Super valuable content since I was looking to rollover from a 401K to a self directed ROTH IRA. I also shared this video to three businesses who need this information.
Thanks so much for your video. Can you put an individual brokerage account in a self directed roth ira ? 2) Once it is inside self directed roth ira ? Can I still invest in options and stock in my individual brokerage account?
Hi - great video! Mark mentioned one of his other videos where he tells us 4 ways to get a 15% return in our ROTH IRA every year. I'd like to watch that one, but I can't seem to find it. Can anyone tell me the title or provide the link? Thanks!
Mark.. How do you invest in a an active business in the 401k? I know you can do loans to a business but that will limit the returns to interest on the loan?? Id rather own a business making 100k a year profit in my roth.. Don't need a salary. Can this be done? what about UBIT tax?
Great content. Thank you. One question. I understand that I can buy crypto through my SDIRA, but can I MOVE crypto into it from another exchange or wallet like Coinbase? Thank you.
I have an existing LLC that is set up to purchase rental properties. I also have an 401k from a former employer that i would like to transfer over to a SDIRA and utilize the funds to provide capital to pay the entry fees for the rentals. I want to use the cash flow from the rentals to supplement my income; how can i structure the pay back to the SDIRA and have cash flow to boot?
Hey Todd, It is difficult to get you an accurate answer with a small amount of details around your situation. I would recommend first, listen to this podcast: directedira.com/episode-5-how-to-invest-in-real-estate-with-a-self-directed-ira-or-solo-401/ and if that doesn't answer your question, schedule a free call with one of our new account coordinators at Directed IRA and they will be able to either help you or point you in the right direction to get the answers to your questions.
Self Directed ROTH IRA's. Don't think I've heard about before now. We can simply buy and hold UST Stablecoin and earn 19.95% interest in SDIRA, no? 20% a year on stable would be more than the average for S&P 500
15:03 That was a pretty sick mic burnout, there, Mark. I think you tax geeked so hard the space-time continuum tore open from the sheer cosmic power resonating in your voice. The poor air molecules couldn't take the awesome might of the tax knowledge being compressed into them with each passing wavelength, and began splitting and recombining several trillion times per nanosecond, shredding through the sound barrier like tissue paper and opening up our realm, for a brief moment, into higher dimensions of beautifully pure financial nirvana. Bliss. That, or, you know, someone turned on a microwave in the other room or something.
@20:21 you begin to discuss forming an LLC to invest your self direct IRA. Can you explain why an LLC is needed to be formed? can the Self Directed IRA on its own invest without the need to form another entity? I am just unclear on the need, reason or value provided by creating an additional entity? Is it that it is much easier to hold a bank account and maintain self control of the funds in it if it is an LLC rather than an Self Directed IRA holding a bank account? Is it solely to keep the banks from trying to create a fiduciary relationship with your self directed IRA bank account and limit what you can do with it? Any further clarification is much appreciated as I am wanting to share this with my fiancé and he asked me why the LLC formation and I didn't have enough facts to explain the why. Thanks again for all your work. Love the content!
I am self employed and had my Roth IRA using a wealth manager. How do i convert an existing Roth IRA or 401 k that my own company has been contributed to, into a self directed IRA?
I love you. Your so funny and smart. I will definitely be reaching out to your company to help me set up my business retirement and taxes for my self employed business.
Thank you, you're awesome!! You can reach out to my assistant Emily at emily.delarosa@kkoslawyers.com or give her a call at (888) 801-0010 ext. 2065 and she can help you! I will let her know that I am sending someone her way!
Have any laws changed, can you still do this? If so, what if you are not employed or self employed, can you still transfer your IRA to a Self Direct to buy real estate?
I have a self-directed IRA in both gold and silver overseas in a Switzerland private vault. When I go to sell my precious metals (PMs), what are my best options. If I sell back to the seller, I will only get spot price. Today premiums on PMs are high plus you have to pay sales tax. When I sell, I would like to get spot price + a portion of the premiums. Ultimately a private buyer would be best because your eliminating the middle man such as APMEX. Shipping cost and insurance back to the USA from Switzerland maybe cost prohibitive. What is your opinion or suggestions?
QUESTION: At timestamp 21:45 talking about the OJ strategy for Wayne, you mentioned Wayne is the only employee. Are you able to do this if you have employees?
When you roll out to a IRA does the same mutual funds roll? Or do you sell all the funds? If you transfer into a self directed fund do you sell all 401k mutuals funds and cash only transfers?
I'm 52 and had my Roth IRA for over 7 years, i would like to withdraw and use it because I have no form of income. Is there any repercussions? Will I get penalized for doing so?
Hi quick question: I have a solo 401 with roth sub account and both of them are in two different checking accounts. I have been transferring money from my business checking account directly to my roth (self-directed) then from there to my brokerage accounts namely M1 finance and Robinhood. If and when the money grows and its time for me to reap the rewards, how do I withdraw the money to make sure I don’t get double taxed?
Yes! You can combine. That's what we have been helping clients do for almost 20 years. Check out this video: ruclips.net/video/Z3PYnc5WvtA/видео.html Also, pick up my partner's book at www.sdirahandbook.com. Finally, set up a consult with any of my attorneys when you're ready to roll and the consult is applied to the set up of the LLC. 435-586-9366 and our lawfirm is at www.kkoslawyers.com.
I have a SEP, Traditional, and a Roth. Together, there is enough to buy a home cash. I know/believe I can combine the SEP and Traditional (similar type accounts). I am thinking I would need to form one LLC (which will own rental property)and have a Roth SDIRA be one member and a Trad SDIRA be the other in my circumstance. Is this correct? Would I then need to pay the 3rd party for each of my SDIRAs, or is there a discount?
I own a rental inside my solo 401k. I’d like to turn it into a Roth …is this possible to do little by little to limit my tax burden? If not can I fund the Roth portion with just the rents?
Thank You Mark ! I do have a question. Currently, I have an AZ state pension that I need to transfer to self directed. How do I determine the best self directed account type for me ? I am not currently with that employer at this time.
I'd say your best bet is to watch some more videos on this topic, and/or visit my website at markjkohler.com/blog/ and find some articles I have written for this! If it is still unclear, give my assistant Rosalie a call at 435-586-9366 ext 2024 and she will point you in the right direction!
UBIT?? - From other things I've read, creating an LLC owned by a solok to hold real estate would trigger a UBIT tax. Is that correct? That was a big surprise and seems limiting. Is there a way to avoid it when using a passthrough entity (like LLC)? Would hate to give up liability protection for other assets of the SoloK.
Hey Diallo, this is a tricky question to answer in a RUclips comment, but luckily, I just recorded a podcast were we spent a big segment about this very topic. Here is the link to the video: ruclips.net/video/8Sv7TwjIIOc/видео.html I hope this answers your questions. If you need some additional help, I would recommend getting ahold of my personal assistant and she can point you in the right direction. Her email is whitney@kkoslawyers.com
I am a small business owner. My wife also receives a monthly salary for helping me with marketing and other stuff. I am considering opening up a SEP IRA as a vehicle for my stocks and index funds, am I required by the law to contribute to her SEP IRA?
I’ve been learning a lot with your videos ✊🏾 I do have a question: Can a business owned by a self-directed solo 401k service another business owned by that same solo 401k? i.e. if my solo 401k owns serval properties can the property management company owned by the same 401k service those properties.
That is a great question that has a lot to it. I recommend you talk to your personal accountant and if you don't have one, we would love to be of service. Give my assistant Rosalie a call at 435-586-9366 ext 2024. Thanks!
So I have a traditional ira with E*TRADE As I’m investing my own funds where I want them into stocks. So what do I need to do next- roll over to a self directed IRA? Is a Llc needed for real estate? Or is that what you buy the real estate under? I get the logistics of not being able to touch any of the funds at all. But the setup and setting up properly is getting me. Thanks for any help.
Hey Cole, I would highly recommend listening to the directed IRA podcast, we cover a lot of the questions you are asking here. Here is our podcast website: directedira.com/podcast/ but we are on all the major listings like Apple Podcasts, Spotify, and Stitcher. If you feel like you still need additional help, I would HIGHLY recommend setting up a consult with my firm, it will save you way more than you spend. Email my assistant whitney@kkoslawyers.com and she can get you scheduled.
I do have a video for that coming soon. Keep an eye out for it! In the meantime, here's a playlist of videos to help someone decide which retirement account is right for them: ruclips.net/p/PLZPD0F2WWU7lEK4_m2DUVDEghpmnRkx9d.
That's great info. Checked directed ira. I didn't see too much diversity in their leadership team. Wonder what does the company clients you guys catered to. Seems it's the general public. I want to roll over my 20 years 401k to an IRA now that Im no longer with the company.
Can you do a video on defined benefit plans? I want to put away a lot More cash with this but want to know if I can self direct it. Need to do 150k a year and more
Hi Scott, thanks for the recommendation. I will have to discuss this with my video team and we will see if we can come up with a concept for this idea sometime in the future. Thanks!
Your SD IRA can not invest in any business owned/controlled by a prohibited person. So if you own the construction company, then NO. If you only own a portion, then MAYBE. There is a percentage of ownershion -- and I don't know that number -- that you would be allowed to own.
I have the $6,000 maximum to open a Roth IRA in addition to my HSA and 401(k) accounts through my employer. After seeing the fees for LLC and opening a self directed IRA, would it be reasonable to start with a self directed IRA or start with a typical investment company then once I get 20-30k, transfer to a self-directed?
This is a god sent, what is the name of your books? What if I already have my own brokerage account that I managed and wanted to self direct for real estate purposes.
I am worries about the ubit taxes for self directed iras on leveraged real estate.. would love to hear your thoughts. I have consulting business so in could set up a solo 401k in theory but managing the paperwork isnt exciting to take on.
Couple quick thoughts. UBIT doesn't apply on leveraged debt when investing within a 401k (only within an IRA). Also, the paperwork isn't much more than you would take on with ANY rental property and LLC. There are also plenty of law firms and accounting firms that will teach and affordably give you support if and when you need it. Please keep studying and learning and get my partner's newest book. www.sdirahandbook.com. Thanks!
Hey, great question, I would really recommend listening to our Directed IRA Podcast. One of the first episodes we did was about the rules of self-directing, this is the episode: directedira.com/episode-3-self-directing-your-ira-what-are-the-rules/ we cover everything you asked in your question.
Hey, Mark. I went to sign up for your event in Philly and the "early bird special" has already expired. It says it expired on July 1st, but this video was streamed live on July 10th. What gives? Is there a promo code to get the "early bird" special?
Robin, please click on this link bit.ly/2UVTQRR and use the code "MJK19". You can still register for the Philly workshop and get $50 OFF Early Bird Special :)
I’m planning to roll over partial or full of my funds from my 401k (about $100k) to a self-direct IRA to start investing in RE. My question is the following... I need to pay $20,000 for the course. Would it be any tax penalties\inplications If I roll over, let’s say 30k to a self- direct IRA and then take $20,000 to pay for the course?
I see this video was made in July 2019, however, I just came across it this morning. I actually looked at a Self Direct IRA in the past. What I want to know is what are the costs involved in: Set-up, annual and maintaining this account. Thanks, Joe
So I can take my current Roth IRA that I have with Vanguard and make it a self directed Roth? I work for a shipping company and I have a 401k with the shipping company.
You can have BOTH a Roth and a 401k. They are different (I'm sure you know that...but just saying). So you keep the work 401k and self-direct the Roth separately. The next step is to 'transfer' your Roth from Vanguard to a self-directed trust account/custodian. Consider www.directedira.com. Also, you'll want the book: www.sdirahandbook.com. My partner and I have been doing this for 20 years and have tons of content and videos on our site at www.kkoslawyers.com. Thanks!
@@MarkJKohler because I can take after tax money out of my check each week and my roth is also with vanguard it makes it easy to roll that after tax money into my roth. Its a back door way of essentially putting more than the 6k each year into my roth. I do max out my 401K and Roth and max out the after tax $ i can take out of my check. If I moved my roth to a self directed account, I guess I would have to do a little more paperwork to roll the after tax money into the roth since it would no longer be with Vanguard right?
Hi Mark, I get the feeling that, in order to SUCCESSFULLY be investing my money in SDIRA, I need to be an expert investor as I will be the one who will be in absolute control on what types of investments to choose from, conversely from what happens with, for instance, a 401K where funds are invested by a third party. "Investing in what I know" does not seem like a viable option to me at the moment, as I am not an experienced or competent investor. Should I just stick to regular IRA (ROTH or non) then? I am very interested on your thoughts on this matter, please, as it seems that you are a massive advocate of this type of investment. Thanks so much!
Mark, I am a teacher and I am about to separate from my current employer. I really want to to do self direct …I really need your help to get started but I do not have a lot of money and I don’t know if I can afford your services. What are the options for me..
I would recommend reaching out to anyone on our team at Directed IRA! You can schedule a short free consultation with them here: directedira.com/appointment/ They can see what your situation is and potentially guide you in the right direction on how to get started self-directing!
Currently contributing to a 403(k), semi-retired, working for a school district. Can I SDIRA with my 401K TSP from my former employer, aka US Government?
Great question, simple answer is yes BUT, it can be complicated and I don't know much about your situation. Honestly, I would highly recommend calling my firm, they can get you set up with a Self-Directed account and can answer any questions you have. It will save you more money than it will cost. Email my assistant whitney@kkoslawyers.com and she can get you connected with someone who can help!
Hi Mark. I love your videos. You are so passionate about helping others achieve financial success. I do have a question. I just opened a self directed 401k account with Fidelity (yeah yeah) and funded $26000 for 2020. I’m 52 and LL single member. The question is how do I pull money out of my business account from Quickbooks? Do I call this $26000 as self directed 401K “expense”, or do I call this an equity withdrawal from my Quickbooks? How you answer this question will impact my balance sheet (as well as my tax basis). Thank you so much!
Based off the way you phrased the question, I am going to say no. You cannot buy any real estate for personal use in a retirement account, this includes renting the property to family. I would watch this episode of the Directed IRA podcast were we cover all the rules when it comes to self-directing your retirement: ruclips.net/video/6hFfdo4n2OI/видео.html
I just got a new letter in the mail stating that I can have a self directed account and I wanted to know if you have heard anything about this new company that is HOWMET AEROSPACE
My employer has a great 401k. You’re fully vested at Year Two, and from Day One the employer contributes $1.25 for every $1 I contribute. I look at it as a great tax deferred raise.
Ok Mark, I am a XC member of Renatus so I have the classes with you and Matt there and, I have your Tax & Legal Library. Will there be enough added info and value in this conference for me to purchase it? Just keeping it real........LOL
Did you mean the Self-Directed IRA Summit or my Business Owners Workshop? I would say that the tax law is constantly changing and I am learning new things everyday myself. Why don't you give it a try? Lunch is included by the way :)
Hey brother I absolutely love your work, I have 2 of your books, & watch a lot of your RUclips videos. I have a question. Can I use my self directed 401k or IRA to buy Realestate, and can I rent a house from it?
Howdy boss, if I may suggest ,check out a couple more of Mark's videos, I'm no guru, but , the world is wide open for ya.....you can start your own roth, 401, and or medical plan at any time, Mark suggests a company in his videos, also places like Chase bank let you self direct , good luck to ya brother
David, it's not too late to start looking at some different retirement accounts and see which one would be the most beneficial for you. Please don't hesitate to give my office a call and set up an appointment 435-586-9366 ext 2024. We're here for you :)
Hey Mark - how can I take advantage of the 401K tax strategy having an S corp but having 3 other employees? Is it true if employees have not worked in the business at least 3 years or are under 21, I don't have to have them in the plan? Thanks
Can't believe this guy is giving this information for FREE 😀

Super valuable content since I was looking to rollover from a 401K to a self directed ROTH IRA. I also shared this video to three businesses who need this information.
some of the best content on RUclips, right here Folks. Carry on, Sir
Glad my 401k through my work also has self direct brokerage as well.
Thanks!
I have a 401 K retirement plan at work but my employer is not matching my contribution my question is can i move my money to an IRA account?
How do you find "old" 401 k's from past jobs? How would you know you had one or not if your no longer with that company?
Good question. Did you find out?
Can I borrow from a solo 401k to remodel a rental property in Mexico? (new subscriber) :)
I am watching your video previous 2 months you gave me knowledgeable information.
Mark.. How do you invest in a an active business in the 401k? I know you can do loans to a business but that will limit the returns to interest on the loan?? Id rather own a business making 100k a year profit in my roth.. Don't need a salary. Can this be done? what about UBIT tax?
How would you compare this IRA program with Primeamerica's ? Primeamerica promotes theres as the top IRA
Great content. Thank you. One question. I understand that I can buy crypto through my SDIRA, but can I MOVE crypto into it from another exchange or wallet like Coinbase? Thank you.
Yes, I second this question. Please advise!!
Can you provide the link to the truck flipping ebook?
I plan to do this with a Rollover IRA from a previous employer. Question, can I first convert it to a Roth and then self direct?
I have an existing LLC that is set up to purchase rental properties. Amazing knowledge right here.
What about transfer an annuity to a self directed ira
I like this idea, we just made an offer on a home, is it too late to use a SDIRA for this purchase?
I’m order to do a self driving IRA, can we have money directly deposited into this vehicle?
Miss these good times when Mark use to stand up and use a good'ol white board. :)

Thanks for the info mark! if you own multiple businesses, are you able to take advantage of multiple solo 401k? Or only 1 solo 401k allowed?

do you have to pay taxes on a traditional IRA transferred to self directed
Hi quick question:

Which custodian do you recommend for real estate investment for self directed Ira
We recommend using : directedira.com/
Thank You Mark ! I do have a question. Currently, I have an AZ state pension that I need to transfer to self directed. How do I determine the best self directed account type for me ? I am not currently with that employer at this time.
I'm a teacher in Missouri and we pay into a state pension (PSRS), can we self direct any portion of our contributions?
I'd say your best bet is to watch some more videos on this topic, and/or visit my website at markjkohler.com/blog/ and find some articles I have written for this! If it is still unclear, give my assistant Rosalie a call at 435-586-9366 ext 2024 and she will point you in the right direction!
So in order to self direct in solo. 401k, and I have an old 401k, that’s rolled into IRA, if I am working a w2 job, I can’t have a solo k plan?
Just shared it!

As I’m investing my own funds where I want them into stocks.
Can you compare SDIRA vs Solo k? Which is better for Real Estate?
I do have a video for that coming soon. Keep an eye out for it! In the meantime, here's a playlist of videos to help someone decide which retirement account is right for them: ruclips.net/p/PLZPD0F2WWU7lEK4_m2DUVDEghpmnRkx9d.
That's great info. Checked directed ira. I didn't see too much diversity in their leadership team. Wonder what does the company clients you guys catered to. Seems it's the general public. I want to roll over my 20 years 401k to an IRA now that Im no longer with the company.
Can you do a video on defined benefit plans?
I want to put away a lot
More cash with this but want to know if I can self direct it. Need to do 150k a year and more
From Las Vegas I need a personally CPA.
Reach out to Maxwell@ke-cpas.com. He's the new client coordinator for my accounting firm.
Great info. How can I start?

Can you do a video on if you can use the Self Direct in foreign investments/businesses ?
Hi Scott, thanks for the recommendation. I will have to discuss this with my video team and we will see if we can come up with a concept for this idea sometime in the future. Thanks!
Also, good morning and thank you for sharing your knowledge~!!!
Thank you!
Can I create an IRA (I don’t currently have one), and direct it (invest it) into my construction company?
I have a lot of different books. You can check them out on my website. markjkohler.com/products/bookcombo/
what about rough SDIRA?
Thanks!
Do I have to live in a state that holds my LLC? I'm in California, and fees are outrageous compared to other states.
Again great question, if you set up a consult they can answer anything about this, like I said, it can be tricky.
I wanted to use my Ira to buy a vacation rental however I was told I could not be the property manager. I would have to hire someone is this true?
You’re awesome. Great content. Thanks. One thing is that the audio is hard to hear. Thanks!
I am sorry about that Adam, it is a live stream, so unfortunately, we will not be able to fix that issue. Sorry for the inconvenience!
No problem. It made me listen very carefully. I just wanted you to know. Thanks!
Can i move to a self-directed SDRP if I still have an active loan?
I’m planning to roll over partial or full of my funds from my 401k (about $100k) to a self-direct IRA to start investing in RE. My question is the following... I need to pay $20,000 for the course. Would it be any tax penalties\inplications If I roll over, let’s say 30k to a self- direct IRA and then take $20,000 to pay for the course?
I see this video was made in July 2019, however, I just came across it this morning. I actually looked at a Self Direct IRA in the past. What I want to know is what are the costs involved in: Set-up, annual and maintaining this account. Thanks, Joe
Joe Scavitto I think it’s at 32:00 Mark talked about the fees. $800-$1500.
@@MarkJKohler Can I move any percentage of the roth over to a self directed roth or do i have to take it all out of vanguard?
Can i transfer my 401K into my business it is an S Corp. Or is it better to roll into a LLC?
Mark, I am a teacher and I am about to separate from my current employer. I really want to to do self direct …I really need your help to get started but I do not have a lot of money and I don’t know if I can afford your services. What are the options for me..
I would recommend reaching out to anyone on our team at Directed IRA! You can schedule a short free consultation with them here: directedira.com/appointment/
They can see what your situation is and potentially guide you in the right direction on how to get started self-directing!
@@MarkJKohler thanks for the response. I reached out to your team already..
Mark you need to get on TikTok. You would be getting 50x times as many views literally.
if you have two W2 jobs and each offers 401k. Does that mean my limit is $6K each?
Currently contributing to a 403(k), semi-retired, working for a school district. Can I SDIRA with my 401K TSP from my former employer, aka US Government?
Great question, simple answer is yes BUT, it can be complicated and I don't know much about your situation. Honestly, I would highly recommend calling my firm, they can get you set up with a Self-Directed account and can answer any questions you have. It will save you more money than it will cost. Email my assistant whitney@kkoslawyers.com and she can get you connected with someone who can help!
When is your next live youtube presentation? Today is 01/08/21.
We go live almost every Thursday at 4PM MST! Hope to have you there!
Thank you so much!
cannot hear what you say around 15:19.....
Sorry about that, we were having audio problems, but I go back to the topic after the audio returns at 15:30.
Priceless info in this video. T H A N K Y O U ! ! !
Can a IRA buy a personal residence?
Based off the way you phrased the question, I am going to say no. You cannot buy any real estate for personal use in a retirement account, this includes renting the property to family. I would watch this episode of the Directed IRA podcast were we cover all the rules when it comes to self-directing your retirement: ruclips.net/video/6hFfdo4n2OI/видео.html
Can I loan money from my IRA to buy and rehab real estate? Like a hard money loan?
Your IRA can loan money to any "Non-Disqualified person". Unfortunately it could not loan you money.
I just got a new letter in the mail stating that I can have a self directed account and I wanted to know if you have heard anything about this new company that is HOWMET AEROSPACE
That doesn't sound familiar to me Abraham.
What is the best self directed Roth IRAs...I can roll over from my 401k
Hi, due to my busy schedule I recommend you contact my office at 435-586-9366. Sorry for the inconvenience.
You personally cannot rent a house owned by your SDIRA.
I ordered both kindle and hard copy but it would be nice to have the audible version
Let’s get these live events started up again! I want to attend one.
I do them every Thursday at 4:15 MST! on my Facebook and RUclips!
@@MarkJKohler I'll be joining!

Hey Mark - how can I take advantage of the 401K tax strategy having an S corp but having 3 other employees? Is it true if employees have not worked in the business at least 3 years or are under 21, I don't have to have them in the plan? Thanks
