  • In this video, I'll be discussing the basics of real estate investing for beginners. In true storytelling fashion, I'm discussing the: who, what, when, where, why, and how for investing in real estate. This is a phenomenal introduction to real estate investing.

    Who: Everybody! It doesn't matter how young or how old.
    What: We discuss the main types of Investing in Real Estate, both residential and commercial.
    When: RIGHT NOW! You should invest in real estate as quickly as possible!
    Where: You can invest in real estate wherever real estate can be found! It doesn't matter if it is in the city, county, state or even country that you live!
    Why: Real Estate Investing is an incredible vehicle to generate wealth. I highly six reasons, and these are:
    1. Appreciation
    2. Cash Flow
    3. Principle Pay Down
    4. Tax Savings
    5. Leverage
    6. Hedge against Inflation
    How: The easiest way to get started in real estate is by learning as much as possible. There are associations, (www.NationalREIA.org), real estate mentors, other real estate investors, websites like www.rentometer.com, books, podcasts, and RUclips Channels like mine :)
    From house hacking, buying large apartments, to purchasing one rental at a time, or using the brrrr strategy, you CAN and SHOULD get into real estate investing as quickly as possible to build wealth, create a better community, and pass on wealth to your future generations!

    The mortgage pay down is one of the magical parts of the deal because it happens without you noticing. (check out 13:26) Not sure about the terms of the loan but the principle and interest numbers might be reversed but that really doesn't change the main point. Your mortgage is being reduced by every payment and in the end you have a property without a mortgage. Just great stuff!

      @@RyanIngram my spouse would not accept a house hack in a duplex etc. So I paid off my primary residence and recently moved into a new house near my old one. The rental income from that one will pay for my current home and I am going to consider it a "dirty house hack." At the very least I will gain a net benefit from the depreciation.
      I also made contacts in Michigan who will be my boots on the ground for some long distance investing I am planning on purchasing in the next few months. My next step is putting together and operating agreement for the business relationship. Thanks for asking

    Ryan, good stuff here on your channel. Question: Is it reasonable (or even smart) to try and employ a HUD-savvy realtor to check out and bid on homes on my behalf even though I live out-of-state? Or would you only suggest doing it if I could personally visit the houses prior? thanks

      Thanks for the words! I had a similar question this morning on the live stream. I think there are a few key aspects of investing that you should be very hands on with. Those being the underwriting (purchase price, scope of work, and after repair value). I wouldn't outsource these at all. If you did, I would watch them like a hawk and micromanage them to a point you might run them off.

      Auctions are just 1 way to get properties. You should try all of the ways, and see which one you like best. I just recorded a video about the 7 streams of deal flow. Hopefully that helps.

    That's $3,800 per YEAR not month. Math was off a bit. Question is whether or not the headache of dealing with a tenant is worth such a small amount over a 10 year period

      Thanks! This video has a few mistakes in it...I've contemplated taking it out...but I think it is still a net positive. As far as the headache goes...it is totally up to you and it is ultimately a personal preference. Rarely, would I say that one rental property is really worth it. I think the end goal should always be to have several, maybe at least a dozen.

    I want to buy a foreclosed property for my daughter. What are the penalties if I don't live there? Since she is first time home buyer do any of the incentives/perks apply? Do I need a realtor for a title search ? Can you see any of property before purchase? Is it possible to have property inspected before final purchase?

    Also, if you sell your personal residence, in MN, you don’t pay taxes on the gains up to $250,000. You’re able to do this every two years. That’s not a benefit you get investing in the stock market!

      I think that is a very safe place to invest in...definitely a main thoroughfare. I invest very heavily in Montgomery County.
