I've learned through hard experience back when I was calling regularly, that 4 hours is the absolute maximum I can spend on the phone daily and not get completely burned out.... The door knocking is a different approach with a different feel than phones, and that's how I took my first listing in 2020. It's a good way to add two more hours to a person's prospecting without getting completely burned out on the phone.

When it comes to the door knocking what do you recommend for that specifically? should it be farm door knocking? Continuous door knocking? or should it be following up with people who are on a do not call list, or things of the sort?

Not prequalifying has killed me for years. Not that i didnt know to i just always rushed off the call once i set the appointment. Thats my biggest focus in 2023 is prequalifying everyone.
I’ve been running my business like this since I got into real estate in sept 2018. - sold 80 deals last year, 88 deals the year before, 67 deals the year before that, 44 the year before that. This year I’m at 56 closed and pending as of 8/18/2023. That would come out to 335 closings in 4.5 years in the business or on average 75 deals a year since I’ve been licensed. Couple things I want to say: 1- previewing property does work I’ve listed a lot of Fsbo’s by previewing their listings and following up. I win a lot over agents who try to convert for an listing appointment day 1. 2- social media is powerful and not noted in this video. Treat your social with the intensity that mirrors this video and it will get results. 3- putting a special focus on prospecting builders, developers, and investors will get you multiple deals a year where Expired’s and Fsbo’s won’t. I’ve taken 3 listings at once two times this year from builders. Still trying to hit 100 deals a year, but l hit 88 so I get to have an opinion. Lol
mark everyone in your database that builds, develops, or invests in real estate with a tag. Prospect and nurture those relationships as if you would your sphere of influence. Preview their builds before they are done. Promote their builds and know their inventory. @@dianakonradtrealty

That's a personal decision. I personally prospected on Sundays and some holidays and never had anyone be upset.

Pretty sure it’s illegal to drop mass ringless voicemails without permission.
Adam is correct, ringless voicemails are illegal. Don't do it.
