My husband and I often comment on the fact that we'll just be living perfectly normal peaceful lives for months and even years, and the all of a sudden several bad things happen at once. You've had a challenging couple of weeks, but you're really facing those challenges bravely.
Can I ask a question about the planning? Firstly, your explanation was really helpful about the regs around agricultural land 🙏🏻 But - I’m assuming the regs about proportion of land allowed to be used to build on are established & not decided on a whim 😁 (Decided at Camera level if not national) So, should your architect have been able to tell you exactly what area you would expect to get approval for? And designed your dream house to fit those criteria? I’m curious as to why that wasn’t the case. I had also wondered if you’d needed approval for your temporary extension to the stone house. Was that okay to go ahead with because it’s on a space that has already been concreted/paved over, so was already part of an urban article? I’ve been following loads of RUclips channels relevant to moving to Portugal for a couple of years now, hoping to be well informed before I buy 🤞🏻 Biggest issue for me is my daughters who keep popping out more and more grandchildren for me 😂 #8 on the way 😱 I love them to bits but worry that I’ll miss my chance to follow my dream. X

Also, the way John reacted when he cut his hand was SO IMPRESSIVE! I've never seen anyone just seal the wound and not let any blood flow 😂 most of us want to see, haha, or make sure it's as bad as we thought. But John was like, "oh damn I know what this is" 👏 hope it heals quickly!

I am amazed your architect did not spot that problem before submitting your application! I had the same challenges with a property near Lisbon and all those issues were sorted beforehand to the extent that I knew what I had to demolish in order to get the correct permits! But do pursue the matter. Try and get a really good relationship with both departments. They are there to help you ... and the land! You will get there (I did) and it was wonderful to have a property that was legal in every way. Please don't be tempted to ignore the planning laws as the department inspect the works at all stages. My secret was a super experienced clerk of works who knew everyone from the council architects down and so navigated everything really well. Mind you, it did take a lot a meetings. So ... hold your nerve, your beautiful house will get built around your courtyard. Afterall, you are making massive improvements to abandoned land (a huge issue in Portugal) so they are on your side. No really, they are!!! Boa sorte!!!

That is a good thing, you don't want to wake up one morning and find out you are now living in a suburb. Agricultural and is important. You are doing such a great job.

@@TheNewbysmy question is, if you need agricultural land for the approval, then why did you pave all that land for your driveway circle? It seems that that would definitely go against your government AG rules or did you consider that when your planning was presented? It’s not making sense because you removed a lot of AG land when you chose to pave that area!
@@dorothyallen3614there is a difference between permeable and non permeable, a cobbled road is considered permeable which is why we chose that over a paved road. Good question.
I think that if you can buy more land, it will add to value of the Property and also if in the future you decide to expand the Farm. I live in Northern Portugal by the Coast. Stick with the rules it's the only. Life is like a river, with twists and turns. Go with the flow. You are a young couple. Enjoy your little boys too. They grow up fast.

I thought at the beginning oh she’s being a bit harsh 😅 but it was so funny at the same time and your husband took it like a champ. They do say that nothing worthwhile is ever easy. And that is often the truth. What you are creating is something that will hopefully stand for generations so I hope the set backs don’t discourage you. I think that as adventurous people who believe in thinking big and being brave you are exactly the right custodians of that beautiful slice of the world. You have already breathed so much life back into the land through your hard work and dedication. I hope you are able to find a solution to satisfy the agricultural reserve.

Wow so much has happened and I was listening eagerly at everything. I can't wait to hear the news on the next episode. Not to one up you, but I live in a neighborhood and would gladly trade some of your challenges to have peace. My neighbor across the street has gone nuts and started shooting his gun off his porch. I called 911 and several police came and there was a stand off. Then I caught him walking to my fence and trying to peer in my side window on that side of the house closest to the fence. Just want to remind you of the other side of things to help you not feel so overwhelmed. You are blessed and I know you know that. My neighbor has been taken to a psychiatric hospital but I am terrified he might be released. I have also been worried about injuries for you both as the amount of work you have both been doing is amazing and so far things have gone well! I'm so thankful John is okay and nothing is damaged in his hand. So just remind yourselves that having the farm with all of its challenges is still worth it, despite everything. Love you Newby's!!!! Turn the main water in the winter use the the well that way you only paid that rent for the clock water you just turn on when the well it’s dry, I do have the same system. That’s what we do.

I trained as a nurse many years ago and could not continue, beyond qualifying. I am a bit of a 'sook' really! Gave me the heeby Jeebies to see John's cut!!!! Keep some Butterfly strips (micropore plasters ) on hand for minor cuts.
Moving in and fix as you go, was how we did our home build No plumbing no electric just walls and a roof, but as you say be brave explore ( new skills) happiness😊

I’ve raised two boys and have spent many hours at the emergency room. Splinters in the face, falling out of a treehouse with a huge head bruise, hitting a head on a school desk, broken bones and the list goes on and on. My little girl had some as well. And don’t mention the time my son swallowed a guitar pick.
@@TheNewbys boys are adventurous little creatures. Which means they seem to get injured more often than normal. My one son watched the movie Zorro and then took a sharpie marker and put his first initial on everything he could find before I caught him. I never knew where he got the marker from. Needless to say I couldn’t get all of his initials off. Now all of my children are in their 30’s and I have grandchildren. 😄
I've suggested to my friend who lives in rural Spain that he could build 'underground' to circumvent the rural laws. It still leaves the top for agricultural use. Maybe half the house? If it's possible of course.
I’ve had a 40+ year career in a water utility. You may have leaks that do not readily appear. Check the toilet tanks first ,look in the tank, they could be running and although this seems like a small amount of water, every day 24 hrs. a day adds up! Also where you have exposed piping listen on the pipes and if a leak is nearby, you will hear it. Our company had a service we would do for customers when the bill was very high like yours, a man would go around checking the various items I referenced. Ask the utility if they have that service, good luck!

Yikes! That cut on John's hand was deep! It is a good thing that you do have excellent medical care! Here where we are, there are ridiculously long waits in the emergency clinic or hospital. Anything can happen and change your lives within a moment! Two years ago, my husband went down to southern California from Northern California to visit his sister who had fallen off of a ladder and fractured her ribs and several vertibrate. While there, he suffered a stroke. He had paralysis on the whole left side of his body. Now, after two years, with lots of physical therapy and practice, he can walk using a one handed walker, but he still needs help getting up, getting dressed, shower and most of the time he is still in a wheelchair. I am doing everything on my own, caring for him, cooking, cleaning, gardening, dealing with finances (lots of medical bills), while trying to do my own art. Recently his sister was diagnosed with cancer, had surgery and is getting chemo. Life can change in an instant when you are making plans on your own! You are young, your family is healthy, you live in a beautiful environment and really, the buildings that you have now may not be enough for the future, but they are comfortable and beautiful now! You are not living in your van still with two toddlers or without a home at all! You are truly blessed❣️
So, sorry to ear that. Here in Portugal we have a great public health system, it's not perfect, but it doesn't takes you bankrupt if an accident happens. But that's not guaranteed as more a more liberal government takes the lead and wishes to make it a more US model like. For me our health system is gold, imagine if you didn't had to pay those health bills? Sure we pay a little bit more taxes, but gor me that's gold. Good luck!

I'm so sorry to hear about the plumbing woes and the planning application rejection. You'll get there in the end I'm sure, just keep plugging away. John, can you get a flow-restrictor put on the municipal water pipe where it enters the property, so that the pressure isn’t putting strain on the older plumb fittings? We have had to add an isolator tap at the entrance of our property to restrict the flow of water as when we moved in the water pressure blew taps open whilst we were on holiday! So much wasted water that week!

I am with those rules of the agricultural department, if not in place in a few years the impact on the land will be irreversible, so hopefully you can find a middle ground where you get what you want in accordance to the rules of the land, wishing you good luck on the process of obtaining the permits

Wow what a week-it's like the Chaos theory-eveything's going very smoothly and then BAM. Glad to hear John's hand will heal nicely, and that you have a kind of solution by kicking down the not garage, I'm sorry your application got turned down.
I have done that sort of accident once, and only once, when cutting my back hedge. I sliced my hand open with some secateurs, and now have that scar. It seemed so stupid, at the time. I never usually have accidents when working, and only later did I realise I hadn't been concentrating, simply because so much else was on my mind. So this is worth noting here. I really felt for John as you both drove to the hospital, and he was probably going into shock. Take care, both of you. All of you. The planning stuff just takes a back seat when issues like this occur. And it's worth remembering that all building planning takes time, and it's sometimes a dogged chase, to get the proper result you deserve. .
We here in germany have a thing could " Wasseruhr" that counts the kubikmeters you use of water. Isn't there in Portugal something like this in your house? Because when you do not use water in the moment, but the counter runs..... you know there must be another source you loose water. Am I right?

Ouch John 😫Definitely water pressure gushing out more water than is necessary. You can attach a water valve next to the meter, ask plumber to fix one for you. Re knocking down 'not garage' you can later buy a shipping container as a storage space like Mr&Mrs Adventure.
You both made the best decision on purchasing the land. Yes there will be a lot of obstacles but nothing beats location and view and the view is amazing. Your children are so happy and are so grounded to your home. Nothing better than that❤
Hi Newbys. Re. Construction of your extension. One thing you could explore is building on piles and raised from the floor, that reduces the area being built. Obviously, there will be a level design aspect to be considered and thought through, to achieve a sympathetic connection between the new and the old.

About water bills (or other) you have to confirm with the local company provider if you are not currently having a "water meter estimate" and if that isnt giving you a mislead monthly amount to pay. If thats the case, they adjust the water meter bill to the real value (in a single bill, with a periodity of 6 or 12 months). I and the majority of portugueses face the same issue with it. The only way to avoid this is to inform the company with accurate water meter counted at the end of each month (don't now exactly wich day because I never do it, but there is a fixed day to inform the company)! Ask your friend Joao to help you with that. Cheers from Lisbon

Where I live there is a Land Preservation Society that keeps land from being built on, and keeps it wild but maintains it also. Many people donate pieces of their own land to it. John the model - phoarrr! Go from needing stitches in his hand to chugging down a nice cold ale and smiling his way into his new garb., what a guy Tara. You guys have been in front of mind these past few weeks as we travelled from Sydney to the Baltics and spent a day in Helsinki by ferry from Tallin, beautiful city and coming from a hot country, it was awesome breaking our way thru the ice getting into Helsinki. Hope your new chickens are making their way into your hearts and having Fifi’s prints in your outdoor kitchen is a wonderful reminder of happy days with him and his ladies 🙏

John I am so glad that the injury was not worse. Out of our 5 kids and ourselves we have had only the 4 boys break arms. Mainly bike accidents but also one fall off a roof resulting in a shattered elbow for our eldest boy and a minkey (junior primary school hockey) broken finger. So far no stitches. I hope you manage to keep the stitches clean with no infection. When you were talking about the water mains at around time stamp 20 minutes at the front gate, what is that gorgeous tree behind you with the fern type foliage that could also be in the conifer family. Keep calm, keep careful, keep caring. From down under Down Under (if you look at a map of Australia you will, see what I mean. We live in the south of Tasmania in the mountains behind Hobart)

Here is how we get around impervious courtyards and those challenges... We would say, let's sawcut an 18" or 12" band on the perimeter of the courtyard and then fill the interior with a fine gravel, grass - or on trend here in the states is artificial turf. They make brands that look convincingly real. It's actually more fun to walk on than stone barefoot. Then maybe leave a stone pad large enough just for the dining table. Just a thought! Cheers!
Oh my Tara 😱! You handled that well driving John to the hospital without fainting! Good thing you don’t have Vasovagal syncope which I do and got extremely woozy! I would have been on the floor past out! Thank God for fast forward! So very Grateful John’s Tendons weren’t damaged and he only needed 6 stitches.
Fingers crossed for you, guys. At least you have those negotiation options available. Tara, in regard to your lovely pea teepee: when you transfer seedlings, or move shrubs, water them with a 1/4-strength seaweed emulsion first, then dig them up, separate them or whatever. This will significantly reduce their shock. 💚💛🩵
I had a $300.00 water bill due to a toilet leaking in the wall upstairs. Got it down to $200.00 the next month. Found the toilet downstairs also leaking. Now I've got it down to $70.00 but still need a new toilet downstairs. Wishing you all the best
John. If u can get it PEX pipe is done here in the US for plumbing. U might want to order several rolls of it. (Red hot. Blue cold). You will need for the new house and old.
You can do up to a 50 foot run of the PEX without using connector fittings. I used it in a condo I used to own as the original gray pipe fittings failed at the connecting fittings. You get a lot of pea e of mind with the PEX flexible pipes.

Can I ask a question about the planning? Firstly, your explanation was really helpful about the regs around agricultural land 🙏🏻 But - I’m assuming the regs about proportion of land allowed to be used to build on are established & not decided on a whim 😁 (Decided at Camera level if not national) So, should your architect have been able to tell you exactly what area you would expect to get approval for? And designed your dream house to fit those criteria? I’m curious as to why that wasn’t the case.
I had also wondered if you’d needed approval for your temporary extension to the stone house. Was that okay to go ahead with because it’s on a space that has already been concreted/paved over, so was already part of an urban article?

I am amazed your architect did not spot that problem before submitting your application! I had the same challenges with a property near Lisbon and all those issues were sorted beforehand to the extent that I knew what I had to demolish in order to get the correct permits! But do pursue the matter. Try and get a really good relationship with both departments. They are there to help you ... and the land! You will get there (I did) and it was wonderful to have a property that was legal in every way. Please don't be tempted to ignore the planning laws as the department inspect the works at all stages. My secret was a super experienced clerk of works who knew everyone from the council architects down and so navigated everything really well. Mind you, it did take a lot a meetings. So ... hold your nerve, your beautiful house will get built around your courtyard. Afterall, you are making massive improvements to abandoned land (a huge issue in Portugal) so they are on your side. No really, they are!!! Boa sorte!!!

It seems that that would definitely go against your government AG rules or did you consider that when your planning was presented? It’s not making sense because you removed a lot of AG land when you chose to pave that area!

I think that if you can buy more land, it will add to value of the Property and also if in the future you decide to expand the Farm.

Wow so much has happened and I was listening eagerly at everything. I can't wait to hear the news on the next episode. Not to one up you, but I live in a neighborhood and would gladly trade some of your challenges to have peace. My neighbor across the street has gone nuts and started shooting his gun off his porch. I called 911 and several police came and there was a stand off. Then I caught him walking to my fence and trying to peer in my side window on that side of the house closest to the fence. Just want to remind you of the other side of things to help you not feel so overwhelmed. You are blessed and I know you know that. My neighbor has been taken to a psychiatric hospital but I am terrified he might be released. I have also been worried about injuries for you both as the amount of work you have both been doing is amazing and so far things have gone well! I'm so thankful John is okay and nothing is damaged in his hand. So just remind yourselves that having the farm with all of its challenges is still worth it, despite everything. Love you Newby's!!!! Stay safe and I will be praying for good news ahead!!!!

I trained as a nurse many years ago and could not continue, beyond qualifying. I am a bit of a 'sook' really! Gave me the heeby Jeebies to see John's cut!!!! Keep some Butterfly strips (micropore plasters ) on hand for minor cuts.
Moving in and fix as you go, was how we did our home build No plumbing no electric just walls and a roof, but as you say be brave explore ( new skills) happiness😊
We moved our 150 year old farmhouse, had a basement built under it, tore the insides out and rebuilt it.
I LOVE the courtyard! It adds all the Portuguese charm to your homestead. 🙏

I’ve raised two boys and have spent many hours at the emergency room. Splinters in the face, falling out of a treehouse with a huge head bruise, hitting a head on a school desk, broken bones and the list goes on and on. My little girl had some as well. And don’t mention the time my son swallowed a guitar pick.

My one son watched the movie Zorro and then took a sharpie marker and put his first initial on everything he could find before I caught him. I never knew where he got the marker from. Needless to say I couldn’t get all of his initials off. Now all of my children are in their 30’s and I have grandchildren. 😄
I've suggested to my friend who lives in rural Spain that he could build 'underground' to circumvent the rural laws. It still leaves the top for agricultural use. Maybe half the house? If it's possible of course.

I’ve had a 40+ year career in a water utility. You may have leaks that do not readily appear. Check the toilet tanks first ,look in the tank, they could be running and although this seems like a small amount of water, every day 24 hrs. a day adds up! Also where you have exposed piping listen on the pipes and if a leak is nearby, you will hear it. Our company had a service we would do for customers when the bill was very high like yours, a man would go around checking the various items I referenced. Ask the utility if they have that service, good luck!

Yikes! That cut on John's hand was deep! It is a good thing that you do have excellent medical care! Here where we are, there are ridiculously long waits in the emergency clinic or hospital. Anything can happen and change your lives within a moment! Two years ago, my husband went down to southern California from Northern California to visit his sister who had fallen off of a ladder and fractured her ribs and several vertibrate. While there, he suffered a stroke. He had paralysis on the whole left side of his body. Now, after two years, with lots of physical therapy and practice, he can walk using a one handed walker, but he still needs help getting up, getting dressed, shower and most of the time he is still in a wheelchair. I am doing everything on my own, caring for him, cooking, cleaning, gardening, dealing with finances (lots of medical bills), while trying to do my own art. Recently his sister was diagnosed with cancer, had surgery and is getting chemo. Life can change in an instant when you are making plans on your own!
You are young, your family is healthy, you live in a beautiful environment and really, the buildings that you have now may not be enough for the future, but they are comfortable and beautiful now! You are not living in your van still with two toddlers or without a home at all! You are truly blessed❣️

So, sorry to ear that. Here in Portugal we have a great public health system, it's not perfect, but it doesn't takes you bankrupt if an accident happens. But that's not guaranteed as more a more liberal government takes the lead and wishes to make it a more US model like.
For me our health system is gold, imagine if you didn't had to pay those health bills? Sure we pay a little bit more taxes, but gor me that's gold.

Also sprinkling illegal new (smallish) builds/walls with buttermilk, after a few months they will be covered with moss, and voilà, can be declared as „always been there“ and now only being extended. Well, at least before the aerial surveys by satellites were done some 15-20 years ago.

John, can you get a flow-restrictor put on the municipal water pipe where it enters the property, so that the pressure isn’t putting strain on the older plumb fittings? We have had to add an isolator tap at the entrance of our property to restrict the flow of water as when we moved in the water pressure blew taps open whilst we were on holiday! So much wasted water that week!

I have done that sort of accident once, and only once, when cutting my back hedge.
I sliced my hand open with some secateurs, and now have that scar. It seemed so stupid, at the time.
I never usually have accidents when working, and only later did I realise I hadn't been concentrating, simply because so much else was on my mind. So this is worth noting here.
I really felt for John as you both drove to the hospital, and he was probably going into shock.

Ouch John 😫Definitely water pressure gushing out more water than is necessary. You can attach a water valve next to the meter, ask plumber to fix one for you. Re knocking down 'not garage' you can later buy a shipping container as a storage space like Mr&Mrs Adventure.

Hi Newbys. Re. Construction of your extension. One thing you could explore is building on piles and raised from the floor, that reduces the area being built. Obviously, there will be a level design aspect to be considered and thought through, to achieve a sympathetic connection between the new and the old.

About water bills (or other) you have to confirm with the local company provider if you are not currently having a "water meter estimate" and if that isnt giving you a mislead monthly amount to pay. If thats the case, they adjust the water meter bill to the real value (in a single bill, with a periodity of 6 or 12 months). I and the majority of portugueses face the same issue with it. The only way to avoid this is to inform the company with accurate water meter counted at the end of each month (don't now exactly wich day because I never do it, but there is a fixed day to inform the company)! Doesn't it always figure that the thing we like to do the least is what we end up dealing with the most...Sorry about the plumbing, and the building permits. But being who you are, I'm sure it makes sense to you about the permeable land surface. Where I live there is a Land Preservation Society that keeps land from being built on, and keeps it wild but maintains it also. Many people donate pieces of their own land to it. John the model - phoarrr! Go from needing stitches in his hand to chugging down a nice cold ale and smiling his way into his new garb., what a guy Tara. You guys have been in front of mind these past few weeks as we travelled from Sydney to the Baltics and spent a day in Helsinki by ferry from Tallin, beautiful city and coming from a hot country, it was awesome breaking our way thru the ice getting into Helsinki. Hope your new chickens are making their way into your hearts and having Fifi’s prints in your outdoor kitchen is a wonderful reminder of happy days with him and his ladies 🙏

John I am so glad that the injury was not worse. Out of our 5 kids and ourselves we have had only the 4 boys break arms. Mainly bike accidents but also one fall off a roof resulting in a shattered elbow for our eldest boy and a minkey (junior primary school hockey) broken finger. So far no stitches. I hope you manage to keep the stitches clean with no infection.
When you were talking about the water mains at around time stamp 20 minutes at the front gate, what is that gorgeous tree behind you with the fern type foliage that could also be in the conifer family.

Oh how disappointing for you..... I do hope permission is granted once the 'not' garage is gone.... these things are sent to try us!!! Here is how we get around impervious courtyards and those challenges... We would say, let's sawcut an 18" or 12" band on the perimeter of the courtyard and then fill the interior with a fine gravel, grass - or on trend here in the states is artificial turf. They make brands that look convincingly real. It's actually more fun to walk on than stone barefoot. Then maybe leave a stone pad large enough just for the dining table. Just a thought! Cheers!

Tara, in regard to your lovely pea teepee: when you transfer seedlings, or move shrubs, water them with a 1/4-strength seaweed emulsion first, then dig them up, separate them or whatever. This will significantly reduce their shock. 💚💛🩵

I had a $300.00 water bill due to a toilet leaking in the wall upstairs. Got it down to $200.00 the next month. Found the toilet downstairs also leaking. Now I've got it down to $70.00 but still need a new toilet downstairs. Wishing you all the best

John. If u can get it PEX pipe is done here in the US for plumbing. U might want to order several rolls of it. (Red hot. Blue cold). You will need for the new house and old.

You can do up to a 50 foot run of the PEX without using connector fittings. I used it in a condo I used to own as the original gray pipe fittings failed at the connecting fittings. You get a lot of pea e of mind with the PEX flexible pipes.
