    If anything, it's likely to get worse. Affordable housing will soon become unaffordable. Therefore, I advise taking action now because today's prices will seem like bargains tomorrow. Until the Fed takes more decisive action, I expect we will see hysteria due to rampant inflation. You can't just halfway rip the band-aid off.

      I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    Lena I listen to your post everyday that you put them out and just wanted to say that not only are obviously intelligent but the type content that you report on is what the American people need to be aware of. We Americans have been blinded by sports, entertainment, news propaganda, self indulgence and rights activists.
    Many of the topics you report on I’m already aware of but the depth of research and facts you present are spectacular.

    I plan to retire at 62 in another country outside the US that is free, safe and very cheap with a high quality of life. I could fully just rely on only my SS if I wanted to when that times arrives but I'll also have at least one pension, a 403 (b) and a very prolific lnvestment account with my Abby Joseph Cohen my FA. Retiring comfortably in the US these days is almost impossible.

      Abby Joseph Cohen hooked me up with a late-stage fund that got me in on private shares of some hot companies before they hit the market or blew up. Those investments totally paid off when the companies went public and their stocks shot up. Now, I’m stoked because I’m heading into retirement with almost a million bucks in my portfolio.

    This problem is widespread in the west ever since the 1980s when governments deregulated the banking system and the cash flowed. Double income households helped bid up the price of housing and if you didn’t get in early you were stuffed. Governments were told to get out of providing housing to low income groups who now live in tents. Time for some big changes.

      Actually I contend that the insurance rises simply reflect the ACTUAL cost of goods increases - as opposed to Washington's laughably fiction CPI.
      But people recite and repeat the CPI as though it's actually true. You can fool some of the people all of the time.

    Canada is no longer a place to live. Mortgages and rents account for 75% of an average household incomes. A typical home is >$750,000 to $1.25 millions while Canadians earn ~$17 per hour. Groceries have increased by more 20% since 2023.

    100 % correct , I live in Athens ga, USA, people were happy to pay 450k for a house worth 150k a few years ago , during covid/ house shortage .. now it's still high , and people really can't afford houses , just stuck with the crazy mortgage they have , taxes were raised dramatically , my county has 87k homes , 3k fought the tax increase ! how sad is that ! it is the people's fault for allowing this , and buying in this crazy time. channels have been promoting paying off your debts and owning your home or property , I was fortunate , I listened , I'm just very sad and concerned for folks around me

    The economy usually moves slowly. So our de-industrialization started as soon as WWII ended. So what is our labor producing? Financial instruments and vary expensive military supplies. The military employment sector is bigger than all but service though that may change shortly. Think of the largest employers in the US? Yeah, they are all military contractors. Spending $1.33 trillion on the military last year is nothing compared to the labor we waste supplying the out of control war machine. War is economic destruction and WE THE PEOPLE are at war with the rest of the world. War is a double edged sword, it cuts both ways. Look around this is what endless war leads too.

      The thing is some Americans never had access to the American dream. The nightmare will now be experienced by some of those who never have. Either way - it’s not good and the government and country, if run differently, could avoid or at the very least slow down some of these issues. Our government hasn’t even acknowledged that we have a problem.

    Great episode. The same in Sweden. Co-living is becoming a norm, even in small apartment’s. Also the destruction of the public services. Sweden is going in the same footsteps that you are describing in this episode.

    Simply to say if a family do not make 500 000$ or a single 300 000$ , then one is not middle class. Upper class did go out by a 1/3 and middle class by half, in USA, and poverty arouse of 300%.

    The interesting part is that a 7% mortgage rate is not really all that bad. The fact that it makes housing unaffordable illustrates just how much housing prices have outstripped income levels. New housing is nothing like it was in the past. I've lived in mature neighborhoods where there were lots of smaller houses. Today, developers focus on building large expensive houses in order to maximize profits. Building truly "affordable housing" has become obsolete.

    There are a lot of ways to get the housing costs down, but politicians want the prices high. If the prices go down, the homeowners (also voters) will complain, and there will be less tax revenue. In the 2008 housing crises, when my house, and many others dropped in value by 35%, I never heard one politician say "finally Americans have more affordable homes!"

    It is strange that we commonly measure inflation by consumer prices only while ignoring asset inflation and tax increases. If we take prices of everything into account then QE would be inflationary when stocks and bonds rise.
    Even if we assume that most people don't own assets and only buy stuff to stay alive, consumer and asset inflation overlap in home prices which lead to the current situation in most western societies, you mentioned. Back to the drawing board.

Too few having too much, and a country the size of the US that decreases opportunity, plus the fact that those few people can afford lobbyists, but not a wage to pay for 'the laws' that they bought. And import labor to export 'remittances', and 'offshore' 'business profits' to 'tax heaven' somewhere off the mainland. 'Supply-side' 'economics', $35,000,000,000,000 in red ink, so far.

    In Ontario, Canada, houses selling for under $1 million are considered starter homes. Rents, in towns and cities of over 200,000, are so high that young people are sharing apartments with strangers in order to be able to afford shelter (living 5-6 in 2-3 bedroom apartments). A few months ago, our intelligence services submitted a report to our government, warning of social unrest in the coming 5 years or so due to high costs of living and especially high costs of housing. The report assesses that the majority of Canadian youth will never own a home of their own.

    This is expected from a nation, like the US, that believes their national security depends on bullying and interfering with other nations. I live in SAfrica, have affordable shelter and am not starving. Shows you that NOT wasting money on useless, violent, evil, ancient and corrupt politicians, selected by money, rather than people, supported be an overrrated and a hugely expensive destructive military force can be a precondition for living a normal life.

    In 1993 my wife and i purchased a modest house in Atlanta for $82K. A starter home. Last year it sold for %675K. Improvements have been made over the years but it’s still a ranch. Yikes. Why anyone who is under 40 would vote for candidates in the two major parties is pretty amazing since both seem more interested in sending American dollars to Israel, Ukraine and Taiwan, and of course the military corporations. Biden is a walking corpse and Trump’s America First morphed into Israel First. RFKJr is just as terrible when it comes to Israel. Maybe it really is all about the Benjamin’s.

    Hi lena,watched a single guy on a blog yesterday, he had his monthly shopping bill when Biden first got in office,it was $145 dollars,he showed his current bill for the same items....it was $414 dollars.almost quadrupled.
