The reality Brant... this is not our grandmother's Florida anymore.... the last 4 years changed all that. Florida is now a state for the wealthy... financially secure folks. And they are coming in from all over the United States. Many deals in SW Florida alone are now 70 to 80% cash. Insurance concerns are either addressed or self insurance is the norm. The quality of life is phenomenal and sorry to say expensive now. The days of retirement on a minimal fixed income have ended. Now you need a substantial port folio! Even with hurricanes... expensive real estate/insurance... people with money flocking for that beautiful sunshine and beaches, restaurants, and year round outdoor living.
