  • In this video, I have discussed the 5 factors that affect property appreciation. A real estate investor or an End user, Every person investing in real estate wants their property value to increase, want's their property price to appreciate. But very few people are aware about key factors that drive real estate market and mis-out on good real estate investing opportunities
    Factors that affect real estate appreciation can be divided into controllable and non controllable factors. As a real estate investor one needs to focus on controllable factors of housing market such as -
    1. Infrastructure development : including metro connectivity and road connectivity
    2. Development of commercial real estate
    3. Social Infrastructure : Neighborhood in a locality, proximity to malls, market and park
    4. Supply of Inventory in a locality
    5. Branded Developers
    6. USP in the project and a unit
    I have also shared the real estate appreciation factors which are difficult to monitor and evaluate by a first time real estate investor, such as
    1. Zooning laws
    2. Policy changes : Increase in circle rate, changes in tax rebates and income tax policy
    3. Inflation in the economy
    4. Economic situation & market sentiment
    5. Announcement of new infrastructure project
    6. New launches by developers driving up the prices
    If a real estate investor focuses on the controllable factors and evaluate them correctly they will be able to make a better real estate investing decision, which will lead to increase in their property value

    Lot's and lot's of good information in your content. There is a lot of information / books out there on Equity investment, but I found that there relatively fewer good books/source of information on real estate , especially in Indian context, this makes your content even more valuable ! Much appreciated. My request(s) 1. Can you make video which covers the relationship of real estate with macroeconomy, especially focusing on how the money movement from foreign countries, interest rates and income levels co-relate with supply of funds for developers and i.e. supply of housing / commercial real estate and how does real estate cycles relate with market and interest rate cycles. 2. Are there any good books that you would recommend on Indian real estate, especially around the topics in point number 1. Thanks !!

    Thank you for making such videos...very valid points covered...what do u hav to say about sector 106-109 dwarka expressway belt...the way gurgaon market has appreciated over the last 2-3 yrs whr do see affordable housing going from here....certain affordable projects are selling around 60 lakhs fr 2 bhk n it looks like in the next 4-5 yrs it might go upto 70-80 lakhs too....any views on this ?

      540 sq feet carpet area for 2 BHK is too less. 2 BHK area atleast should start with 650+ sq feet carpet area.
