    Normally cool roof tile sqft 36 to 40rs varum, adha lay pandra cost 25rs with grouting, adhuku undaana mortar charges cement sand mix maximum 25rs, grout and chemical charges separate Rs.5 to 10, weathering coarse normal clc block chips with mortar Rs.30 varum andha weathering coarse podura labour charges. So normally Rs.130 varum. So salem contractor rate romba low pls check avaru without tiles materisl rate kuduthu iruparu.
    And car park tiles cost is high only.
    Basement soil 2feet height ku 2 to 2.5lakhs ok rate vary due to soil availability, in chennai gud filling soil is so demand and more over price.
    And in case tie beam, 1 mt irundhaleh tie veam podanum, as per code. Even your structural engnieer will inform you to put. So extra coat for tie beam nu potadhu wrong.
    Sqft rate differs each other with respective to the work.
    Nowadays mastry not following structural drawing, development length vekanum, column beam stirupps 135 degree hook adikanum. Cover column ku 1.5" maintain pannanum, beam ku 1" maintain pannanum, footing ku 2" cover maintain pannanum, gud quality of cover block use pannanum, curing once concrete mudinja udaneh 2 hrs la start pannanum.
    Column concrete pannitu back filling panna atleast 3 days curing pannanum, consolidation pannumbodhu lorry water vittu aparam filling pannalum,
    Sack bag kattanum column concrete mudinja udaneh, ella concrete kum atleast 7 days curing pannanum.
    Brick work pannitu aparam centering adikka koodadhu, framed steucture means column slab potutu aparam dhan brick work pannanum, mastry will do brick work and then only slab work to reduce centering material cost.
    Basement fillinh soil free form gravels and clay.
    Ella concrete kum cover is very very important.
    So idhellam follow panna rate differ aagum.
    Veedu katturadhu easy but professional ah kattanumna rate konjam kastam dhan.
    Over all salem contractor rate is too low but dont know how he is doing and chennai contractor is too high but dont know why he is doing.

    Halo, no house owner can cheat the builder, because builder will start the work only after getting money from the owner. Some how he will get nearly 80 percent of the estimated amount at the ceiling level. Thereafter he 18:28 will drag the work. V have to pay full amount before completion of work. Otherwise he will not complete the work. He start problem with the owner and will abandon the work.This my experience. So, owner can not cheet.

      Before getting full amount they will stop 40% of work even they get 95% amount for the 5% of amount they will stop 40% of work in building and blackmail for money to complete
      I experienced this

    Casagrand Perch builder does the same like the Chennai builder mentioned in the video, they don't give you detailed coating, they give only additional cost.

    Scam Ithu mattum illa bro, my personal exp is, apart from building square feet rates extra work like compound, elevation like this everything needs to be finalised before work start & needs to be documented as well other wise we need to pay what the builder ask at the final. In my situation initially he measured and we spoked & finalised for compound 3 Lakhs & elevation with headroom was 1 Lakh. Amount also already paid for compound wall on December itself since basement work for compound wall was started & completed at that time. But now April month almost building works 80% was completed & he is coming with new expense list for compound it’s like 4.85 Lakhs & elevation 1.54 lakhs, headroom separately as 1.5 Lakhs. I paid 3 Lakhs for compound on December itself but only half of the work till basement for compound is completed & still compound wall needs to be constructed. Now he is coming with this new expense list like this. Very very worst. This is my first experience so sikkita.. almost 4 Lakhs needed extra now to complete the entire building work apart from the quoted with 60 Lakhs. @Mano’s Try

Sq.ft rate is an illusion, don't fall for that trap.
    Inga Salem veedu framed structure ah illa load bearing structure ah terila ivlo low ah framed Structure not possible, adhae madhei chennai veedu individual work rates are very high...

    Sir for wall tiles , you have to mention tiles price also , because elevation tiles decant quality tiles starts with 50 to 60/- then how you will finish it in 70 per sqft. There are labour, sand, cement labour charges. Pls don't mis guide people, thank you. 🙏

    I appriciate your effort. But you have to gather more knowledge about material and structural study. Both building will reveal their character/ Quality after some years. Example casagrand and more firms will give their individual houses and appartment system with very low quality products. So dont blame blindly paper work. Checkout their last 10 year history, inspect then Give your research papers

    Mano within tamilnadu especially in chennai all builders are doing this only extra vakalam anna romba money motive only 1000 builtup area ku costing 45 lkhs with simple house wrost builders but nof putting quality materials asking 2300 sqft but putting 1500 materials athu ella etha septic 1litre 23 sump ku 25rs asking. Etha basement height extra 2 feet asking 2.5 lkhs if we ask what is the reason ro builders they wont take that project ignoring it. Every builders need to pay penalty if they cheating gov should punish...

    If I have high ceilings inside house for hall area which is around 200 sq ft will it come under whole house sq ft.... If so if I pay 2000 RS per sqft it will come 4lakhs...

Apudi pona client avlo agutha ivlo aguthanu pesranga.... Oru sila engineer thappu seiranga but nenga motha engineer scam panra mari solringa.... Never do that again.... Even we engineers suffer a lot during payments.... One of my client refused to pay after completion of project... Agreement podalamnu Sona apo sonthathukula ena pa agreement nu soli ipo kasu tharama emathitanga.... Enaku profit eh ilama I paid extra 3 lakhs from my hand.... Antha mar client pathi pesunga..... Client scam nu pesunga.... Engala mari engineers suffer aguratha pesunga..... Everyone thinking that 4 building panringa 1 crore ta earn panirupingalanu kekrainga ... Enamo avanga kasa thirudra mari....

    Before you build your Own House
    1.Find your builder at your family or friend circle
    2.Dont Rush
    3.Multiple meetings and clearly say whats your Need
    4. Checkout Engineers past History and visit theirs project(at least 5 yr old project) and Get theirs feed back.
    5.Get Detailed Estimate not a sft or lumpsum or approximate Estimate
    6.Get material Specification with Basic Cost
    7.Dont expect free details. Honour thier plans and Estimate.
    8.Character is the matter.
    9. Your conversations must be full hearted. If not confortable with your budget you can go for consulting services.
    10.Always have a back up plan

    You can't compare the overall sq/ft rate with different cities. apadi nenga compare panannum na ore area la iruka vidu dhan compare pananum. plus try to get the builders perspective for some explanation bro.
