling down into the gully. They had to get structural engineer to build up the ground. It's a mess and a lot of $$$$.

Just six years ago, Evergrande was riding high, preselling apartments to middle- and upper-income Chinese. The same might happen in Jamaica
Never in JA. Evergrand only got in trouble bc of an industrywide government crackdown and new stringent rules for Developers. JA Gov would never, have never done anything against corporations in favour of the country and its people.

I'd suggest possibly speaking to the current residents to find out if they have experienced any problems if you can, but like I said we've not heard anything negative with regards to Genesis Manor. Hopefully all will be well for you, and congratulations on your new home.

Multiple buyers have come out to talk about their unfortunate experiences with their new homes. In the same way that I name the developments when I showcase or highlight them, is the same way I’ll name them when highlighting the issues. Whilst I understand your concern and am appreciative of it, the fact is that none, not one of these developers of the developments named have denied that there are problems with the homes they have built. On the contrary they have acknowledged that there are issues, but that’s all acknowledged there are issues without doing much or anything to resolve the issues.
The Municipal stopped checking to confirm the build quality of most of these new developments. Seems like they get some money from these developers to sweep any and everything under the rug. Smh
You guys have INTEGRITY! Unfortunately, it takes more than just a few good people to keep things on the right path. All this new development yet nothing in place as far as enforcing building codes. The building in Miami that collapsed is an example of corruption that ended up in 100 people killed. The engineer plans were approved, but what was actually built wasn't the same plan as far as the structural columns. There was also a question of the kind of sand used for the concrete. Even with processes in place for codes, corruption will derail everything, and to know Jamaica doesn't even have some of this in place to begin with is very scary. People's hard earned money and literally their lives depend on everyone doing the right thing. How can anyone even do their due diligence if nobody is willing to talk? I never saw your videos as promoting any properties, just showing what's out there. If I'm not going to build, id rather buy an older home that's stood the test of time.
