  • Montenegro Real Estate Our Journey from Kotor Old Town to Tivat Montenegro: Today we take you on a Kotor Bay Montenegro real estate journey as we buy a home in Tivat Montenegro and sell a home in Kotor Montenegro Old Town. We purchased a lovely home in the beautiful country of Montenegro for $150,000 euro. We showcase the before and after remodel of the quaint home in Kotor Old Town Montenegro, which was our first investment in Montenegro eight years ago, a must-see for real estate enthusiasts and House Hunters International fans. The real estate market is booming in Montenegro, but still investing in Montenegro is still a great investment idea. We also prove that real estate bargains can still be found in this hidden gem of a country if you want to live in Montenegro.
    We owned a home in the heart of Kotor Montenegro, which we bought is 2016, our new home is situated on Kotor Bay opposite the city of Tivat Montenegro. With Tivat airport just a 10-minute drive away Porto Montenegro 14 minutes and Kotor Stari Grad a short 14 minutes away (traffic permitting), the location offers the perfect blend of convenience and tranquility. Not to mention, the beach access to the new home is just a four-minute walk away, making it an ideal spot for relaxation and recreation.
    The house itself boasts a stunning view of the bay of Kotor and offers 80 SqM of living space, not including the additional 15 SqM of terrace area.     I believe you made a hell off a deal with both of your homes .. you have a smart woman my friend .. the new buy was her idea .. now you have a peace of mind , doggies room to play .. peace and quiet .. but close to everything .. and you stole the home too … that home is worth about $50k more than you paid ..( I know the area ) .. wonder who did negotiating.. Looking forward to seeing your new stuff and congrats on the beautiful apartment. I have to tell you I'm working with the Bulgarian attorney that you guys interviewed and he has been fantastic! He's helping me close a private deal on a lovely little home well below the market price.

    My wife and I are USA citizens, retired, and already living outside the USA. However, we are looking at visiting Montenegro in May 2024 to see if we would like to settle down there. We have a few concerns, 1) the possibility of war between NATO and Russia affecting the country in the near future, 2) inflation striking Montenegro like is has in Western Europe, ultimately making it less affordable, 3) the current problems in the Middle East causing supply chain issues in Montenegro, thus a severe lack of items needed for daily life.
    Your comments would be greatly appreciated since you are already living there and can see the trends. Thank you!

      Good morning, thanks for watching.
      I find the news can cause a lot of anxiety and fears that can paint pictures far from reality. Montenegro is at no different risk then anywhere else in Europe when it comes to Russia and supply chain concerns, and as a part of NATO their military of 2500 would not be on their own if for some reason they were a target of aggression. This said we spent a couple six weeks last summer in Poland in Gdansk near Russia and things were great, and we just spent December into January in Istanbul and nobody wanted to kidnap or kill me there. Granted there are places we will not go at the moment due to world situations, like Ukraine, or Israel and Palestine, but the news media has a tendency to focus on a house fire and make it appear the city is burning down. Join some expat and foreigners groups for different countries on Facebook and you’ll see what the real concerns on the street are. You won’t find anybody talking about these two topics in Montenegro.
      Inflation, has been happening in Montenegro so it’s not that they have not been impacted already. Housing prices are up especially in the areas where most foreigners and expats prefer around Kotor Bay and the Budva Riviera. We made a video homes under €100,000 about two years ago, they can’t be found now. Due to the war in Ukraine many Russians and Ukrainians have fled their countries and bought homes all over various countries to include Montenegro, this has driven up prices and rents. This said it’s still much more affordable than Western Europe. There are still many areas along the coast from Bar and South towards Albania that have less Western investment that are much cheaper.
      The country is using the euro, so prices are seeing comparable inflation as a percentage as most of Europe. But you can still eat at a nice restaurant for the price of Applebees in the USA. Groceries are considerably less expensive than the US still as well.

    WOW! You guys jumped in feet first -- and fast! I would have been terrified to purchase a home without an inspection. Do those services even exist there, or do you hire a structural engineer? The home is really nice and it looks like it's on great shape. Very good to see that the repairs needed have been mostly minor. Enjoy!

    Your new place looks great. The location is nice too. I often go to Stoliv which is nearby. Where do you buy groceries? I am a new subscriber so I wonder if you plan to stay in Montenegro year round? I imagine it can be very empty in winter, so wondering what you can do there when the weather is bad.

      We will be 90 days in then 90 out staying April 8 through July 7 and October 8 to January 8 approximately, we will be renting it out when we are away. There are a lot of small grocery stores but the large HDL hoper market is not far: maps.app.goo.gl/UfcEywDx1TCCFLU96?g_st=ic

      You can have them done. Due to the price and the quick purchase we took it as is. He did pay for a couple small items however.

    Hi Warren and Julie,
    I’m working on getting my D visa for Bulgaria for freelance photography business. I’m applying from Oregon so I assume I will have to visit the Bulgarian Consulate in Los Angeles. I missed the part on your previous video months back if the background check was to be obtained at the state or federal level and how many years it needs to go back? I’m. Planning to do van life with my two travel cats at first but it looks like I will need a 1 year lease on a place to stay in BG regardless. What airline did you use to bring your dogs over and how
    was your experience with that? I’m planning a two week trip on Nov 1 or sooner for two weeks. No cats this time and I plan to rent a car.

    Hey Warren! How is your application for Polish residency going? I'm Canadian, lived in Toronto most of life, and born in Sydney Australia. Both of parents were born in Poland.

      It is currently on hold. The municipality has new rules which require a residency permit in order to apply for citizenship outside of your own country.

      Both of parents are from Poland .. you get residency real fast with minimum red tape .. a specially if you speak at list some Polsky ☝️

    Hey Warren how easy is it to buy property here? I am from New Zealand and just like the USA it is VERY expensive to live here. Plan is to rent our house out while we travel and that should be enough to cover accommodation and living. Loving your channel

      its very easy , as someone from montenegro but who also lived abroad , there is no limitations for foreigners, id say u guys got it easier

      Property prices have increased considerably, but are still much more affordable than many other countries. Expect 2000€ and more per square meter. It is fairly easy to purchase property here. I do recommend you use an attorney to protect you.

    As I could not survive on my poor retirement paycheck I have resettled to Russia several years ago looking for cheaper place to retire. However several months ago payments have been stopped. When I requested the Embassy in Warsaw, Poland, which manages the transactions they replied that because Central Bank of Russia has been sanctioned therefore payments became impossible. I know that Russia supplies the US with titanium along with some other materials and of course those shipments have always been paid. It means payments still possible when authorities want it. Moreover each Embassy has cashier desk where I could come getting cash. It is what I proposed in my communications with the Embassy, but they did not reply anymore. Neither Social Security nor Embassy in Moscow wanted to have any business with me. They also defrauded me on three Economic Impact Payments that I was illegible for. I wrote to Biden in White House with no result of course. This is how the US government treats its own citizens. I can only got to the street begging in a foreign country. Judge yourself. Watch out of the US!
