I have a land and 2 bedroom building that I am developing in the same area. The benefit is that the plots are well planned out and the growth in the area is significant. And he is right about it taking about a 10 minute drive to the beach. I wish the land owners would come together and grade the roads. There are also markets, shops, hotels, etc., nearby at Old Ningo Prampram, so it isn’t just in the middle of nowhere. Prampram will continue to increase in value as more people build there. As an example, I bought my plot in September of 2023 and it has gone up by 50%. The weather is also very good - it is cold at night, due to the proximity to the beach. I think in terms of value you will really struggle to beat Prampram - for now…

Renewal is always the option, the law protects you unless you choose to not pay. Unless you have an agreement to give the property to the landlord, you will always be in the position to renew legally. They cannot say, no renewal, give me the house. Think of this as your property tax in America. If you refuse to pay that for a period of time, you will definitely lose your house. It is no different.
