    My daughter had damage to her home from a hurricane and called her insurance to inquire about her deductible and decided to make the repair without filing a claim. Which she did. Weeks later she received a letter from her insurance company with a huge increase. This is robbery

    I live in a few miles away from key West on a canal, i have not have insurance in over a decade. Probably save over 6 figures, with that money save, i got a new metal roof .😊

      I see both sides after the last big hurricane a roofer saw me working in the yard and started telling me how bad my roof was and he could get the insurance to pay for it, that being said my shingles are 6 to 8 years old they look great i told him I’m not interested. If you were to agree you sign some contracts and they do the work and then sue your insurance if they don’t pay I think that’s how it works here

      Insurance companies are ridiculous with their pricing in normal circumstances, but with the inflated prices of Florida and with the constant terrible whether I don't blame them for their prices in that area. You can choose to live in Florida or you can choose to live somewhere else that doesn't have the bad weather. It's a choice.

      The guy in the video may not be telling the whole story. House is unoccupied. And if a house is unoccupied for more than 60 days dropping coverage is pretty standard. From NerdWallet:
      "Many insurance companies will limit coverage for homes that aren’t lived in after a certain amount of time - typically 30 or 60 consecutive days. For example, your homeowner's policy may not pay for damage from the following scenarios if your house is vacant for an extended period:
      Broken glass.
      Vandalism or malicious mischief.
      Burst pipes or other freezing-related problems.
      Theft or attempted theft.
      Say someone shatters a window to get into your house, which has been empty for three months. If they smash the French doors, scrawl a rude note on a bedroom wall, then set fire to the kitchen on their way out, your home insurer might not pay for any of the damage if you didn’t have vacant home insurance."

    I found out my insurance was dropped from my mortgage company. When I called the insurance company to find out why they dropped me, they said it was because I wasn't living in the house. I moved in 2 days after closing and am still here. I asked why I didn't receive any notification of the intent to cancel and they said "We don't have valid current contact information for you". I guess when they decide of a bogus reason to drop you they will stick with it till the end.

    I’m from NJ, been in Florida for 2years. Most things cost less here, but it has gotten worse here since we moved. My home insurance was $1200 2years ago. Now it is over $2000. Pretty soon there won’t be any place to retire. Everything is getting ridiculous.

      Don't believe the hype. I spoke with a Realtor and she told me a sob story about an insurance company who refused to pay a $1,500 claim. They were sued and spent $100k in legal costs. They got what they deserved! Insurance companies are really owned by 2 investors no matter what company you choice, Warren Buffet is the largest, so if you want Warren to control your life be my guest

    I was born and raised in SFL. I moved out of state three years ago for various reasons. The main one though, how prevalent fraud is, especially insurance fraud. This is the main reason insurance prices are so high and why most major insurance companies refuse to cover people in Florida.
    The first home I purchased was in Pembroke Pines, and my ONLY option for home owner's insurance was the state's Citizens Insurance, which was ridiculously expensive for my 2/1 home.
    IMHO most of the blame for the insurance woes Florida sees can be laid at the locals in areas like Miami. Most of the population are ok with running insurance scams all the time, over and over again. And this has been happening for decades.

      Insurance companies need to actually visit each home and predetermine the condition of insurable items - roof, windows, etc. They have a bad business protocol merely insuring a home sight unseen. When they see the home they can actually determine a fair insurance rate.

    I saw this coming. My insurance went from2400 a year to 6000 a year. Luckily I had enough in my 401k to pay off my mortgage. I am retired on a fixed income. I cant see throwing 6000 a year in the street. I have been here 28 years and never had a claim.

    The only way forward for Florida home owners is to build structures that can not be destroyed by the most common causes for insurance claims. The home needs to really be a castle so strong that there is no need for insurance.

      My insurance did this to me when my home was for sale. They told me I had to buy “vacant property “ insurance ($$$) or I had to board up all the windows and doors, among other things.
      I ended up getting a tenant and they proceeded to destroy my nice home.
      They claimed that any vacant home is ripe for break ins.

    I live in South Florida and my insurance for my condo went from $1000 to $1750 per year. Ive never even used it for anything. And Hoa went from $295 to $465 per month. And a special assessment for concrete repairs just now for $2700. And prop tax went from $4000 to $5800

    I lived in Florida in 2004 during Hurricane Charley, in the eye of the storm. Within 3 days of the storm everyone of us in the area got letters from our insurance companies saying that our homeowners insurance had been canceled and they wouldn’t pay. Luckily the Federal government stepped in and told the insurance companies they couldn’t do that. So they had to pay. Some!! I no longer live in Florida!

      @@johnwattdotca In 2022 DeSantus signed legislation which restricted access to Citizens and limited the ability sue insurance companies for regress. So yes, DeSantis is a huge part of why this is happening.

    I was an insurance agent for 38 years in another State. I often wondered how any insurance company could survive doing business in Florida or California. It took companies awhile to realize they not only couldn’t make a profit in those 2 States but the survival of their company became an issue.
    State government is the only viable answer, because they possess the power to tax residence so predictable catastrophic losses can be adequately funded. No private insurance company, even State Farm, Allstate, & Nationwide, could not financially survive annual predictable catastrophic losses that have historically occurred in Florida and California.
    This insurance crisis was a certainty to happen. The only question was when not if.
    Thus major national insurance companies were faced with either bankruptcy or withdrawing from those State. I’m amazed they didn’t do that years ago.

    You pay taxes when you buy your property. I want that to stop to. I'm tired of being taxed over and over for the same things. Insurance we need to stop paying it save all the money their being paid. Governor DeSantis needs to put an end to increases, and cancelation put a cap on home properties to 1 percent a year. Get rid of certain taxes.

      Desantis doesn't do for Floridians, he does for his donors. He's approved 36% interest to be charged to us by debtors, he could easily cancel property tax or reduce costs for a few years. There is so much he could do, like his predecessors did. He's a mess.

    I would give my left arm for only a 50 percent increase. 2 years ago we were paying less than 1,600.00 a year for homeowners. Thought that was a little high. Yeh right. Got the Dear John letter of non renewal. Mainly because my roof was going to be 13 yrs old. Now I am lucky to pay 4,100.00 per year. Could only find one company to insure us. They quoted 6,700.00 per year. It was a no brainer to accept the quote from Citizens of Florida. Will soon pay my mortgage off and just go uninsured. It’s a gamble but who can afford a new roof and still get denied insurance. Us native Floridians are screwed.

      During the GFC I canceled my Insurance for 3 years. Told everyone in my home absolutely no smoking, lighting candles and to be extra careful when cooking and no dangerous/old electrical items like curling irons. Last person out of the house is to do a walk through checking everything and bought 3 large capacity fire extinguishers and absolutely no visitors and no pool parties and no alcohol consumption. Talked to the family and explained the importance of being extra careful. Yes it is a gamble but sometimes necessary. You gotta do what you gotta do to survive.

    From years of experience-i am not an attorney...just learned by making mistakes.
    1. Read and understand your homeowners policy. Get help from your agent and a good dictionary if necessary.
    2. Usually you get ample notice of non-renewal or cancelation so you can shop policies.
    3. Be aware that your bank IS ONLY interested in the structure, not your belongings, nor additional living expense (if you have to move while repairs are being made), nor injury, so they won't get a comparable policy to what you can find yourself.
    4. Your deductible is dependent on the value of house and type of coverage/claim, and you have to pay that.
    5. If you can help it, don't buy a from a sub par company. Always good companies charge more, and often your agent can help you on your claims.
    Know that Public Adjusters get a percent of the settlement and this comes put of the amount you are paid...percents vary and can be negotiated BEFORE signing with them.
    Don't believe everything on RUclips.

    I am tired of paying taxes and the local government not addressing the homeless problems. They have moved into our local park, burned down part of our public boardwalk, and just today I had to call FWC because they had a gill net on the side of the creek! After all the rain Jones Creek is full of campsite debris from all of their camps getting washed out down stream. They are pooping right into every creek in the Pensacola area, its an environmental disaster.

      I feel your pain, I have to clean up there camp sites for work. People have this idea homeless are families that feel on bad times in reality they are drug addicted and mentally ill. One more thing I’ve had to clean several piles of pop up and have never seen toilet paper near by

      Homeless drug addicts ruining everything we work for. The local government also does nothing about roaming animals. In Volusia county we are being overrun by stray cats. They leave traps out to catch them so they can neuter them and then bring them back to drop them off. So sick of cat poop everywhere in our town.

    I own my home deed in hand. I'm also a contractor, I'm my own insurance. I keep enough to rebuild my house. Super cheap. We don't keep scammer insurance companies.

Contractor work is not doing so well currently. I'm 42 and it's only getting tougher. One thing I got is being a war vet I get the Va medical which helps.

My Dad worked for a firm as an architect and engineer…recessions and depression are felt first in the building trades for sure!! That was 1950’s !!!!       I’m in my 30s. Own my house. I also have a modest 60 acre pine tree farm in Holmes County. Told insurance to kiss my grits! I have a 2000sqft 1950s ranch that is built like a tank! My homeowners got up to $6k a year and I said NO WAY. If anything happens, I’ll fall back on the land in Holmes County.

    I'm a long-time subscriber to your fishing channel. Just found this one. I have four homes in Pensacola. The insurance has become such a scam, that I'm self-insuring three of them. If my wife weren't so rooted in this area, we would live in another state. I am investing in real estate in other states for my grandchildren. Florida is in a death spiral. We may differ about the reasons but we both know profound change is necessary. That change is difficult because the government would rather deal with ego-driven personalities than effect real change for the common good. With the growth of voter suppression and evangelical involvement, we no longer have a voice. Forty-five years ago I moved my family to Florida. I now feel it was a mistake. Please let us know if you discover any remedies. Maybe an honest insurance company?

    Just got my license in SC and was actually good to go with NAR/MLS, License etc. on 7/1 and am already looking at putting it on hold. I don’t see any money in it for a new agent in these times.

      If you have a problem in Kentucky we just contact the insurance commissioner. The insurance companies hate that guy. They canceled our homeowners insurance because we had a house fire due to electrical wiring, electrical box was old. We had no idea anything was in need of updating. The home was inspected before we bought. Our claim was $36,000.00 and they canceled us. Five years on fire insurance, premium where high. All over one claim

      @@Fourofakind-22B I don't understand why everybody thinks it's the governor's fault? Have you looked at the statistics? 79% of all the lawsuits were fraud. How do you justify that? The governor had to do something. Florida has been notorious for decades of shoddy construction builders and contractors disappearing in the middle of the night and fraud. I moved here in 1972 at 16. Left and then came back in 88. Nothing's hardly changed. At least the governor tried. Do you know how many insc companies are insolvent, how many left the state? How many went bankrupt? We were left with what 7? of course they could screw us. It's not the governor's fault. He may have jumped in too late. Please do your homework before you start blaming. And unfortunately, it's not going to correct insult. Literally overnight, it's gonna take time. It's gotten slightly better not much, but slightly better

      I was born in W, VA. I can remember being a homeowner there, and we had ZERO issues like we do here now. I am considering moving back and leaving my boat at the marina, paying the $3600.00 a year, then coming down for a few weeks and getting my ocean therapy. This insurance crisis has destroyed all of my disposable income.

    The insurance situation in Florida is WAY out of control. It is beyond ridiculous. I was out of work and could not make my premium payment and USAA dropped me when I got back to work and was able to make good which was only 11 days after they dropped me they wanted to charge me a $7000.00 penalty for non payment and then would only re-insure my vehicles but due to capacity would not renew the home owners policy. Paid all those premiums for years and this is what happens when you fall on a knee. You get no help from these corporations they will hang you out to dry in a heartbeat. I'm in Pensacola too. Where is our Representatives? Matt Gaetz we need this fixed man!

      The insurance company belongs in jail for ripping off customers. The premiums are out of control, and if you have a legitimate claim, they will drop you like a hot potato. I paid to have any problems fixed out of pocket, because I cannot afford to be dropped, pay higher premiums and ultimately lose my home due to the robbery insurance companies are getting away with in the state of Florida. They sell defective merchandise, since you cannot ever put in a legitimate claim, without being dropped, and then having a premium that is so out of control, you become homeless.

    I'm on my dad's condo board. Our insurance was dropped because they didn't like our spray foam roof. Which was put on at an extra 144 thousand dollars to protect our roof giving us another ten years. I fought with them for 6 months. I finally got them to listen proved that we didn't need a new roof but it got outvoted by the rest of the board. how much are we going to save if we get a new roof? Crickets, no one could tell me if we replaced our roof what amount of money we would save? Of course, the ex president kept blaming the governor, it was all his fault No, it's blackmail at its best.It's also a class action lawsuit as I suggested to the owner of the company for the spray foam roofing system

      @@tammieaf2712 Nope. Not a type O. Remember its a building. Eighty six thousand plus sq feet. They repaired the roof of any issues prior to spraying the foam then sealed it. Brought a couple of Inspectors to look at it. They said that roof isn't going anywhere. It's six inches thick of foam plus the coating over it.That's the problem.The coating over it was not done properly.

      @@hjfcoco It's a phone that is 6 inches thick. It can withstand a hurricane 5. There's an over lay of a teflon coating that if it's not applied properly will be an issue. Ours unfortunately, maintenance was not done properly. Creating Bubbles underneath that teflon coating

    Your carrier collects all those payments every month and spend them on overhead, payroll, claims and then are dependant on the next month's payment. A state law that forced the carriers to invest at least 65%of their monthly payments would stop a lot of it.
    You have insurance your payment money is spent before they recieve it.
    ALL HOMEOWNERS SHOULD GO BARE AND SELF INSURE.

    Homeowner's insurance is out of control in Florida. I was paying $8000 a year in Tampa, Fl. I sold that house a purchased a brand new spec built home in Ocala, FL. I pay $ 445.00 a year for my homeowner's insurance now.

    Because so many people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.

Yesterday they received a letter notifying them they they have “decided not to renew the policy.” Pretty convenient right before hurricane season, no? They have been in Florida since birth and are retired and don’t know what to do next. Terrible.

These companies know how this works. The real damage usually happens in 3-4 weeks through October. May be earlier this year. Luckily, Debby was mild.

    If the insurance contract doesn't include language; stating that selling the house could/would be grounds for policy cancellation, then they are committing fraud. The homeowner needs to sue the insurance agent and the carrier. Simple. And you don't even need an attorney. This would be an easy lawsuit to file. The carrier would lose. The homeowner would be paid back all premiums, and the carrier, could be facing millions in punitive damages. Very stupid on the carrier's part. People need to learn to read contracts before signing contracts.

      Think about it. You get a loan for a $600k home with no insurance. A hurricane comes through, or a tornado, or faulty wiring causes a fire that destroys your home. There’s no insurance to rebuild so you walk away leaving the mortgage company to eat your mortgage. Is there ANY mortgage company that would take that gamble? I think not.

    I sold my place in Florida because the state has become completely predatory. I remain in FL as a renter but never will I be owned by a home again. It just gives a huge numbers of entities a license to steal, without limit. I don't see value in "owning" something with unknown and uncapped liabilities.

      There's this thing called free market and competition. If I don't like your proposed deal when my contract is up, I'm free to go.
      The rising tide of the last 4 years has crested and rent rates are already in decline. But your bills are NOT, so the joke will be on you after gloating about your perceived power the last 4 years.
      The only way to not swallow the cost will be to sell your property. Massive rental supply is being built all around me where I live, so don't act like you have some sort of monopoly.

    I call BS. The house was likely empty. People have a tendency to move out, leaving their homes empty (putting pictures of the home on the mls empty or virtual staging) or has the policy being sent to the new home making it clear you don’t live in the home. If your home is empty and you don’t live in it you must let your insurance company know and yes the premium will significantly increase because it’s empty. There is no way the insurance is just dropping you cause you’re for sale.

      Frontline Insurance did it to me!!! Just this week I got a letter from Frontline dropping me. I live in my condo, put it up for rent as it’s too expensive for me now. Nobody has come to look or rent it. Frontline said they saw it on the rent listing and my policy is canceled. I don’t have a mortgage, I’m retired and Frontline did this to me!!!

    The most amazing thing to me, is that insurance companies no longer send an inspector/agent out to a home to 'verify' information on the property. They work from photos many times (could be a photo of another person's roof or property!) that YOU provide. They have no competent help anymore or agents that are knowledgeable enough to do their job. I say to get the names of these companies that are being difficult and make sure you do not invest in their stocks or support them in any way. They bring in a massive amount of money from the homeowners and should be able to manage their business to treat people with respect and fairness. Very sad state of affairs.

    I had that happen. Insurer dropped me (went somewhere else) and before getting new insurance my lender provided insurance at twice the amount ,then my new insurer made me get a new roof and structure inspection and FEMA insurance because they said I was in a flood zone. Am not. Irony is that all of Florida should be in flood zone only ave.100 ft above sea level some at only 6 feet above

    this all started with the roofers and the attorneys - the hurricanes are a small part of it......I own Coastal Home Advisors Real Estate - directly across from the beach....St. Pete Beach FL Problem is, 2010 - 2016 attorneys and homeowners took advantage and there are 2 roofing manufacturers that are huge lobbyist so the insurance companies were dealing with this fabricated roofing crisis for years before - now that they are hit with hurricanes their funds are drained thanks to the attorneys and roofers!!

      You are correct. I would not go without liability insurance. So to reduce your property insurance by ~80% insure for liability and fire only. Drop the wind coverage which is what the majority of the premium pays for. Of course you can't do this if you are still paying on the mortgage:>

    I purchased my home with cash. On and off for several months I received mail from insurance companies offering home owners coverage. I replied with "No thanks". I insure myself. Looking at grneral rates, 12 years passes by and what I didn't spend on insurance will replace my home if it's lost. Look at insurance company headquarters, don't they look majestic? 😂

    Who is behind all these new home owner rules? The HMO owners are getting a tad more room to breathe since HMO's have new rules. I left Fl after 44 years because I couldn't afford to live there anymore. Home owners insurance for a modular home can only be found out of state. That changed in the early 2000's. In 16 years, I had 4 or 5 mortgage holders, I had Greentree 3 times and they filed bankruptcy 3 times. Go figure. But wealthy buyers and owners dictate to they're bought off representatives what they want and don't want to live around.

    Well I have to say we are from Virginia and it happened to us. We had 2 really bad storms . These storms were within 2 years of each other. They did a lot of damage. And because we had 2 claims they dropped us. We lived on this property for 16 years and those were the only claims we filed. We moved Everything we had from that company to another company. That made us so mad.

    With some sarcasm I'd say the insurance companies are jumping on the spending trend. In a time where people laugh at asking price and go right to a bidding war. That says people have plenty of money to throw away . So why not cancel the insurance for the guy that was all to happy to offer $30,000 $50,000 or $100,000 over asking and make him pay the highest rate possible. Anyone insane enough to buy a house today is dumber than my spelling and punctuation. 😅

    Florida isn't for the poor or the retired unwhealthy. If you live here you better have some money or a great job. Own your property and be able to self insure.

    Love your videos. Fishing and real estate. We plan to move to Pensacola next year, but I am getting worried about the insurance problems that Florida is having. Do you see any resolution to the problems that Florida is having?

    Insurance companies cancel homes for sale because for the most part these homes are vacant. If the insured can show they are still in residence they can have the cancellation removed. If they home is vacant the owner needs a vacancy policy. You are sharing incorrect information.

      NOT true, you're wrong. I was just canceled by Frontline. I STILL live in my condo! Still work and have a job, supposed to be retired. Frontline saw my listing without even contacting me. They have my phone number. ? Sorry, I’m canceled.

      They are at work. On the weekends you will see a lot of foot traffic. I live around the corner, and that is how I know. Hope this helps.

    Different type of "invitees" with different liabilities. Guessing insurers saying homeowner is engaging in the "business" of selling and business owners have higher duties of care perhaps than social invitees.
    Still corporate bullshit however!! If cannot get out of the state altogether will reduce loss risk another way.
