Yes I experienced for my house building even I tried with multiple engineers all I ended up with frauds they not even care about supervision the mashion work and not visiting sites ,so my point ready to move house is good one we have more choices and negoations but if we go for building govt approvals and temporary electricity and water connection etc

we went to one builder as my father's friend he is genuine and good. he quoted 2400 sq.ft with substandard materials and put 18% GST on top of that. also he said it will take 12-18 months for 3 BHK which was a simple design. also, he quoted 1.5 lakhs for borewell. when we contacted 8 different borewell companies nearby, 3 of them ready to do in 30K. so we decided to construct the house by ourself.
Belive me guys Builders make more money from all materials . Because they will get a very good discount from suppliers. More than that they will cheat us ( not all the builders) by the following points, 1. Sanitaryware 2. Paint 3.tiles 4. Drainage tank 5. Sewage tank 6. Doors 7. Sand

Sir a answer to a question of silt area is also charged as other area, answer given by hire and build is totally NOT convincing he said we are giving electrial points and plumbing points for car wash and charging.
