Definitely always check with local Camera that you can build and live on the land. Great to see that there was a water mine on the smaller plot. Thank you for posting, so interesting to see what is available.
Nice and good you pointed at the risks correctly at the end. E.g. the 5000 lot he said you can take a temporary house on 4 poles, which is very different from building permanently. There are people who bought land but then find out the can't build on it...

To find out what you can and can't do with a plot of land, just ask the seller (or agent) for a copy of the Caderneta Predial of that property and take it to the local Camara Municipal and ask them. It's FREE and you don't need to pay any lawyer's fees. The Caderneta is like the ID document for any property, all properties have a Caderneta Predial. If a property is registered as RUSTIC it means it can only be used for agriculture and it may be impossible to change it to URBAN = approved to build a home. Rustic properties have an average value of 1 Euro per square meter, plus a bit more for a good location and for water. Urban properties are worth a lot more but it always depends how far they are from services, shopping, towns, etc.

As I was carrying my stuff into the house from the van, one of the local residents came over to say hello ... and I couldn't understand a word because, here in England, accents can change that much from one town to the next :lol:

@Two Rivers Parasitic liver flukes, a type of worm with a unappetising life cycle, but don't actually ask me what they do to you, I'm too squeamish to find out. I'd never make a doctor!
Oh and for clearing the land, I suggest goats or sheep because they can eat everything you don't want and also they give natural fertilizers. If someone in area has a goat you could borrow for a few hours, the goats could clear the paths.
Looks nice, one question, is it possible to divide a large land plot into many plots and resell them separately for different owners? I mean in general .
It depends. Some you can, most you can't. If the large plot is located in an area that has already been approved for urban developement as per the PDM (Plano Director Municipal), such as in a town or village, it may be possible to divide into smaller plots and sell each plot separately. There are minimum areas required. If it's a rural plot that is registred as several smaller plots already, as in the case of a big inheritance that was divided by several heirs, you can sell each plot number separately, but the bordering owners may have the right to buy if they wish to add to their land. If it is a RUSTIC plot, it means it is only good for agriculture. It cannot be built or divided unless you are selling to the next neighbour for him to add to his land. What you can do and can't do with a plot depends on the PMD and the local Camara Municipal will explain all the details for each property.

Hi thankyou, in this video the square meters of the plots are mentioned. I believe 300 sqm and 800sqm. I also always put the link of the listing in the description box if that’s available. All info on the property including size is mentioned in these sites. In this case all the info is stated in the video from the owner, since this is one is not listed online and I don’t have listing link.
You should ask if there are more owner of those lands. Some land whitout house can be owned by 2 ore more. I read stories that foreigner have bougt property but cant buil, and other have put their animals on the land. Ask also about it is registrated in oficial teretory.

Buying land in Portugal is like walking in a mine field...so many variables and around the corner surprises. I am learning a lot from different videos so when i am ready to buy and move i will not have nasty surprises. The guy seemed very nice
